Owners who bought Rochester rentals near the Mayo campuses years ago often hold large equity. A DSCR cash-out refinance turns part of that equity into money for the next property, a renovation or a payoff, without tax returns.
In short: LendingStreet's DSCR cash-out refinance lets Rochester investors borrow up to 75% of a 1-8 unit rental's appraised value, qualifying on the property's rent instead of personal income. The new payment has to meet the 1.0x standard minimum DSCR, and seasoning requirements vary by program. In Rochester, how the property is rented (long-term lease or furnished medical stays) shapes the income the loan can use.
Rochester's steady rental demand has made many long-held properties valuable. Common uses for cash-out proceeds include:
Timing matters in Rochester because demand follows the medical calendar. Many investors refinance in late winter or early spring so cash is ready when sellers list in spring and buyers relocating for summer start dates are active. If you want to buy during that season, start the refinance a couple of months ahead.
The loan is capped at 75% of appraised value, and the full payment (principal, interest, taxes, insurance and any HOA) has to be covered by rent at the program minimum. On a well-leased duplex near the clinic, the value limit usually binds first. On a higher-priced single-family home, the rent often limits the loan before the LTV does.
If the property is a single-family home in a newer subdivision, HOA dues also count in the payment and lower the ratio. A modest HOA can change the result on a home that is close to the line, so include it from the start. Twin homes often share an association that covers exterior maintenance and snow removal, which raises dues but can lower your repair costs.
This example is illustrative and not a quote. An investor owns a duplex in Slatterly Park, a short walk from the Saint Marys campus. It appraises at $460,000, and the two units lease for $3,100 a month in total. The current balance is $120,000. Taxes are $450 a month and insurance is $165.
At 75% LTV the new loan is $345,000. Estimated principal and interest is about $2,383, the total payment is about $2,998 and the DSCR is about 1.03x. After paying off the old loan and about $7,000 of estimated closing costs, the investor receives roughly $218,000.
| Item | Amount |

| Appraised value | $460,000 |
| New loan (75% LTV) | $345,000 |
| Existing loan payoff | $120,000 |
| Estimated closing costs | $7,000 |

A cash-out on a long-term rental is sized on the lease or the appraiser's market rent. If your Rochester property operates as a furnished rental for traveling staff or patient families, ask which program fits. Some short-term rental programs can use short-term income, often documented with operating history or a third-party projection, and confirming the property's compliance with city rules is part of that review. Our STR refinance page explains the details.
Furnished properties also carry extra costs that do not enter the ratio, such as utilities, internet, cleaning and furnishing replacement. Review your actual net income, not just gross bookings, before you decide how much cash to take out of a furnished rental.
If you bought or renovated recently, some programs base the loan on your cost rather than the new appraised value until the property is seasoned. Requirements vary by program. Our cash-out seasoning guide covers the details. If your goal is simply to pay off a short-term loan, a rate-and-term refinance may work sooner and can reach higher leverage on some programs.
Use the current non-homestead Olmsted County tax figure in your ratio. If the property was recently purchased from an owner-occupant, check that the tax statement reflects the rental classification. At closing, Minnesota's mortgage registry tax applies to the new loan amount, along with title, appraisal and recording costs.
Appraisers compare your property to recent sales nearby, and condition affects value. Before the appraisal, handle simple repairs, make sure smoke and carbon monoxide detectors are in place and prepare a list of improvements with dates and costs, such as a new roof after a hail claim or a new furnace. Make sure every unit is accessible on the appraisal day.
Cash-out proceeds are business-purpose funds for your investing. Many Rochester investors use them to buy the next rental, and once they hold five or more, consider a blanket portfolio loan for one closing and one payment. Our investor loans are business-purpose loans on non-owner-occupied property.
Before you spend the proceeds, keep reserves for the property you refinanced. Rochester winters bring furnace calls, frozen pipes and snow removal bills, and a healthy reserve protects you from using expensive short-term money to cover repairs. Lenders on your next purchase will also want to see cash on hand after the down payment.
