DSCR Cash-Out Refinance on Indiana Rental Property

Indiana has long been a cash-flow market for rental investors, with affordable homes in Indianapolis, Fort Wayne and smaller cities. A DSCR cash-out refinance lets you take equity out and keep the rent covering the loan.

In short: Yes. LendingStreet finances DSCR cash-out refinances on 1-8 unit investment property in Indiana, up to 75% LTV, qualified on the property's rent instead of your tax returns, with a 620 minimum credit score and LLC borrowers standard. Indiana's constitutional property tax caps make the tax line on a rental fairly predictable, and the state has no transfer or mortgage tax on a refinance.

How a Indiana DSCR cash-out refinance works

You take out a new loan larger than your current balance, pay off the old mortgage and keep the difference. On a DSCR cash-out the new loan is sized on the appraised value, up to 75% LTV, compared with up to 80% LTV on a purchase.

The loan qualifies on the debt service coverage ratio: monthly rent divided by the full new payment, meaning principal, interest, taxes, insurance and any HOA dues. A bigger balance means a bigger payment, so it is the ratio after the cash-out that has to clear the 1.0x standard minimum. You do not need W-2s, pay stubs or tax returns, and the loan can close in your LLC.

Indiana markets and rental stock

Indianapolis has a deep rental market, from older doubles and bungalows on the near east and south sides to newer single-family homes in suburbs like Lawrence, Greenwood and Avon. Fort Wayne, Evansville and South Bend offer lower price levels and older housing stock.

College towns add student demand: Bloomington around Indiana University, West Lafayette around Purdue and Muncie around Ball State. Doubles, fourplexes and houses converted to multiple units are common rentals across the state.

Indiana closing items on a refinance

Indiana has no real estate transfer tax and no state mortgage tax, which keeps refinance costs down. You will pay title, settlement, appraisal and county recording fees, and set up escrow for taxes and insurance.

Your term sheet and closing disclosure list lender costs separately from title, recording and government charges, so you can see exactly what the cash-out costs and how much of the equity reaches you.

Indiana's property tax caps

Indiana's constitution caps property tax bills as a percentage of gross assessed value: 1% for owner-occupied homesteads, 2% for other residential property including rentals, and 3% for most other property. Some voter-approved levies can sit outside the caps.

For an investor, the 2% cap is a useful planning ceiling. If you bought from an owner-occupant, the bill can double once the homestead treatment and deductions come off, so do not use the seller's bill. Check the county's figure for the property as a rental.

Insurance and older Indiana homes

Indiana sees tornadoes, hail and severe storms, and insurers look closely at roofs on older homes. Many Indianapolis doubles and early twentieth-century houses have older wiring, plumbing and foundations, which can affect quotes.

Properties near the White River, Wabash and Ohio River and their tributaries can sit in flood zones. Check the flood map and get a current quote so the ratio is based on real numbers.

Example: an Indianapolis double

This example is illustrative and not a quote. An investor owns an updated double on the near east side of Indianapolis appraised at $260,000 with $95,000 left on the current loan. Each side rents for $1,050. Rent is $2,100 a month and property taxes and insurance come to $380 a month.

At 75% LTV the new loan is $195,000. Paying off the $95,000 balance leaves $100,000 before closing costs. On a 30-year term, principal and interest is about $1,347, so the full payment is about $1,727 and the DSCR is about 1.22x, above the 1.0x standard minimum.

Put another way, rent would have to fall below about $1,727 a month before this loan dropped under 1.0x, a cushion of roughly $373 a month. Running the same check on your own numbers shows how much cash the rent can actually support.

Rental registration and smaller balances

Indianapolis requires landlords to register rental properties, and several other Indiana cities run their own registration or inspection programs. Keep registrations current, since an underwriter may ask about them.

Many Indiana rentals are priced below the coasts, so loan size is often the limit. With a $150,000 minimum, a cash-out works best on properties worth roughly $200,000 or more, or on doubles and small multifamily where value and rent are higher. Investors with several smaller houses sometimes combine them on a blanket loan.

Seasoning and how much cash you can take

Seasoning varies by program. Some allow a cash-out soon after purchase; others want several months of ownership or limit the loan to the purchase price plus documented improvements until the property has been held longer. See our cash-out seasoning guide for how this usually works.

Two limits set your proceeds: 75% of appraised value, and the rent covering the new payment. Whichever is lower wins. On 5-8 unit properties and larger balances the maximum LTV can be lower and varies by program.

If you are unsure which limit applies to you, send the purchase date, rehab costs and rent through the form below and we will run both.

Common questions

Does LendingStreet do DSCR cash-out refinances in Indiana?

Yes. We finance DSCR cash-out refinances on non-owner-occupied 1-8 unit rentals throughout Indiana, up to 75% LTV, starting at $150,000.

How does the 2% property tax cap work on an Indiana rental?

Rentals generally fall under a 2% cap on gross assessed value, with some voter-approved levies outside it. It sets a planning ceiling for the tax line in your payment.

Is there a transfer tax on an Indiana refinance?

No. Indiana has no real estate transfer tax or state mortgage tax. Expect title, settlement, appraisal and recording costs.

My Indianapolis rental is under $200,000. Can I still cash out?

DSCR loans start at $150,000, so at 75% LTV the property generally needs to appraise around $200,000 or more for a cash-out of that size.

Do I need tax returns or W-2s for a Indiana DSCR cash-out?

No. The loan qualifies on the property's rent. You will still need a 620 or higher credit score, reserves and entity documents if the property is held in an LLC.

How soon after buying can I do a cash-out refinance?

It depends on the program. Some allow cash-out shortly after purchase; others require several months of ownership or limit the loan to cost plus documented improvements. Our seasoning guide covers the details.

Can I cash out a rental I own free and clear?

Yes. With no existing loan to pay off, proceeds are up to 75% of appraised value less closing costs, still subject to the rent covering the new payment.

Can I take cash out if the property is owned by my LLC?

Yes. LLC borrowers are standard on DSCR loans, and the members typically sign for the loan personally. Have the operating agreement, articles and EIN letter ready.
