In short: You can pull equity from a Kansas rental with a LendingStreet DSCR cash-out refinance: up to 75% LTV on 1-8 unit investment property, qualified on the rent, with no W-2s or tax returns and a 620 minimum credit score. Kansas has no transfer tax and repealed its mortgage registration fee, so refinance closings are fairly lean; insurance against hail and wind is the bigger variable.

Cash-out refinancing in Kansas, step by step

The new loan pays off what you owe and the rest is yours, less closing costs. Cash-out tops out at 75% of appraised value on DSCR programs, a little below the 80% LTV allowed on purchases.

Underwriting looks at the property's rent against the full monthly payment, including taxes, insurance and association dues. Because a cash-out raises the payment, run the ratio on the new loan, not the old one, and aim for at least 1.0x. Loans start at $150,000 with no stated maximum, and 30-year terms are available.

Kansas markets and housing types

Johnson County, including Overland Park, Olathe, Lenexa and Shawnee, is the highest-priced part of the state and sits within the Kansas City metro. Wyandotte County and Kansas City, Kansas, offer older homes at lower prices and are popular with cash-flow investors.

Wichita is the state's largest city, with aviation employers and a large stock of older single-family homes and duplexes. Lawrence has student demand from the University of Kansas, Manhattan has Kansas State and nearby Fort Riley, and Topeka has state government and steady rents.

Kansas costs on a cash-out refinance

Kansas has no real estate transfer tax, and the state phased out its mortgage registration fee several years ago. A cash-out closing in Kansas is mostly lender, title, appraisal, recording and escrow costs.

Your term sheet and closing disclosure list lender costs separately from title, recording and government charges, so you can see exactly what the cash-out costs and how much of the equity reaches you.

How Kansas taxes residential rentals

Kansas assesses residential property at 11.5% of appraised value, and local mill levies from the county, city, school district and other units are applied to the assessed value. Rates vary across counties, and Johnson County and Wichita bills can look quite different on similar homes.

Kansas does not use a broad homestead exemption the way some states do, so the gap between an owner-occupied bill and a rental bill is usually smaller. Still, use the current bill and the county's latest appraised value in your numbers.

Hail, tornadoes and the insurance quote

Kansas sits in a part of the country with frequent hail and tornadoes, and premiums and wind and hail deductibles reflect that. Many policies use a percentage deductible for wind and hail, which you should know before you set reserves.

A newer roof, especially impact-resistant shingles, can help with price and carrier options. Get a fresh quote before applying so the payment estimate is accurate.

Example: a Wichita duplex

This example is illustrative and not a quote. An investor owns a Wichita duplex appraised at $280,000 with $110,000 left on the current loan. Each unit rents for $1,100. Rent is $2,200 a month and property taxes and insurance come to $400 a month.

At 75% LTV the new loan is $210,000. Paying off the $110,000 balance leaves $100,000 before closing costs. On a 30-year term, principal and interest is about $1,450, so the full payment is about $1,850 and the DSCR is about 1.19x, above the 1.0x standard minimum.

Put another way, rent would have to fall below about $1,850 a month before this loan dropped under 1.0x, a cushion of roughly $350 a month. Running the same check on your own numbers shows how much cash the rent can actually support.

Kansas City, Kansas versus Missouri

Investors in the Kansas City metro often own on both sides of State Line Road. The Kansas side has its own county assessment, tax levies and recording process, and Kansas and Missouri closings can differ in small but real ways, from title practice to recording.

If you hold rentals in both states, a blanket loan can combine five or more properties, but each state's closing items still apply. For a single Kansas property, the cash-out runs on that property's own rent and value.

Timing, seasoning and loan size

How long you have owned the property affects which value the loan is based on. Seasoning varies by program, so tell us your purchase date and rehab costs up front and we will match the file to a program that fits.

After that, proceeds are capped by 75% of the appraised value and by the rent. If the ratio falls short at the full amount, a slightly smaller loan often solves it. Max LTV on 5-8 units and large balances varies by program.

If you are unsure which limit applies to you, send the purchase date, rehab costs and rent through the form below and we will run both.

Common questions

Does LendingStreet do DSCR cash-out refinances in Kansas?

Yes. We finance DSCR cash-out refinances on non-owner-occupied 1-8 unit rentals across Kansas, up to 75% LTV, qualified on rent.

Is there still a mortgage registration tax in Kansas?

No. Kansas phased out its mortgage registration fee. You will pay standard recording fees on the new mortgage.

Can I refinance a rental near Fort Riley?

Yes. Manhattan and Junction City rentals qualify the same way as anywhere else: on rent, value and the new payment.

Do wind and hail deductibles affect my DSCR?

The deductible itself is not in the ratio, but the premium is. A high deductible can lower the premium, while it raises what you would pay after a claim.

Do I need tax returns or W-2s for a Kansas DSCR cash-out?

No. The loan qualifies on the property's rent. You will still need a 620 or higher credit score, reserves and entity documents if the property is held in an LLC.

Can I take cash out if the property is owned by my LLC?

Yes. LLC borrowers are standard on DSCR loans, and the members typically sign for the loan personally. Have the operating agreement, articles and EIN letter ready.

Can I cash out a rental I own free and clear?

Yes. With no existing loan to pay off, proceeds are up to 75% of appraised value less closing costs, still subject to the rent covering the new payment.

Does a cash-out work on a 5-8 unit building?

Yes. Residential DSCR programs cover 1 to 8 units. On 5-8 unit properties the maximum LTV can be lower and varies by program.
