DSCR Cash-Out Refinance on Iowa Investment Property

Iowa rentals tend to be affordable and steady, from Des Moines suburbs to college towns and river cities. A DSCR cash-out refinance lets you take equity out of a property you already own and qualify on what it rents for.

In short: LendingStreet offers DSCR cash-out refinances on Iowa rentals of 1 to 8 units, lending up to 75% of appraised value and qualifying on rent, not W-2s or tax returns. Loans start at $150,000 and the standard minimum DSCR is 1.0x. Iowa is unusual in how title protection works, and river flood zones in some cities are worth checking before you apply.

The mechanics of pulling equity from a Iowa rental

A cash-out refinance replaces your existing loan with a larger one. The appraisal sets the value, the program caps the loan at up to 75% of it, and whatever is left after the payoff and closing costs comes to you.

Approval rests on the rent, not your income. Divide the monthly rent by the new principal, interest, taxes, insurance and HOA dues; on standard programs that ratio needs to be at least 1.0x after the new, higher balance is in place. Credit, reserves and the property itself still matter, but your personal income does not.

Iowa markets for rental investors

Greater Des Moines, including West Des Moines, Ankeny, Urbandale and Johnston, has grown with insurance, finance and agribusiness employers, and newer single-family rentals are common there. Older Des Moines neighborhoods offer bungalows and duplexes at lower prices.

Iowa City and Ames have strong student demand from the University of Iowa and Iowa State, with houses and small multi-unit buildings near campus. Cedar Rapids, Davenport and the Quad Cities, Sioux City, Waterloo and Dubuque round out the market with older housing stock and modest prices.

Iowa closing items on a refinance

Iowa's real estate transfer tax applies to deeds when property is sold, so a refinance usually avoids it. Iowa does not allow traditional title insurance from private insurers; instead, title protection comes through a state-run program administered by the Iowa Finance Authority, along with an attorney's title opinion or abstract review.

Your term sheet and closing disclosure list lender costs separately from title, recording and government charges, so you can see exactly what the cash-out costs and how much of the equity reaches you.

Closing itemHow it usually works in Iowa
Transfer taxPaid on deed transfers; not usually on a refinance
Mortgage taxNo state mortgage tax
Title protectionIssued through the state program, with attorney title opinion
Abstract updateMany Iowa properties have an abstract that is updated at closing
Recording feesCounty recorder fees on the new mortgage

Iowa property taxes on rentals

Iowa applies an assessment limitation, often called the rollback, that sets the share of a residential property's value that is taxable. The percentage changes from year to year, and local levies from the city, county and school district are applied to the result.

The homestead credit applies only to an owner's primary residence. Use the county treasurer's current bill for the property as a rental, and expect it to change when assessments are updated in odd-numbered years.

Floods, storms and insurance

Iowa has seen major river flooding, including the 2008 floods in Cedar Rapids and Iowa City, and properties along the Cedar, Iowa, Des Moines and Mississippi rivers can sit in mapped flood zones. Flood coverage is generally required there and counts in the payment.

The 2020 derecho damaged roofs and trees across eastern and central Iowa, and hail is common statewide. Insurers look closely at roof age, so a newer roof can help the premium.

Example: an Ankeny single-family rental

This example is illustrative and not a quote. An investor owns a newer Ankeny rental appraised at $330,000 with $140,000 left on the current loan. Rent is $2,300 a month and property taxes and insurance come to $470 a month.

At 75% LTV the new loan is $247,500. Paying off the $140,000 balance leaves $107,500 before closing costs. On a 30-year term, principal and interest is about $1,688, so the full payment is about $2,158 and the DSCR is about 1.07x, above the 1.0x standard minimum.

Put another way, rent would have to fall below about $2,158 a month before this loan dropped under 1.0x, a cushion of roughly $142 a month. Running the same check on your own numbers shows how much cash the rent can actually support.

College-town rentals in Iowa City and Ames

Student rentals near the University of Iowa and Iowa State can produce strong rents per bedroom, and they are a big part of both cities' rental stock. Both cities have rental permit and inspection programs and limits on the number of unrelated occupants in many zones.

For a refinance, the rent that counts has to match what the property is permitted to house. Bring the rental permit, current leases and the occupancy limit, since the underwriter will compare them with the rent you list.

When you can refinance and what caps the proceeds

If you bought or finished a rehab recently, the seasoning rules matter. Depending on the program, a recent purchase may qualify on the appraised value right away, or the loan may be held to cost plus documented improvements for the first several months.

Your cash is the smaller of what 75% LTV allows and what the rent can carry at 1.0x or better. Larger loans and 5-8 unit buildings can have lower LTV caps, which vary by program.

If you are unsure which limit applies to you, send the purchase date, rehab costs and rent through the form below and we will run both.

Common questions

Does LendingStreet offer DSCR cash-out refinances in Iowa?

Yes. We finance DSCR cash-out refinances on non-owner-occupied 1-8 unit rentals across Iowa, up to 75% LTV, starting at $150,000.

How does title work on an Iowa refinance?

Iowa uses a state-run title program instead of private title insurance, along with an attorney title opinion and, often, an abstract update. Your closing agent will coordinate it.

Can I refinance a student rental in Iowa City?

Yes, if it is a 1-8 unit residential property with a valid rental permit. The rent used has to fit the permitted occupancy.

Is there a transfer tax when I refinance in Iowa?

Usually not. Iowa transfer tax applies to deeds conveying property. A refinance carries recording, title program and lender costs.

Do I need tax returns or W-2s for a Iowa DSCR cash-out?

No. The loan qualifies on the property's rent. You will still need a 620 or higher credit score, reserves and entity documents if the property is held in an LLC.

How soon after buying can I do a cash-out refinance?

It depends on the program. Some allow cash-out shortly after purchase; others require several months of ownership or limit the loan to cost plus documented improvements. Our seasoning guide covers the details.

What if my rent does not cover the new payment at 1.0x?

You can take a smaller loan to bring the ratio up, or look at sub-1.0 DSCR programs, which exist for some properties and borrowers with stronger profiles.

Can I cash out a rental I own free and clear?

Yes. With no existing loan to pay off, proceeds are up to 75% of appraised value less closing costs, still subject to the rent covering the new payment.
