DSCR Cash-Out Refinance for Greater Hartford Rentals

Investors who bought Hartford-area two- and three-families in the late 2010s often paid prices that look low today. Values have risen and rents with them. A DSCR cash-out refinance lets you pull some of that equity out to grow, repair or simply hold more reserves, using the building's rent to qualify.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals across Greater Hartford, up to 75% LTV, qualified on the property's rent with no W-2s or tax returns. The new payment must clear the standard 1.0x minimum, the minimum credit score is 620 and LLC borrowers are standard. Before you pick a loan amount here, check when your town's next revaluation is due, because a higher tax bill lowers the ratio.

Where the equity came from

For years, Hartford's multi-family buildings were priced low relative to their rents, especially in Parkville, Barry Square, the South End and Behind the Rocks, as well as in New Britain and East Hartford. As investors and buyers from more expensive parts of the Northeast discovered the region, prices climbed. Owners who bought or renovated before that run often have substantial equity.

Common uses for the cash include a down payment on another rental, converting buildings from owner-paid oil heat to separate systems, roofs and porches, or paying off higher-cost debt on another property.

The suburbs have seen gains too. Single-family rentals in East Hartford, Manchester, Enfield and Windsor have appreciated, though higher property taxes in some towns can make the DSCR tighter at the new loan amount than on a city multi-family.

Worked example: a Parkville three-family

This example is illustrative and not a quote. An investor owns a Parkville three-family now valued at $450,000 with a loan balance of $160,000. Rents total $4,800 a month. Taxes are $800 a month and insurance $290.

At 75% LTV the new loan is $337,500. After the $160,000 payoff and an estimated $10,125 in closing costs, the investor receives about $167,375. Estimated principal and interest is about $2,337, the payment about $3,427 and DSCR about 1.40x. If a revaluation later raises taxes to $1,000 a month, the payment becomes about $3,627 and DSCR about 1.32x, still comfortably above 1.0x.

Revaluation: the Connecticut wrinkle

Connecticut towns revalue every five years and assess property at a 70% assessment ratio of market value. When values have risen sharply, a revaluation can push assessments up even if the mill rate drops. Some towns phase increases in over several years. The lender qualifies you on the current bill, but you live with the future one.

That is why we show cash-out options at more than one loan amount. A slightly smaller loan can leave room for a tax increase without squeezing cash flow, and it may still deliver most of the cash you need.

How much you can take out

Cash-out goes up to 75% of the appraised value on standard programs, and five to eight unit buildings can carry a lower maximum that varies by program. The rent must cover the new payment at 1.0x or better on most programs, and sub-1.0 programs exist for properties just short. Below-market leases are the most common limit in Hartford, where many long-term tenants pay well under current rents.

Seasoning, meaning how long you have owned the property, varies by program. Some programs limit the value to your purchase price for a period after you buy, while others allow the new appraised value sooner.

The appraisal on an older multi-family

Appraisers compare your building to recent sales with the same number of units in similar neighborhoods and estimate market rent for each unit. Separate heating systems, updated electrical, newer roofs and porches and tenant-paid utilities all help. Deferred maintenance, open code items or an oil tank of unknown history can hurt value or delay the file.

Insurance and the payment

Insurance on older Connecticut multi-families has become more expensive, and carriers look closely at roofs, wiring and heating systems. Because insurance is part of the DSCR payment, a higher premium at renewal can tighten the ratio. Shop the policy before you refinance, and make sure replacement cost reflects the building as it stands today.

Buildings near the Connecticut River and its tributaries, including low areas of East Hartford, Windsor and Wethersfield, may sit in mapped flood zones. If a flood policy is required, include its premium in your numbers before you choose the loan amount.

One loan or several

If you own five or more rentals around Hartford, New Britain and East Hartford, a blanket portfolio loan can refinance them on one closing, qualified on combined cash flow, with release provisions if you sell a property later. Separate DSCR cash-out loans keep each property independent, which can help if you plan to sell some buildings and keep others.

Use the cash wisely

Cash-out proceeds are most useful when they go into another income-producing property or into improvements that raise rent or cut owner-paid costs. Keep a reserve for the big-ticket repairs that older Hartford buildings eventually need, such as a boiler, roof or porch, since lenders also look at reserves on your next purchase.

Common questions

How much cash can I take out of a Hartford rental?

Up to 75% of the appraised value, minus your current balance and closing costs, provided the rent covers the new payment at the program minimum.

Does a revaluation affect my cash-out?

Not the loan itself, but a higher tax bill after revaluation raises your payment and lowers your DSCR going forward.

Do I need income documents?

No. The loan qualifies on the property's rent.

How long must I own the property?

Seasoning varies by program. Some use the purchase price for a period after closing; others allow the appraised value sooner.

My tenants pay below-market rent. What can I do?

Raising rents at renewal to market levels before refinancing can unlock more cash, within the rules of your lease and local fair rent procedures.

Can I cash out a building in an LLC?

Yes. LLC borrowers are standard. If the property is in your personal name today, ask your attorney about moving it into an LLC as part of the refinance, since some programs allow the new loan to close in the entity.

Can I cash out several properties at once?

Yes, either with separate loans or, for five or more properties, a blanket portfolio loan.

Do you refinance homes I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
