Oklahoma City and Tulsa have a deep supply of small apartment buildings from the 1950s through the 1980s. Prices per unit are moderate, and the 5 to 8 unit building is often where investors move after duplexes and fourplexes.
In short: LendingStreet makes DSCR loans on 5, 6, 7 and 8 unit residential rentals in Oklahoma, sized on the building's rent rather than your income. Expect a 620 minimum credit score, a 1.0x standard minimum ratio and leverage that varies by program, often a little below what a fourplex gets. In Oklahoma, hail and wind insurance is usually the line that decides the file, ahead of property taxes.
Oklahoma City has small buildings in Midtown, the Plaza District, Paseo, Mesta Park, Heritage Hills and near the OU Health medical district, many of them 1920s to 1960s brick buildings with six or eight units. Tulsa has them in Midtown, Kendall-Whittier near the University of Tulsa, the Pearl District, Cherry Street and along older corridors north and east of downtown.
Norman has small complexes near the University of Oklahoma, and Stillwater has them near Oklahoma State. Lawton has buildings tied to Fort Sill, and Edmond and Broken Arrow have newer small complexes at higher prices.
| Area | Typical buildings | What to check |
|---|---|---|
| OKC: Midtown, Plaza, Mesta Park | Older small buildings | Roofs, hail history, HVAC |
| Tulsa: Midtown, Kendall-Whittier | Small complexes and walk-ups | Insurance deductibles |
| Norman, Stillwater | Student-oriented buildings | Lease cycles, turnover |
Underwriting adds up the rent from every unit, using signed leases and the appraiser's market rent opinion, and divides it by the full monthly payment: principal, interest, taxes, insurance and HOA dues if any. Standard programs look for 1.0x or better.
Taxes and insurance carry more weight on a 5 to 8 unit building than on a single-family rental, because the bills are bigger and they sit inside the payment. A tax bill that is $300 a month higher than you planned, or an insurance quote that jumps at renewal, can move the ratio more than a modest change in rate.
Because 5 to 8 units is treated as residential on our programs, you qualify on rent with no W-2s or tax returns. What changes from a fourplex is leverage: purchase loans go up to 80% LTV on some programs, but 5 to 8 unit buildings often get less. Plan your down payment with that in mind.
| Term | What to expect |
|---|---|
| Property type | 5 to 8 unit residential rental |

| Purchase LTV | Up to 80% on some programs; often lower on 5-8 units |
| Cash-out LTV | Up to 75%; varies by program |
| Minimum DSCR | 1.0x standard; sub-1.0 programs exist |
| Credit score | 620 minimum |
| Income documents | None; qualifies on rent |
| Borrower | LLC standard; sign for the loan personally |
Oklahoma charges a documentary stamp tax on deeds, customarily paid by the seller. Buyers pay title insurance, recording fees, the appraisal and lender costs, all shown on the term sheet and closing statement.
Property taxes in Oklahoma are relatively moderate compared with many states. Annual increases in assessed value are limited, but the value can reset after a sale. Use the county assessor's figures and budget on a value close to your purchase price.
Oklahoma sits in the heart of hail and tornado country, and severe spring storms are routine. Insurers price roofs carefully, and many policies now carry percentage-based wind and hail deductibles that can mean a large out-of-pocket cost after a storm. On a 5 to 8 unit building, the premium can be one of the biggest lines in the payment.
Ask for the roof age, material and claim history before you make an offer. A newer roof, or impact-resistant materials, can lower the premium. Oklahoma also has earthquake exposure in some areas; earthquake coverage is usually separate and optional, so ask your agent about it.
This example is illustrative and not a quote. An investor buys a Tulsa Midtown eight-unit building for $690,000. Each unit rents for about $875 a month, so gross rent is $7,000. Property taxes are budgeted at $525 a month and insurance at $750. The owner also pays about $400 a month in utilities and common-area costs, which affect cash flow but are not part of the DSCR payment.
At 75% LTV the loan is $517,500. On 30-year amortization, principal and interest is about $3,618, so the payment with taxes and insurance is about $4,893 and the DSCR is about 1.43x.
That clears the 1.0x standard minimum. After the owner-paid costs, about $1,707 a month is left before vacancy, repairs and management, which is why a realistic expense budget matters as much as the ratio.
| Item | 75% LTV |
|---|---|
| Purchase price | $690,000 |
| Gross monthly rent | $7,000 |
| Loan amount | $517,500 |
| Principal and interest | $3,618 |
| Property taxes | $525 |
| Insurance | $750 |
| Monthly payment (PITI) | $4,893 |
| DSCR | About 1.43x |
Oklahoma's Residential Landlord and Tenant Act sets rules for deposits, notices and entry. Oklahoma generally does not have local rent control, so rents follow the market and lease terms.
Oklahoma City and Tulsa have code enforcement programs that inspect older buildings when complaints come in, and some cities have rental inspection rules. Ask the seller for open notices and check with the city before closing.
With moderate prices and steady demand from energy, aerospace at Tinker Air Force Base and in Tulsa, health care and the universities, many small Oklahoma buildings clear the ratio at standard leverage. Insurance is the swing factor. A $300 a month change in premium can move the ratio more than a small change in rate.
Get your insurance quote during your inspection period, not after. If the quote comes in high, you still have time to renegotiate or adjust the loan amount.
Gather these before you reach out and the appraisal and underwriting move faster.
Our investor loans are business-purpose loans on non-owner-occupied property. Share the property address, rent roll, purchase price or current loan, and your target loan amount. We will size the ratio with real tax and insurance figures and show you what each loan amount does to it. Get a quote with the form below or call (877) 298-1001.
If the building has nine or more units, it falls under commercial financing instead; see our multifamily loans page.
By custom the seller pays the documentary stamp tax on the deed. Confirm the split and the amount with your title company.
Hail, wind and tornado risk drive premiums and deductibles. Roof age, material and claim history all matter, so ask for them early.
Yes. They can qualify on lease income. Expect underwriting to look at turnover, lease dates and whether rents are per unit or per bedroom.
If you buy it or the lender requires it, the premium is part of insurance. Many owners in Oklahoma carry it separately as optional coverage.
Purchase loans go up to 80% LTV on some programs, but 5 to 8 unit buildings and larger balances often get less. Plan for 20% to 30% down plus reserves, depending on the program and the ratio.
No. The loan qualifies on the building's rent. You need a 620 or higher credit score, reserves and entity documents if you buy in an LLC.
Vacant units can often be counted at a market rent the appraiser supports, but some programs want a minimum number of units leased. It varies by program, so tell us about vacancies up front.
On our programs, 1 to 8 units is residential, so 5, 6, 7 and 8 unit buildings qualify for a DSCR loan on rent. Nine or more units moves to commercial financing.
