DSCR Cash-Out Refinance on South Bend Rental Properties

South Bend investors have watched values rise around Notre Dame, the East Bank and the city's revived near west side. Indiana's property tax caps keep the tax line predictable, which makes a DSCR cash-out easier to underwrite here than in many Midwest markets.

In short: LendingStreet finances DSCR cash-out refinances on 1-8 unit rentals in the South Bend area, up to 75% LTV and qualified on the property's rent with no W-2s or tax returns. The new payment has to be covered at 1.0x on standard programs. Indiana caps property taxes on residential rentals at 2% of gross assessed value, student lease cycles near Notre Dame shape the rent figure, and the $150,000 loan minimum matters on lower-priced homes.

How a cash-out refinance works on a South Bend rental

A cash-out refinance replaces the current mortgage on a rental with a larger loan and hands you the difference. On our DSCR programs the new loan can go up to 75% of the appraised value, and it qualifies on the property's rent instead of your W-2s or tax returns.

The test is the debt service coverage ratio: monthly rent divided by the new payment, which includes principal, interest, taxes, insurance and any HOA dues. Standard programs look for 1.0x or better after the cash comes out, and sub-1.0 programs exist for some files. Indiana's circuit breaker caps make the tax side of that ratio easier to forecast here than in neighboring Illinois or Michigan.

South Bend rental neighborhoods

Around Notre Dame, the Northeast neighborhood, Harter Heights and the streets north of campus hold houses leased by the bedroom to students and graduate tenants. The East Bank and River Park have seen new investment, while the Near Northwest, Howard Park and Sunnyside areas offer older frame homes at modest prices. Rum Village and the southeast side are lower-priced.

Mishawaka and Granger to the east have newer homes and stronger school-driven demand, and Elkhart County employers in RV manufacturing add another tenant base. Saint Mary's College, Indiana University South Bend and Memorial and Saint Joseph hospitals support steady rentals too.

Indiana's 2% cap on rental property taxes

Indiana's constitutional circuit breaker caps property tax bills at 1% of gross assessed value for homesteads, 2% for other residential property including rentals, and 3% for commercial property. For a South Bend rental, that means the tax bill should not exceed about 2% of the assessed value, though many bills come in lower.

Assessments are trended every year, so rising sale prices near campus and the East Bank show up in the next assessment. If you bought from an owner-occupant, the homestead deduction and 1% cap no longer apply, and the bill can rise. Pull the current St. Joseph County bill and confirm it reflects rental status.

Worked example: a four-bedroom house near Notre Dame

This example is illustrative and not a quote. An investor owns a four-bedroom house north of campus appraised at $260,000, owing $90,000. It leases for $2,400 a month on a 12-month lease to graduate students. Taxes, capped at 2% of assessed value, are about $400 a month; insurance is about $130.

At 75% LTV the new loan is $195,000. After paying off the $90,000 balance, about $105,000 is left before closing costs. Estimated principal and interest on a 30-year schedule is about $1,363, so with taxes of $400 and insurance of $130 the monthly payment is about $1,893 and DSCR is about 1.27x.

Even if taxes rose to the full 2% cap on the appraised value, about $433 a month, the payment would be about $1,926 and DSCR about 1.25x.

Because the cap sets a ceiling on taxes, the worst-case ratio is easy to calculate, which is one reason Indiana rentals tend to underwrite cleanly.

Student rentals and lease timing

Near Notre Dame, leases often run on an academic-year schedule and are signed months ahead. For a cash-out, underwriting usually uses the in-place lease or a market rent estimate, so a house leased by the bedroom should have leases covering the full year or a rent schedule the appraiser can support.

South Bend limits the number of unrelated occupants in some residential zones, and the city has a rental registration and safety inspection program. Keep both current; the appraiser may count bedrooms, and the underwriter will want rent the property can legally collect.

The $150,000 minimum in a lower-priced market

At 75% LTV a property needs to appraise around $200,000 to reach our $150,000 minimum. Student houses near campus and homes in Mishawaka and Granger often clear it; many older single-family homes on the west side do not.

Owners with several lower-value rentals can combine five or more in a blanket portfolio loan with one closing. Lake Michigan-effect snow and older roofs can affect insurance, so get a quote before you apply.

Common questions

What is Indiana's property tax cap on rentals?

Indiana caps residential rental property taxes at 2% of gross assessed value under its circuit breaker. Some voter-approved levies can fall outside the cap, so check the bill.

Can I use student rent on a South Bend cash-out?

Yes, with leases or a market rent estimate the appraiser supports. Academic-year leases should cover the full year or be backed by a rent schedule.

Can I refinance a South Bend house worth $170,000?

Not alone at 75% LTV, because the loan would fall under $150,000. A blanket loan with other rentals can work.

Do you lend in Mishawaka and Elkhart?

Yes. DSCR cash-outs are available across St. Joseph and Elkhart counties.

How soon after buying can I do a cash-out in South Bend?

Seasoning varies by program. Some allow a cash-out within months of purchase, others want a longer ownership period or cap the loan at the purchase price plus documented improvements. Our seasoning guide covers the common rules.

Will you ask for my W-2s or tax returns?

No. DSCR loans qualify on the rental income of the property. Credit, reserves and LLC documents are still part of the file.

Can my LLC be the borrower?

Yes. Business-purpose DSCR loans are commonly made to LLCs, with the members signing for the loan personally.
