Oklahoma City offers small apartment buildings at prices where rent can cover the payment with room to spare. The catch is weather: hail and tornadoes make insurance the line that moves most deals.

In short: LendingStreet finances 5 to 8 unit rental buildings across Oklahoma City, Edmond, Norman, Moore and the rest of the metro with DSCR loans that qualify on rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum and a 1.0x standard minimum DSCR. In OKC, price hail and wind insurance before anything else, and budget taxes on your purchase price.

OKC submarkets for small buildings

Midtown, Mesta Park, Heritage Hills, the Plaza District and the Paseo have older small buildings and large homes divided into units near downtown. Uptown 23rd and Classen Ten Penn offer lower prices with renovation work. Capitol Hill south of the river has older stock at the lowest prices.

Midwest City and Del City near Tinker Air Force Base have small garden buildings. Norman, home to the University of Oklahoma, has buildings that rent to students, and Edmond, home to UCO, has higher rents.

Most small buildings near downtown are two-story brick from the 1920s through the 1960s, while those near Tinker and in the suburbs are newer garden buildings with individual HVAC units. Divided homes in Heritage Hills and Mesta Park are often in historic preservation districts.

Hail, tornadoes and insurance

Central Oklahoma is one of the most hail- and tornado-prone regions in the country, and Moore has been hit by major tornadoes more than once. Insurers have raised premiums and wind and hail deductibles, and some write older roofs on an actual cash value basis.

A newer roof, impact-resistant shingles and storm shelters can help. Get quotes during your inspection period.

Midtown OKC example: 8 units, two leverage levels

This example is illustrative and not a quote. An investor buys an eight-unit older building near Midtown for $760,000. Rents average $900 per unit across all 8 units, for $7,200 of gross monthly rent. The budget carries $760 a month for taxes and $750 for insurance.

With a 75% LTV loan of $570,000, estimated principal and interest runs about $3,986 and the total payment about $5,496, which puts DSCR near 1.31x. Cutting leverage to 70% LTV, a $532,000 loan, lowers the payment to about $5,230 and lifts DSCR to about 1.38x, at the cost of $38,000 more down.

Insurance is nearly equal to taxes here, which is common in Oklahoma. A newer roof could lower the premium and improve the ratio.

Oklahoma County taxes and closing

Oklahoma assesses property at a fraction of market value set by each county, generally between 11% and 13.5%. Oklahoma County's millage varies by school district. Homestead exemptions do not apply to rentals. Budget on your purchase price.

Oklahoma charges a documentary stamp tax on deeds, typically paid by the seller.

Each county sets its own assessment percentage within the state range, and millage differs by school district and city. A building in Edmond or Norman will carry a different bill from a similar building in Oklahoma City proper, so pull the exact parcel record from the county assessor.

Oklahoma does not have the high combined tax rates of Texas, which is one reason OKC buildings often clear 1.0x with room to spare. Insurance has become the bigger variable.

Employers and demand

Tinker Air Force Base, state government, the University of Oklahoma Health Sciences Center, energy companies and a growing aerospace and logistics sector support steady demand. Rents are moderate, but so are prices.

The OKC metro has added jobs at a steady pace, and downtown redevelopment in Bricktown, Midtown and the Innovation District has drawn younger renters. New apartment construction has followed, which keeps rent growth moderate.

Local rules

Oklahoma City, Edmond, Norman and Moore each have their own permitting and code rules. Confirm zoning allows the building's unit count and that conversions were permitted.

Oklahoma City has historic preservation districts, including Heritage Hills and Mesta Park, where exterior changes need review by the historic preservation commission. Plan for that if you expect to replace windows, roofs or porches.

Oklahoma's landlord-tenant act sets notice periods and deposit rules. Eviction cases in Oklahoma County move fairly quickly compared with many states, but follow the process carefully.

Underwriting rules for Oklahoma City buildings of five to eight units

A five to eight unit rental in Oklahoma City qualifies the same basic way as a duplex: the combined rent of every unit has to cover the full monthly payment. Lenders look at the rent roll, current leases and the appraiser's market rents, and use the lower figure where they differ. Your W-2s and tax returns stay out of it.

You can borrow from $150,000 with no stated maximum, up to 80% LTV to buy and up to 75% LTV on a cash-out refinance, though 5-8 unit properties often top out lower depending on the program. The standard minimum ratio is 1.0x with a 620 credit score floor, LLC ownership is normal, and 30-year terms are available. Buildings just below 1.0x can be reviewed for a sub-1.0 program.

Common questions

Why is insurance high in Oklahoma City?

Hail and tornado risk. Premiums and percentage-based wind and hail deductibles have risen across central Oklahoma, and older roofs may only be covered at depreciated value.

How does Oklahoma assess rental property?

Each county assesses property at a set fraction of market value, generally 11% to 13.5%, then applies local millage. Rentals do not receive homestead exemptions.

Can I finance a building near Tinker Air Force Base?

Yes. Midwest City and Del City have small garden buildings that rent to base personnel and civilian workers.

Do student leases in Norman count?

Yes. Leases near the University of Oklahoma count when supported by the appraiser's market rent.

Can storm shelters help a building?

They can make units more attractive to tenants in a tornado-prone area, and some insurers consider them.

Do you lend on a Oklahoma City building I would live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented to tenants.

What minimum DSCR do I need on a Oklahoma City building of five to eight units?

The standard minimum is 1.0x, meaning rent covers the full monthly payment. Sub-1.0 programs exist for some buildings with strong value and reserves.

How much can I borrow on five to eight units in Oklahoma?

Loans start at $150,000 with no stated maximum. Purchase leverage goes up to 80% LTV and cash-out up to 75%, but maximum LTV on 5-8 units is often lower and varies by program.
