DSCR Cash-Out Refinance on New Jersey Investment Property

New Jersey's two- to four-family homes have been some of the most dependable rentals in the Northeast, and many owners are sitting on years of appreciation. A DSCR cash-out refinance turns that equity into cash based on the property's rent.

In short: Yes, LendingStreet finances DSCR cash-out refinances on 1 to 8 unit investment property in New Jersey, up to 75% LTV, qualifying on the property's rent rather than your tax returns. The rent has to cover the new payment, including taxes and insurance, at the program minimum, which is 1.0x on standard programs, and the minimum credit score is 620. New Jersey's property taxes are among the highest in the country, so the tax bill, along with flood insurance near the shore and rivers, usually sets how much you can take out.

How a New Jersey DSCR cash-out works

A cash-out refinance replaces your current loan with a larger one. The new loan pays off the old mortgage, and the difference, less closing costs, goes to you. On a DSCR cash-out the new loan can go up to 75% of the appraised value, and it covers 1 to 8 unit rentals: single-family homes, condos, townhomes, duplexes, triplexes, fourplexes and small 5-8 unit buildings.

Approval rests on the debt service coverage ratio: monthly rent divided by the new monthly payment, including principal, interest, taxes, insurance and any HOA dues. A larger loan means a larger payment, so the ratio after cash-out is the one that has to clear the minimum, which is 1.0x on standard programs.

There are no W-2s or tax returns involved, LLC borrowers are standard and 30-year terms are available. The minimum credit score is 620, and you will need reserves after closing.

New Jersey rental stock

North Jersey is full of two-, three- and four-family homes in cities such as Newark, Jersey City, Paterson, Elizabeth, Bayonne and Union City, many within commuting distance of Manhattan. Central and South Jersey add rentals in Trenton, Camden, New Brunswick and the Shore towns, where seasonal and year-round rentals sit side by side.

Strong rental demand near transit supports the ratio. The offsetting factor is cost: high taxes, older buildings and, in many cities, rent rules that limit how quickly rents can rise.

New Jersey closing items on a refinance

New Jersey's realty transfer fee is charged on deed transfers, and the state has a separate tax on higher-priced sales. A refinance where ownership does not change generally does not trigger either. New Jersey does not have a mortgage recording tax like New York's, so refinance costs are mainly title insurance, county recording fees, the appraisal and lender costs.

Closings in New Jersey are commonly handled by an attorney or title company. Ask for an estimate early, and if you are deeding the property into an LLC, confirm how the transfer fee applies.

Property taxes and what they do to the ratio

New Jersey's property taxes are frequently cited as the highest in the nation, and the bill on a North Jersey multifamily can rival the insurance and maintenance combined. Rates are set by each municipality, and some towns periodically reassess or revalue all properties.

A refinance does not trigger a reassessment. Underwriting uses the current bill, and state relief programs such as those for homeowners do not apply to rentals, so budget on the full figure. On many New Jersey files, the tax bill is the single biggest reason the ratio comes in tighter than expected.

Rent control, eviction rules and flood

Many New Jersey municipalities, including Newark and Jersey City, have local rent control ordinances, and the state's Anti-Eviction Act limits evictions to specific legal causes for most residential rentals. Underwriting uses actual lease rents, so do not count on a rent increase your town's ordinance would not allow.

Flood zones along the Shore, the Passaic and Raritan rivers and low-lying parts of Hudson County are common, and the lender will require flood insurance on properties in mapped zones. That premium counts in the payment.

Example: a Jersey City-area two-family

This example is illustrative and not a quote. An investor owns a two-family home in Hudson County appraised at $780,000 with an existing loan of $360,000. Rent is $5,300 a month, and taxes and insurance run $1,500 a month.

At 75% LTV the new loan is $585,000, leaving $225,000 after the payoff and before closing costs. On a 30-year amortization, principal and interest is about $3,991, so the total payment is about $5,491 and the DSCR is about 0.97x, below the 1.0x standard minimum.

At 70% LTV the loan is $546,000 and principal and interest is about $3,725. The payment drops to about $5,225, the DSCR rises to about 1.01x, and the investor still receives $186,000 before closing costs.

At 75% LTV the ratio falls a little short because of the $1,500 in taxes and insurance. At 70% LTV it clears 1.0x, and the investor still takes out a substantial amount.

How long you need to own the property

Seasoning rules vary by program. Some allow a cash-out within a few months of purchase; others measure the loan against your purchase price plus documented renovation costs until you have owned the property for a set period. If you bought with cash recently, delayed financing may be the cleaner route.

The loan amount is also limited by the 75% LTV cap, by the rent covering the new payment, and on 5-8 unit buildings and larger balances, by program-specific LTV limits that can be lower.

Common uses for cash-out proceeds

Our investor loans are business-purpose loans on non-owner-occupied property, and investors usually use the cash to grow or protect a portfolio:

Common questions

Does LendingStreet do DSCR cash-out refinances in New Jersey?

Yes. LendingStreet finances DSCR cash-out refinances on 1 to 8 unit investment property in New Jersey, up to 75% LTV, with loans starting at $150,000 and no stated maximum.

What limits the size of my cash-out?

The 75% LTV cap, the rent covering the new full payment at the program minimum, and closing costs. On 5-8 unit properties and larger balances, the maximum LTV can be lower.

Does New Jersey charge a transfer fee or mortgage tax on a refinance?

The realty transfer fee applies to deed transfers, so a refinance with no change in ownership generally does not trigger it, and New Jersey has no mortgage recording tax. Confirm costs with your attorney or title company.

Why does my New Jersey rental's DSCR come in so low?

Usually property taxes. They are high statewide and count in full in the payment. A lower loan amount or a sub-1.0 DSCR program can help when the tax bill is heavy.

Does local rent control affect my cash-out?

It can. Underwriting uses actual lease rents, and if your town's ordinance limits increases, the rent you can project is limited too. Bring current leases and your rent registration, if your town requires one.

I just finished a renovation. Can I cash out now?

Possibly. Seasoning varies by program, and recent renovation invoices can support the new value. Some programs cap the loan at cost basis until the property is seasoned.

Do I need tax returns for a DSCR cash-out?

No. The loan qualifies on the property's rent. You still need a 620 or higher credit score, reserves and entity documents if the property is held in an LLC.

Can I cash out on a home I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental, not your residence.
