DSCR Cash-Out Refinancing for Winston-Salem Rentals

Winston-Salem rental values have climbed well above what many owners paid five or ten years ago. A DSCR cash-out refinance turns that equity into cash for the next deal, and it qualifies on the property's rent rather than on your tax returns.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Winston-Salem and Forsyth County up to 75% LTV, qualifying on rent with no W-2s or tax returns. The standard minimum DSCR is 1.0x at the new payment, the minimum credit score is 620 and LLC borrowers are standard. In Forsyth County, the latest revaluation can change your tax bill, so the ratio should be run on current taxes.

Equity, rent and the new payment

Cash-out is limited by two things: value and rent. Value sets the maximum loan at 75% LTV. Rent sets whether the bigger payment still clears the program's ratio. In Winston-Salem, where many rentals were bought at low prices and rents have risen, both often work, but small multi-family buildings with below-market leases can be held back by the rent side.

If leases are below market, consider whether renewals at market rent before the refinance would improve the result. The appraiser will look at both the leases and market rent for each unit.

A useful habit is to run the ratio at two or three loan amounts before you apply. The maximum cash is not always the best answer if it leaves the property with a thin cushion for vacancy, repairs or the next revaluation.

Worked example: a fourplex near WSSU

This example is illustrative and not a quote. An investor owns a fourplex east of downtown, bought years ago, now appraised at $480,000. The remaining mortgage is $160,000. Each unit rents for $1,125, so qualifying rent is $4,500 a month. Insurance is $260 a month.

At 75% LTV the new loan is $360,000, about $200,000 more than the payoff before closing costs. Estimated principal and interest is about $2,480. Using the old tax bill of $410 a month, DSCR would be about 1.43x. After the county's revaluation the bill is $520 a month, the total payment is about $3,260 and DSCR is about 1.38x.

In this example the revaluation is not fatal, but it trims the cushion. On a building with lower rents or higher insurance, the same tax change could push the ratio below 1.0x at full leverage, and a slightly smaller loan would be needed.

Why the revaluation matters

North Carolina counties must reappraise all property at least every eight years, and Forsyth County has moved to more frequent revaluations. After a revaluation, a rental that was assessed well below market can see a large jump in assessed value, even if the tax rate is lowered. Lenders use current taxes, so a cash-out run on an older bill can overstate the ratio.

Look up the property's current assessed value on the county's records and multiply by the combined county and city or town rate. If you think the value is too high, the county has an appeal process, but plan your loan on the bill you have.

Seasoning and recently renovated properties

How long you need to own a property before a cash-out is based on today's appraised value varies by program. Investors who bought, renovated and leased a Winston-Salem property within the past year should ask how their program treats the purchase price and rehab costs. Our cash-out seasoning guide explains the common approaches.

Owners who have held a property for several years generally do not face seasoning questions; for them the analysis is simply value, rent and current taxes. Investors who bought recently should ask before paying for an appraisal.

North Carolina closing details

A licensed attorney supervises the refinance closing in North Carolina. There is no state mortgage tax, which keeps refinance closing costs lower than in some states; costs typically include the appraisal, title insurance, attorney fees, recording fees and any escrow deposits. The deed of trust is recorded with the Forsyth County Register of Deeds.

Because closing costs are relatively low without a state mortgage tax, a cash-out in North Carolina often nets more of the gross proceeds than a similar loan in a state that taxes mortgages. Still, budget for the appraisal, title insurance, attorney fees, escrow deposits for taxes and insurance, and any lender fees when estimating net cash.

What lenders look for on older rentals

Appraisers and insurers will note condition on older buildings, especially roofs, crawlspaces, HVAC and electrical. If the building needs work, cash-out proceeds can fund it, but the appraisal is based on current condition. Recent improvements, documented with invoices, help support value.

Older fourplexes and small buildings near the universities often have one HVAC unit per apartment of varying ages; list them with install dates so the appraiser and insurer see the maintenance history.

Using the proceeds

Our investor loans are business-purpose loans on non-owner-occupied property, and cash-out proceeds typically fund business purposes: a down payment on another Triad rental, renovations that raise rent, or paying off a short-term rehab loan on a different property. If you own five or more rentals, a blanket portfolio loan can sometimes pull cash from several at once with one closing.

Before you pull cash, think about where it goes next. A down payment on another Winston-Salem rental adds a second payment, so check that both properties work at their new numbers. Many investors keep part of the proceeds as reserves, which also helps with future loans.

Common questions

How much cash can I take out?

Up to 75% of the appraised value, minus your existing payoff and costs, if the rent clears the program minimum at the new payment.

Does a Forsyth County revaluation affect my refinance?

Yes. Lenders use current taxes, so a higher assessed value raises the payment and lowers the ratio.

Is there a mortgage tax on a North Carolina refinance?

No state mortgage tax applies, though recording fees and other closing costs do.

Do I need tax returns?

No. The loan qualifies on the property's rent.

Can I cash out a fourplex?

Yes. The ratio uses the combined rent of all four units.

What if I bought recently?

Seasoning varies by program. Check our seasoning guide or ask us about your timeline.

Can I take cash out of a property that is paid off?

Yes, up to the program's cash-out limit.

Do you offer cash-out refinances outside Winston-Salem?

Yes. We offer DSCR cash-out refinances across Forsyth County and the Triad, including Clemmons, Kernersville and Lewisville.
