Jersey City sits a PATH ride from Manhattan, and its brick walk-ups in the Heights, Bergen-Lafayette and around Journal Square are a classic 5-8 unit investment. Rents are strong, but so are prices, and rent control and flood maps shape what a building can support.
In short: LendingStreet finances 5 to 8 unit rental buildings in Jersey City with DSCR loans that qualify on the building's rent, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum and the standard minimum DSCR is 1.0x. In Jersey City, high prices often push leverage below the maximum, and rent control, flood zones and short-term rental limits all affect the rent we can count.
The Heights has rows of brick and frame buildings, many with five to eight units, near the Palisade cliffs and bus lines into Manhattan. Journal Square has larger walk-ups close to the PATH station. Bergen-Lafayette, McGinley Square and the West Side have older buildings at lower prices per unit, while Downtown, Hamilton Park and Paulus Hook have brownstones and brick buildings at the highest prices.
Greenville has more frame multi-families and fewer large buildings.
Renters are often Manhattan commuters, hospital workers and students at Saint Peter's University and New Jersey City University.
| Area | Typical 5-8 unit stock | What to check |
|---|---|---|
| The Heights | Brick and frame walk-ups | Parking, rent control status |
| Journal Square, McGinley Square | Larger walk-ups near PATH | Registered rents |
| Downtown, Hamilton Park | Brownstones and brick buildings | Flood zone, high prices |
| Bergen-Lafayette, West Side | Older walk-ups | Condition, flood near the Hackensack |
On a DSCR loan, the building qualifies itself. The rent from all units is divided by the monthly payment, which includes principal, interest, property taxes, insurance and any dues. A ratio of 1.0x is the standard minimum, and some programs go below 1.0x for buildings that are close.
A 5-8 unit building is still a residential loan for us, with an LLC borrower, no W-2s or tax returns and a 620 minimum credit score. Leverage varies by program: up to 80% LTV on purchases on some programs, often less on 5-8 units and bigger balances, and up to 75% on a cash-out refinance. Loans start at $150,000 with no stated maximum and 30-year terms are available. Buildings with nine or more units are financed as commercial multifamily.
Because prices are high relative to rents, many Jersey City buildings land near 1.0x at full leverage. A lower loan amount or a sub-1.0 program is often part of the conversation.
Jersey City went through a citywide revaluation several years ago that raised taxes on many older buildings. Use the current bill and assessment, not one from before the revaluation. Many newer buildings carry long-term tax abatements, but older walk-ups usually do not.
New Jersey's realty transfer fee is generally paid by the seller, and the state has an additional fee on higher-value sales whose rates and payer were changed recently. Buyers pay title, recording and attorney costs, and New Jersey closings usually include an attorney review period after the contract is signed. Confirm current fees with your attorney.
Jersey City's rent control ordinance limits annual increases on covered units, and buildings with five or more units are much more likely to be covered than small owner-occupied homes. Ask the seller for registration statements filed with the city and confirm the legal rents.
New Jersey's Anti-Eviction Act means most tenants can only be removed for one of the causes the law lists, and simply choosing not to renew a lease is generally not one of them. Buildings with five or more units are also classified as apartments for property tax purposes, separate from 1-4 family homes. New Jersey's lead-safe law requires inspections of most pre-1978 rental units, including at tenant turnover.
Jersey City voters approved strict short-term rental rules in 2021. Most 5-8 unit buildings cannot rely on nightly income, so we underwrite long-term leases.
This example is illustrative and not a quote. An investor buys a 6-unit brick walk-up in the Heights for $1,900,000. The units rent for about $2,500 each, or $15,000 a month. Taxes are budgeted at $2,550 a month on the post-revaluation assessment and insurance at $700.
At 75% LTV, the loan is $1,425,000. On a 30-year fixed, principal and interest is about $9,842, the full payment with taxes and insurance is about $13,092, and DSCR is about 1.15x. At 70% LTV, the loan is $1,330,000, principal and interest is about $9,186, the payment is about $12,436 and DSCR is about 1.21x.
Both cases clear 1.0x, with more room. Since rent control limits how fast rents grow, the extra margin is worth weighing against the roughly $95,000 in extra cash at closing.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| Gross monthly rent | $15,000 | $15,000 |
| Loan amount | $1,425,000 | $1,330,000 |
| Principal and interest | $9,842 | $9,186 |
| Property taxes | $2,550 | $2,550 |
| Insurance | $700 | $700 |
| Total monthly payment | $13,092 | $12,436 |
| DSCR | About 1.15x | About 1.21x |
Much of Downtown and parts of the West Side and Bergen-Lafayette are low-lying and fall in mapped flood zones, where flood insurance is generally required and adds to the payment. Basements and ground-floor units are the most exposed.

Fill out the form below or call (877) 298-1001. Tell us the address, rents, price and target leverage, and we will size the loan on a realistic payment, test it at a couple of loan amounts and come back with options. A building that needs repairs or lease-up first can start on a bridge loan and refinance into a DSCR loan once it is rented.
It may be. Jersey City's ordinance covers many buildings of five or more units. Check registration with the city's rent leveling office and confirm with an attorney.
Generally no. Jersey City's short-term rental rules are strict, so we underwrite long-term leases on 5-8 unit buildings there.
Yes. If the building is in a flood zone and coverage is required, the premium is part of the monthly payment and lowers the ratio.
Not with us. Our residential DSCR programs cover 1 to 8 units, so a 6-unit building qualifies on rent like any other rental. Nine units and up is financed as commercial.
Up to 80% on a purchase on some programs and up to 75% on a cash-out, but 5-8 unit buildings often carry lower maximums. The exact figure varies by program and by how strongly the rent covers the payment.
We look at a smaller loan, a sub-1.0 DSCR program or a bridge loan while you raise rents or fill vacancies, with a DSCR refinance once the building supports it.
Yes. Closing in an LLC is standard. The members typically sign for the loan personally, and the operating agreement and formation documents go in the file.
