Maine's rental market mixes century-old multi-family homes in Portland and Lewiston with coastal cottages and seasonal homes. If your property has gained value, a DSCR cash-out refinance can turn equity into cash using the rent.
In short: You can pull equity from a Maine rental with a LendingStreet DSCR cash-out refinance: up to 75% LTV on 1-8 unit investment property, qualified on the rent, with no W-2s or tax returns and a 620 minimum credit score. In Maine, the transfer tax applies to sales rather than refinances, while older buildings, heating systems and coastal rental rules are the things to prepare for.
The new loan pays off what you owe and the rest is yours, less closing costs. Cash-out tops out at 75% of appraised value on DSCR programs, a little below the 80% LTV allowed on purchases.
Underwriting looks at the property's rent against the full monthly payment, including taxes, insurance and association dues. Because a cash-out raises the payment, run the ratio on the new loan, not the old one, and aim for at least 1.0x. Loans start at $150,000 with no stated maximum, and 30-year terms are available.
Portland and South Portland hold the state's most active rental market, with multi-family homes on Munjoy Hill, the West End and Libbytown, and condos downtown. Nearby Westbrook, Biddeford and Saco offer converted mill buildings and older multi-family homes at lower price levels.
Lewiston and Auburn have a large stock of three-, four- and six-unit buildings, many over a century old. Bangor, Augusta and Waterville add affordable rentals, and coastal towns from Kennebunk to Bar Harbor have seasonal rental demand.
Maine's real estate transfer tax is charged on deeds when property is sold and is split between buyer and seller, so a straight refinance generally does not trigger it. There is no state mortgage tax. Costs are mainly title, settlement, appraisal and registry of deeds recording.
Your term sheet and closing disclosure list lender costs separately from title, recording and government charges, so you can see exactly what the cash-out costs and how much of the equity reaches you.
| Closing item | How it usually works in Maine |
|---|---|
| Transfer tax | Paid on deeds when property sells; not usually on a refinance |
| Mortgage tax | None at the state level |
| Registry of deeds | County fees to record the new mortgage |
| Title and settlement | Lender title policy and closing fees |
| Escrow setup | Deposits for town taxes and insurance |
Property taxes in Maine are set by each municipality, and rates can be high in some towns. Towns revalue periodically, and a revaluation in a city where prices climbed can raise the bill meaningfully.
The homestead exemption applies only to a primary residence, so a rental does not get it. Use the town's current bill and ask whether a revaluation is underway.
Many Maine rentals are heated with oil, and insurers look at the age and type of heating system, as well as the wiring and the roof. Knob-and-tube wiring, older oil tanks and wood stoves can limit carrier options or raise premiums.
Coastal properties can sit in flood zones, and winter storms bring wind and ice damage. Get a current quote that reflects the building's systems before you apply.
This example is illustrative and not a quote. An investor owns a Lewiston four-unit building appraised at $400,000 with $160,000 left on the current loan. The units rent for $1,000 each. Rent is $4,000 a month and city property taxes and insurance come to $900 a month.
At 75% LTV the new loan is $300,000. Paying off the $160,000 balance leaves $140,000 before closing costs. On a 30-year term, principal and interest is about $2,072, so the full payment is about $2,972 and the DSCR is about 1.35x, above the 1.0x standard minimum.
Put another way, rent would have to fall below about $2,972 a month before this loan dropped under 1.0x, a cushion of roughly $1,028 a month. Running the same check on your own numbers shows how much cash the rent can actually support.
| Item | Amount |
|---|---|
| Appraised value | $400,000 |
| Loan at 75% LTV | $300,000 |
| Existing loan payoff | $160,000 |
| Cash before closing costs | $140,000 |
| Principal and interest | About $2,072 |
| Taxes and insurance | $900 |
| Total monthly payment | About $2,972 |
| DSCR at $4,000 rent | About 1.35x |
Portland regulates short-term rentals through registration and limits that are stricter for units the owner does not live in. Several coastal towns have adopted their own registration rules or caps, and they change from time to time.
Seasonal properties can be harder to underwrite because income is concentrated in summer. Some STR programs qualify on projected annual revenue, but only where the use is allowed. Year-round leases keep the file simpler.
How long you have owned the property affects which value the loan is based on. Seasoning varies by program, so tell us your purchase date and rehab costs up front and we will match the file to a program that fits.
After that, proceeds are capped by 75% of the appraised value and by the rent. If the ratio falls short at the full amount, a slightly smaller loan often solves it. Max LTV on 5-8 units and large balances varies by program.
If you are unsure which limit applies to you, send the purchase date, rehab costs and rent through the form below and we will run both.
There is no rule that the money stays in the property. Typical uses:
Yes. We finance DSCR cash-out refinances on non-owner-occupied 1-8 unit rentals across Maine, up to 75% LTV, starting at $150,000.
Generally no. The transfer tax is charged on deeds when property sells. A refinance carries recording, title and lender costs instead.
Yes. Residential DSCR programs cover 1 to 8 units. On 5-8 unit buildings the maximum LTV can be lower and varies by program.
It mainly affects insurance. Older tanks and boilers can raise premiums or limit carriers, and the premium is part of the payment.
No. The loan qualifies on the property's rent. You will still need a 620 or higher credit score, reserves and entity documents if the property is held in an LLC.
It depends on the program. Some allow cash-out shortly after purchase; others require several months of ownership or limit the loan to cost plus documented improvements. Our seasoning guide covers the details.
Yes. LLC borrowers are standard on DSCR loans, and the members typically sign for the loan personally. Have the operating agreement, articles and EIN letter ready.
