Lexington rentals bought before the last run-up in prices have built real equity, and because rents here are strong relative to values, many of them can carry a larger loan without breaking the ratio. A DSCR cash-out refinance lets you put that equity to work without using personal income to qualify.
In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Lexington and central Kentucky up to 75% LTV, qualified on the property rent with no W-2s or tax returns. The new payment must meet the program DSCR minimum, standard 1.0x, and cash-out seasoning varies by program. LLC borrowers are standard.
The most common reason is the next purchase. An owner with a paid-down fourplex near campus or a few brick ranches in Southland can fund the down payment on another property without selling anything. Others use cash-out proceeds to renovate units ahead of a lease cycle, replace roofs and HVAC systems, or pay off higher-cost short-term debt.
Because Lexington's rent-to-value ratio is moderate, the cash-out amount here is often limited by the 75% LTV cap rather than by the DSCR. That is a different situation from high-cost coastal markets, where rent usually runs out first.
This example is illustrative and not a quote. An owner bought a fourplex years ago and now owes $210,000. It appraises at $620,000. At 75% LTV the new loan is $465,000. After paying off the current loan and about $12,500 in estimated closing costs, roughly $242,500 comes back in cash.
The four units rent for $1,325 each, or $5,300 a month. Estimated principal and interest on the new loan is about $3,172, with taxes of $570 and insurance of $235, for a total payment of $3,977 and a DSCR of about 1.33x.
Notice that the DSCR in this example is comfortable even at the full 75% LTV. In Lexington, a fourplex with solid rents and a low existing balance is often limited by value, not by the ratio. That makes the appraisal the main lever for how much cash you can take.
| Item | Amount |
|---|---|
| Appraised value | $620,000 |
| New loan at 75% LTV | $465,000 |
| Existing balance paid off | $210,000 |
| Estimated closing costs | $12,500 |
| Estimated cash to owner | $242,500 |
| New monthly payment (PITI) | $3,977 |
| DSCR at $5,300 rent | 1.33x |
Since the LTV cap usually sets the limit, the appraised value matters most. Appraisers in Lexington compare your property with recent sales of similar buildings nearby, and for small multi-family they also weigh the income approach. Updated units, documented improvements and current leases at market rent all help.
If your property is near the university, make sure the appraiser sees leases that fit zoning occupancy limits. A rent roll built on more tenants than zoning allows may not be counted.
Ask your property manager for a clean rent roll and twelve months of rent receipts before the appraisal. Consistent payment history gives the appraiser and the underwriter confidence in the rent you are reporting.
A refinance does not trigger a new assessment the way a sale can. Your bill is set by the Fayette County PVA assessment, which may still be updated on the county's normal schedule. Use your current tax bill, and check the PVA site for any recent change, since the new payment includes taxes and affects the ratio.
Ask the PVA if a reassessment is scheduled soon.
Cash-out seasoning, the time you must own the property before taking cash out, varies by program. If you bought recently, a rate-and-term refinance or a delayed approach may fit better. If the property is in your personal name and you want the new loan in an LLC, plan the transfer with your attorney and title company before you apply.
If you bought within the past year and completed major improvements, keep receipts, permits and photos. Some programs consider documented improvements when the value has risen, though seasoning rules still apply.
Three limits apply at the same time.
If the ratio is tight at 75% LTV, test 70% or 65%. A slightly smaller cash-out can keep the DSCR above 1.0x and still free up meaningful equity, and our DSCR calculator makes it easy to compare.
Student rentals near UK often have higher rent per square foot than family rentals, but they also turn over every year and can carry more wear. Lenders generally use the lease structure and market rent that fit zoning. If your units are leased for the coming school year at the time of the appraisal, bring those signed leases; they are the strongest evidence of rent.
Annual turnover also means annual make-ready costs. Paint, carpet cleaning and minor repairs between student leases add up, so keep part of the cash-out in reserve for those costs rather than spending it all on the next deal.
Investors who own five or more rentals can look at a blanket portfolio loan that refinances several properties under one loan with one payment, qualifying on combined cash flow. That can free up equity across a portfolio at once. Keep enough reserves for roofs, HVAC and turnover costs so the next purchase does not strain the first.
Before you commit the cash, run the numbers on the next property alongside the refinanced one. Two rentals with comfortable ratios and healthy reserves are a stronger position than three with no cushion.
