Investors who bought Providence two- and three-families several years ago are often sitting on far more equity than their loan balance suggests. A DSCR cash-out refinance turns some of that equity into cash for the next purchase, a renovation or reserves, without income documents.
In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals across the Providence metro, up to 75% LTV, qualified on the property's rent with no W-2s or tax returns. The new payment has to clear the standard 1.0x DSCR minimum, the minimum credit score is 620, and LLC borrowers are standard. Seasoning requirements vary by program.
Two forces have built equity in the metro's rental stock: steady demand from students, hospital workers and commuters who cannot find housing elsewhere, and a limited supply of multi-family buildings that cannot easily be added to. Owners who bought in Elmwood, the West End, Federal Hill or Pawtucket years ago, or who renovated a building and raised rents, often find the property is worth much more than they paid.
Common uses of the cash include buying the next rental before prices move again, funding lead and window work across a portfolio, replacing old boilers, or simply building reserves.
This example is illustrative and not a quote. An investor owns a Federal Hill three-family that now appraises at $760,000, with an existing loan balance of $255,000. The units rent for a combined $6,150 a month. Taxes are $1,150 a month and insurance $380.
At 75% LTV the new loan is $570,000. After paying off $255,000 and an estimated $17,100 in closing costs, the investor receives about $297,900. Estimated principal and interest is about $3,947, the full payment about $5,477, and DSCR about 1.12x. Taking a smaller 70% loan of $532,000 would leave about $261,040 in cash and lift DSCR to about 1.18x.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| New loan | $570,000 | $532,000 |
| Payoff of existing loan | $255,000 | $255,000 |
| Estimated closing costs | $17,100 | $15,960 |
| Estimated cash to investor | $297,900 | $261,040 |
| Estimated principal and interest | $3,947 | $3,683 |
| Total monthly payment | $5,477 | $5,213 |
| DSCR at $6,150 rent | 1.12x | 1.18x |
Cash-out goes up to 75% of the appraised value. The real limit is often the rent, not the value: a larger loan means a larger payment, and the combined rent has to cover it at 1.0x or better on most programs. Older buildings with below-market leases can hit the DSCR limit before they hit the LTV limit.
If your rents are well below market, raising them at renewal before you refinance can unlock more cash. Five to eight unit buildings can carry a lower maximum LTV that varies by program.
How long you must own the property before a cash-out refinance varies by program. Some programs use the original purchase price for a period after closing, while others can use the new appraised value sooner if you documented renovation costs. Our seasoning guide explains the common approaches.
If you bought a Providence multi-family with cash or a short-term loan in the last few months, ask about delayed-financing options or a rate-and-term refinance as an alternative.
For a two- to four-unit building, the appraisal includes comparable sales and a rent schedule for each unit. In Providence that means comps with the same unit count and a similar location: a renovated triple-decker on the West End is valued differently from one in Olneyville or on the East Side.
Updated systems, separate utilities, off-street parking and a current lead certificate all help both value and rent. Deferred maintenance on porches, roofs and rear stairs is something appraisers in this city notice.
Property taxes in Providence are higher on non-owner-occupied homes, and statewide revaluations can change your assessment. The DSCR is calculated on the current tax bill, so if a new revaluation is coming, budget for it.
Rhode Island lead rules apply to most pre-1978 rentals. Before refinancing, confirm your lead certificates are current, since a lapse can complicate insurance and leasing. Also confirm the property is registered as a rental where the city requires it.
If you own five or more rentals in the metro, a blanket portfolio loan can refinance them together on one closing, with release provisions for selling individual properties later. It can be simpler than five separate cash-out refinances, though individual loans keep each property independent.
A blanket loan qualifies on the combined cash flow of the portfolio, so a strong building can help carry a weaker one. Separate DSCR loans let you refinance or sell each property on its own schedule. Investors with a mix of Providence, Pawtucket and Cranston rentals often compare both before deciding.
Cash-out proceeds are most useful when they go into something that earns more than the added payment costs. In this market, that often means the down payment on another two- or three-family, a renovation that lets you raise rents at turnover, or energy and heating upgrades that cut the owner-paid utility bill on buildings with shared systems.
Keep enough in reserve for the big items Providence buildings throw at owners: a roof, a boiler or a porch rebuild can each run into five figures. Lenders look at reserves on future purchases too, so holding some of the cash back strengthens your next file.

Up to 75% of the appraised value, minus your current loan and closing costs, as long as the rent covers the new payment at the program minimum.
No. DSCR cash-out refinances qualify on the property's rent, not your W-2s or tax returns.
Seasoning varies by program. Some use the purchase price for a period after closing; others can use the new appraised value sooner.
Yes. LLC borrowers are standard for our investor loans.
The appraiser's market rent for the vacant unit may be used on some programs, but a fully leased building gives the strongest file.
Refinancing does not change your tax class, but Rhode Island revaluations and statistical updates can raise your assessment, and that higher bill would lower your DSCR. Check when the next update is due in your city before you choose a loan amount.
No. Our investor loans are business-purpose loans on non-owner-occupied property.
Yes. Many investors use cash-out proceeds as the down payment on their next property. If that next purchase is also financed with a DSCR loan, keep some of the cash as reserves, since reserves are reviewed on every new file.
