Cash-Out Refinance on Texas Investment Property

Texas has a reputation for strict cash-out rules, and investors sometimes assume those rules cover their rentals. They are aimed at homesteads. A business-purpose DSCR cash-out on a rental works differently.

In short: Yes, LendingStreet finances DSCR cash-out refinances on investment property in Texas, up to 75% LTV, qualifying on the property's rent. The Texas home equity rules people hear about apply to homesteads, not to non-owner-occupied rentals financed for business purposes. What usually limits a Texas cash-out is the property tax bill, which sits inside the payment and lowers the ratio. Standard programs need a 1.0x DSCR after the cash-out, a 620 credit score and no W-2s or tax returns.

Homestead rules vs. investment property in Texas

The Texas Constitution puts special limits on cash-out loans secured by a homestead, the home you live in. Those limits are why Texas cash-out refinancing has its reputation.

A rental you do not live in is not your homestead. A DSCR cash-out on that property is a business-purpose loan, and the homestead cash-out rules generally do not apply. Lenders commonly ask you to sign a statement confirming the property is not your homestead. If you ever claimed a homestead exemption on the property, clear that up with the county appraisal district first, and ask your title company or attorney if anything about the property's history is unclear.

Property taxes: the number to check first

Texas has no state income tax, and property taxes do much of the work instead. On a DSCR loan the monthly tax escrow is part of the payment, so a high tax rate lowers the ratio the same way a higher interest rate would.

Use the current tax bill, not the bill from the year you bought. Values in Dallas-Fort Worth, Austin, Houston and San Antonio have been reassessed upward in many neighborhoods, and the refinance appraisal can hint at where the next assessment is headed. Insurance on the Gulf Coast, including windstorm coverage near the coast, adds to the payment as well.

Example: a Dallas-Fort Worth rental with a heavy tax bill

This example is illustrative and not a quote. An investor owns a single-family rental appraised at $340,000 with a $150,000 existing loan. Rent is $2,600 a month. Property taxes and insurance together run $700 a month.

At 75% LTV the new loan is $255,000, which leaves $105,000 after the payoff, before closing costs. At a sample rate of 7.125% on 30-year amortization, principal and interest is about $1,718. The total payment is about $2,418 and the DSCR is about 1.08x, above the 1.0x minimum. Notice that taxes and insurance are about 29% of the payment here, which is typical of why Texas ratios run tighter than the purchase price alone suggests.

Where Texas investors pull equity

Dallas-Fort Worth and Houston are the largest rental markets in the state, with deep single-family and small multifamily stock in the suburbs. Austin investors often hold properties bought before the run-up in prices and have equity to work with. San Antonio, along with Killeen near its large Army base, draws long-term renters, including military households.

Smaller metros such as El Paso, Lubbock, Waco and the Rio Grande Valley have lower prices. There the $150,000 loan minimum can matter, and a blanket portfolio loan across several rentals is sometimes the better fit.

Common uses for the cash

Funds from a business-purpose cash-out go toward investment activity. Texas investors commonly use them in a few ways.

What to bring to the application

Have the current lease or a rent estimate, the latest property tax statement, an insurance quote, a mortgage statement on the existing loan and your LLC documents. If you bought within the last year, include the closing statement and receipts for improvements, since seasoning rules vary by program.

Our financing team reviews the scenario and comes back with 2-3 options, including how much cash the rent can support.

Common questions

Does LendingStreet lend in Texas?

Yes. LendingStreet finances investment property in Texas, including DSCR cash-out refinances up to 75% LTV on non-owner-occupied rentals, with loans from $150,000.

Do Texas home equity cash-out rules apply to my rental?

Those rules are aimed at homesteads. A business-purpose loan on a rental you do not live in is generally treated differently. Confirm any homestead history with your title company or attorney.

Why does my Texas DSCR look lower than I expected?

Property taxes are usually the reason. They are part of the monthly payment in the ratio, and Texas tax bills are high relative to value in many counties.

Can I do a cash-out refinance in my LLC?

Yes. LLC vesting is standard on our DSCR cash-out programs. If the property is in your personal name today, ask about moving it into the LLC as part of the refinance.

Is a rate-and-term refinance available instead?

Yes. If you only want a better rate or to replace a short-term loan without taking cash, a rate-and-term refinance is available and can allow higher leverage than cash-out.

How soon can I refinance after buying in Texas?

It depends on the program. Some allow cash-out with little or no seasoning; others want several months of ownership or cap the loan at purchase price plus documented improvements.
