Cash-Out Refinancing for Mobile Investment Properties

Mobile's historic neighborhoods, brick ranches and Baldwin County growth give Gulf Coast investors a steady rental base. A DSCR cash-out refinance lets you pull equity from Mobile-area rentals using rent.

In short: LendingStreet offers DSCR cash-out refinances on Mobile rentals with one to eight units, lending up to 75% of appraised value based on rent rather than personal income. The rent has to cover the full new payment at the program minimum, 1.0x on standard programs, with a 620 minimum credit score and LLC ownership allowed. In Mobile the line that decides most files is hurricane insurance, and Alabama's FORTIFIED roof program can make a real difference in the premium.

The mechanics of a DSCR cash-out in Mobile

A cash-out refinance replaces your existing mortgage with a larger one. The difference, less closing costs, comes to you at closing. LendingStreet sizes the new loan at up to 75% of the appraised value on a cash-out, and the loan can close in an LLC with a 30-year term available.

Underwriting does not use your W-2s or tax returns. It compares the property's rent with the full new payment, meaning principal, interest, taxes, insurance and association dues. That debt service coverage ratio has to meet the program minimum, 1.0x on standard programs, after the extra cash is added to the balance.

Mobile and Baldwin County rental markets

In Mobile, Midtown and the Oakleigh Garden District hold historic homes near downtown, while Spring Hill and West Mobile offer brick ranches and newer subdivisions with family renters. Tillman's Corner, Saraland and Semmes provide lower-priced options.

Across Mobile Bay, Baldwin County, including Daphne, Fairhope and Spanish Fort, has grown quickly, with higher prices and rents. Gulf Shores and Orange Beach are major short-term rental markets with their own insurance and HOA realities.

The Port of Mobile, the Airbus final assembly line at Brookley Aeroplex, the Austal shipyard, the University of South Alabama and its health system anchor employment. Much of the city's rental stock is brick ranches built from the 1950s to the 1980s, which insurers and appraisers generally view favorably.

Alabama property taxes on rentals

Alabama's property taxes are low, but rental property is generally Class II and assessed at a 20% assessment ratio, compared with 10% for owner-occupied homes. Mobile County and Baldwin County set their own millage, and city rates apply inside city limits.

Use your actual Class II bill. Taxes are rarely the problem on a Mobile cash-out; insurance usually is.

Hurricane insurance and the FORTIFIED program

Mobile has seen major storms, including Hurricane Sally in 2020, and wind coverage is expensive. Alabama's FORTIFIED program, which certifies roofs built to resist high winds, requires insurers to offer premium discounts for qualifying homes. A FORTIFIED roof can lower the payment and raise the ratio.

Alabama charges a mortgage recording tax of 15 cents per $100, and on a refinance it often applies mainly to new money. Add title insurance, recording, appraisal and lender fees.

Local rules in Mobile and Baldwin County

Mobile requires properties to meet city codes, and historic district properties may need review for exterior work. Baldwin County cities have their own rental and STR permits.

Short-term rentals in Gulf Shores and Orange Beach are common and permitted in many condo and resort areas, while Mobile neighborhoods are mostly long-term rentals. Confirm local permits before relying on nightly revenue.

Example: a West Mobile single-family rental

This example is illustrative and not a quote. An investor owns a three-bedroom brick home in West Mobile leased to a family. The property appraises at $220,000, the existing loan balance is $90,000, and taxes and insurance run about $380 a month against total rent of $1,700.

At 75% LTV the new loan is $165,000. Paying off $90,000 leaves about $75,000 before closing costs. Estimated principal and interest on a 30-year schedule is about $1,154, so the full payment is about $1,534 and the DSCR is about 1.11x, above the 1.0x standard minimum. If the wind premium rose at renewal, adding $100 a month, the ratio would fall to about 1.04x, still above the minimum.

Using Gulf Coast equity

Mobile investors often use cash-out proceeds to buy in Baldwin County's growing suburbs or to upgrade roofs to FORTIFIED standards, which can lower future premiums. If you plan roof work, schedule it after closing, since the appraisal reflects the home's condition at inspection.

Because Mobile prices are moderate, a single house may land near the $150,000 loan floor. Investors with five or more rentals can combine them in a blanket portfolio loan.

Condo rentals in Gulf Shores and Orange Beach add a project review, and the association's insurance and reserves matter as much as the unit's rent.

What limits the cash-out amount in Mobile

Start with 75% of value, then check whether the rent covers that payment at the minimum ratio. If not, the loan steps down until it does. Multi-unit properties count the rent of all units, and 5-8 unit buildings may have a lower LTV cap, which varies by program.

Time since purchase matters as well. Cash-out seasoning varies by program: some lenders allow it within months, others size the loan on purchase price plus documented improvements. Programs below 1.0x and rate-and-term refinances are alternatives when the numbers are close. Our Alabama cash-out page explains the state-level rules.

Common questions

Does LendingStreet lend on cash-out refinances in Mobile?

Yes, on non-owner-occupied rentals with one to eight units, up to 75% LTV and from $150,000. Our investor loans are business-purpose loans on non-owner-occupied property.

Does a FORTIFIED roof help my Mobile cash-out?

It can. Alabama requires insurers to offer discounts for FORTIFIED homes, and a lower premium raises the ratio.

Can I cash out a Gulf Shores condo rental?

Possibly. Condo projects get extra review, and short-term rental programs may qualify on revenue. Insurance and HOA dues count in the payment.

Does Alabama charge mortgage tax on a refinance?

Alabama's mortgage recording tax can apply, often mainly to new money. Your title company can confirm.

Is income documentation required?

Not personal income. The property's rent qualifies the loan, along with a 620 or higher credit score and reserves.

How long do I need to own the property first?

Seasoning varies by program. Some programs allow a cash-out within months; others cap the loan at cost plus documented rehab for a period.

Can I still refinance if the ratio is under 1.0x?

Often, yes, with a smaller loan or a program that accepts a ratio below 1.0x. Terms vary by program.
