Manchester multi-families that traded for modest prices a decade ago are worth far more today. For a long-term owner, a cash-out refinance unlocks that equity without selling, and without paying New Hampshire transfer tax on a sale.
In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Manchester and nearby towns up to 75% LTV, qualifying on the property's rent rather than W-2s or tax returns. Loans start at $150,000 with no stated maximum, require a 620 minimum credit score and can close in an LLC. Because Manchester two- and three-families carry several rents, the ratio often supports a cash-out close to the LTV limit, as long as the current tax bill is used.
Selling a rental in New Hampshire means paying the seller half of the transfer tax, $0.75 per $100 of the price, plus commissions and other costs, and then paying the buyer half again on whatever you buy next. A cash-out refinance avoids the transfer tax entirely because the property is not changing hands.
Owners use the cash to buy another multi-family, fund repairs such as heating conversions and porch rebuilds, pay off private loans or build reserves.
Because there is no transfer tax on the refinance, some owners refinance every several years as values rise, using the cash to add another two- or three-family to their portfolio.
Two limits apply. The LTV limit caps a cash-out at 75% of appraised value, sometimes lower on larger loans or 5-8 unit buildings. The ratio limit requires the rent to cover principal, interest, taxes, insurance and any HOA dues at 1.0x on standard programs. On Manchester multi-families, several rents usually keep the ratio comfortable, so the LTV limit often decides the loan. On single-family homes in the North End or the suburbs, the ratio may be the tighter limit.
If the rent does not support the full 75%, you can take less cash, refinance a different property with more rent per dollar of value, or ask about sub-1.0 DSCR programs, which some files qualify for with lower leverage or more reserves. Run the numbers with our DSCR calculator before you order an appraisal.
This example is illustrative and not a quote. An investor bought a two-family in Rimmon Heights years ago and owes $190,000. It now appraises at $520,000. The units lease for $1,800 and $1,900, or $3,700 a month, with tenants paying heat. Taxes are $650 a month and insurance $210.
At 75% LTV the new loan is $390,000, estimated principal and interest about $2,660, the total payment about $3,520 and the DSCR about 1.05x. Cash out before closing costs is about $200,000. At 70% LTV the loan is $364,000, the DSCR about 1.11x and the cash about $174,000. Both clear 1.0x; the lower loan adds a cushion for a vacancy or a tax increase after the next revaluation.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| New loan | $390,000 | $364,000 |
| Pays off existing loan | $190,000 | $190,000 |
| Cash out before closing costs | $200,000 | $174,000 |
| Estimated principal and interest | $2,660 | $2,483 |
| Taxes and insurance | $860 | $860 |
| DSCR at $3,700 rent | 1.05x | 1.11x |
New Hampshire municipalities must revalue property at least every five years. After a revaluation, assessments usually move closer to market value, and bills can rise. Underwriting uses the current tax figure, so a higher bill reduces the loan the rent can carry. Check your latest bill with the city before deciding how much cash to take, and keep some cushion if a revaluation is coming.
The state also publishes an equalization ratio for each municipality, which compares assessed values with market values. When that ratio is well below 100%, assessments are running behind the market, and a revaluation is likely to raise them. It is a useful early warning when you plan a refinance.
Cash-out programs require you to own the property for a minimum period before the new appraised value can be used, and that period varies by program. If you bought with cash recently, delayed financing may let you recover your purchase money sooner on some programs. Our cash-out seasoning guide explains the options.
If you renovated recently, the appraiser will want to see the finished work and current leases. Gather before and after photos, permits and invoices so the new value is well supported.
Lenders use the leases in place and the appraiser's market rent. Long-term tenants paying below market can hold the ratio down, so a refinance timed after renewals at market rent may support more cash. If the owner pays heat, the cost does not usually enter the ratio, but it reduces the cash you actually keep each month, especially in a cold winter.
Common uses in Manchester include the following.
Have the mortgage statement, leases for every unit, the latest tax bill, insurance declarations, a list of improvements with costs and your LLC documents ready. If the property is in your personal name and you plan to move it into an LLC, ask your attorney about transfer tax before recording a deed.
If you own several rentals in the city, bring the list. We can compare a single cash-out on your strongest property with a blanket loan across the group, qualified on combined cash flow with one closing and one payment.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, value estimate, balance, leases and tax bill, and we will show the cash available at a few loan sizes. Call (877) 298-1001 or use the form below. Our New Hampshire cash-out page has statewide details.
Up to 75% of appraised value minus your balance and closing costs, if the rent covers the new payment at the program minimum.
No. The New Hampshire transfer tax applies when property changes hands, not when you refinance a property you already own.
It can. A higher tax bill raises the monthly payment used in the ratio, which can lower the loan amount.
Seasoning varies by program. Delayed financing may apply after a recent cash purchase.
No. The loan qualifies on the property's rent.
Usually not directly, since most programs focus on principal, interest, taxes, insurance and HOA dues. It does reduce your cash flow.
Yes, subject to the program's LTV limit, which can be lower on 5-8 units.
If current leases are well below market, refinancing after renewals at market rent can support a larger loan. Follow your lease terms and New Hampshire notice rules when you adjust rent.
