DSCR Cash-Out Refinance for Las Cruces Rentals

Plenty of Las Cruces landlords bought homes years ago at prices that look small today. A DSCR cash-out refinance turns that equity into cash for the next purchase, a renovation or a down payment, based on the rent the property already earns.

In short: LendingStreet offers DSCR cash-out refinancing on 1-8 unit rentals in Las Cruces and Doña Ana County up to 75% LTV, qualified on the property's rent with no W-2s or tax returns. The standard minimum DSCR is 1.0x at the new payment, the minimum credit score is 620 and loans start at $150,000. Seasoning requirements vary by program.

Why cash-out makes sense for many Mesilla Valley owners

Las Cruces home values have climbed meaningfully over the past decade while many landlords kept small loans or paid them off. Those owners often have a rental that could support a larger loan than the one on it. Instead of selling and paying tax on a gain, they borrow against it and keep the property and its rent.

Common uses include buying another rental near NMSU or on the East Mesa, funding a new roof and cooling upgrades across several homes, or building a reserve before taking on a larger project.

How much cash a Las Cruces rental can produce

Two limits apply at once. The loan cannot exceed 75% of the appraised value, and the rent has to cover the new payment at 1.0x or better. On moderate-priced Las Cruces homes the rent limit often binds before the LTV limit, so it is worth running both.

The table uses a home appraised at $305,000 with a $88,000 existing loan and $1,925 in monthly rent. Taxes are $212 a month and insurance $110.

Worked example: a long-held rental in University Park

This example is illustrative and not a quote. A landlord has owned a three-bedroom home near NMSU for years. It now appraises at $305,000, rents for $1,925 a month and has $88,000 left on its loan. At the full 75% LTV, the new loan is $228,750 and the payment is about $1,844, for a DSCR of about 1.04x. That clears 1.0x and frees about $140,750 before closing costs.

If the landlord wants a wider cushion, 70% LTV produces about $125,500 with a DSCR of about 1.10x. Many investors pick the middle option and keep the margin for repairs and vacancy.

Your tax valuation and a refinance

New Mexico generally limits how fast the taxable value of residential property can rise from year to year, and resets usually follow a change of ownership. A refinance is not a sale, so pulling cash out does not by itself trigger a reassessment. Your current Doña Ana County tax bill is usually the right figure for the DSCR calculation.

If the property is held in your personal name and you want the new loan in an LLC, ask your title company and the county how a deed transfer is treated before you close.

Seasoning and timing

Seasoning is how long you have owned the property before a cash-out. Requirements vary by program, and some programs use the purchase price rather than the new appraisal for a period after you buy. That matters most for investors who bought below market at an estate sale or out of a seller-financed contract and want to tap the gap right away. If you recently bought and renovated, see our cash-out seasoning guide or ask about a rate-and-term refinance, which pays off existing debt without taking cash.

What the appraiser will look for

Las Cruces appraisals lean on recent sales in the same part of town, and the gap between an original-condition home and an updated one can be wide.

Putting the cash to work

Cash-out proceeds are yours to use, but the new payment stays with the property for years, so plan the use before you close. Las Cruces investors tend to use the money in a few ways.

Cash-out on duplexes and small buildings

Two- to four-unit properties qualify on combined rent, and 5-8 unit buildings use the same approach with maximum LTV that can be lower. If you own five or more rentals in Las Cruces or across New Mexico, a blanket portfolio loan can pull equity from all of them in one closing.

When rents in a small building are below market because of long-term tenants, the appraisal rent schedule and your actual leases may differ. Programs treat that gap differently, so bring the leases and a short note on when each one renews.

Requesting a cash-out quote

Send the address, estimated value, current loan balance, rent and how much cash you want through the form below, or call (877) 298-1001. The team will show what the rent supports at a few loan amounts, so you can weigh the cash you take against the cushion you keep for vacancies and summer repairs. Common questions

How much can I cash out of a Las Cruces rental?

Up to 75% of the appraised value, minus your existing loan and costs, as long as the rent covers the new payment at the program minimum.

Do I need to show personal income?

No. DSCR cash-out loans qualify on the property's rent, not your W-2s or tax returns.

Will a cash-out refinance raise my property taxes?

A refinance is not a sale, so it does not by itself reset your taxable value. Confirm with the county if you are also changing how title is held.

How long do I need to own the property first?

It varies by program. Some programs use the purchase price instead of the new value for a period after you buy.

Can I cash out a duplex near NMSU?

Yes. Duplexes qualify on the combined rent of both units.

What if my rent does not quite cover the new payment?

Take less cash, or ask about sub-1.0 DSCR programs, which exist for some files.

Can the cash be used to buy another property?

Yes. Many investors use cash-out proceeds as the down payment on their next rental.

What if the home has a casita or garage conversion?

The appraisal generally gives value and rent only to permitted space. If an addition was built without a permit, it may not count, which can lower both the value and the rent used in the ratio. Gather permits before the appraisal.
