DSCR Loans for 5 to 8 Unit Rentals in Pittsburgh

Pittsburgh's rental market is anchored by universities and hospitals, and its five to eight unit buildings sit on some of the steepest streets in the country. Prices per unit are moderate, but hillsides, old infrastructure and transfer tax all need a line in your budget.

In short: LendingStreet finances 5 to 8 unit rental buildings in Pittsburgh with DSCR loans that qualify on the building's rent, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, the minimum credit score is 620 and the standard minimum DSCR is 1.0x. In Pittsburgh, check the combined transfer tax, mine subsidence and slope conditions early.

Where Pittsburgh's 5-8 unit buildings are

Oakland, Shadyside and Squirrel Hill have brick apartment buildings and large houses divided into units, renting to students and staff at Pitt, Carnegie Mellon and UPMC. Lawrenceville, Bloomfield and Friendship have rowhouses and small buildings that have drawn young professionals. Mount Washington, the South Side Slopes and Polish Hill have buildings set into the hillsides.

On the North Side, Allegheny West, the Mexican War Streets and Brighton Heights have Victorian rowhouses and divided houses at lower prices per unit.

Close-in suburbs such as Dormont and Mount Lebanon also have small brick apartment buildings near the T light rail.

Underwriting a Pittsburgh 5-8 unit building on rent

On a DSCR loan, the building qualifies itself. The rent from all units is divided by the monthly payment, which includes principal, interest, property taxes, insurance and any dues. A ratio of 1.0x is the standard minimum, and some programs go below 1.0x for buildings that are close.

A 5-8 unit building is still a residential loan for us, with an LLC borrower, no W-2s or tax returns and a 620 minimum credit score. Leverage varies by program: up to 80% LTV on purchases on some programs, often less on 5-8 units and bigger balances, and up to 75% on a cash-out refinance. Loans start at $150,000 with no stated maximum and 30-year terms are available. Buildings with nine or more units are financed as commercial multifamily.

Oakland and campus-area rentals often run on August leases. We underwrite signed leases, so renewals in hand before closing make the rent roll stronger.

Pittsburgh transfer tax and property taxes

Pennsylvania charges a 1% state realty transfer tax, and most municipalities and school districts add their own. In Pennsylvania the total is customarily split between buyer and seller, though the contract can say otherwise, so your share is a real closing cost. Pittsburgh's combined city, school district and state rate is well above the 1% baseline, so ask your title company for the exact figure on your price.

Allegheny County assessments have not been reset countywide in many years, so assessed values can lag market prices. Appeals by school districts after a sale are common, and they can raise the assessment toward your purchase price. Budget taxes on the price you pay, not the old assessment.

Rent rules and permits in Pittsburgh

Pennsylvania does not have rent control. Pittsburgh has adopted rental registration and inspection rules, and the details have changed over time, so confirm current registration and permit requirements with the city after closing.

Pittsburgh has many historic districts, including parts of the North Side and Lawrenceville, where exterior changes need review. Factor that into any renovation plan.

Fair housing and source-of-income protections apply in the city, so tenant screening should be consistent across all applicants.

Worked example: a five-unit Bloomfield building

This example is illustrative and not a quote. An investor buys a 5-unit brick building in Bloomfield for $650,000. The units rent for about $1,250 each, or $6,250 a month. Taxes are budgeted at $1,000 a month on the purchase price, not the older assessment, and insurance at $450.

At 75% LTV, the loan is $487,500. On a 30-year fixed, principal and interest is about $3,409, the full payment with taxes and insurance is about $4,859, and DSCR is about 1.29x. At 70% LTV, the loan is $455,000, principal and interest is about $3,181, the payment is about $4,631 and DSCR is about 1.35x.

Both loans clear 1.0x comfortably. Using the older assessed value would have made the ratio look even better, but an appeal could raise the bill after closing. The 70% loan needs about $32,500 more at closing.

Hills, mines and old pipes

Western Pennsylvania has a long history of coal mining, and some properties sit over old mine workings. The state offers mine subsidence insurance, and it is worth asking about. Pittsburgh's hillsides have also seen landslides, so retaining walls and drainage deserve a close look.

Common questions

Will my Pittsburgh property taxes go up after I buy?

They can. Assessments often lag prices, and school districts sometimes appeal after a sale. Budget on your purchase price to be safe.

What is mine subsidence insurance?

Coverage for damage caused by ground movement from old coal mines. Pennsylvania offers it through a state program, and it is worth considering in parts of the Pittsburgh area.

Can I finance a building near Pitt or CMU rented to students?

Yes. Student leases count like any other signed lease in the DSCR calculation.

Does a Pittsburgh building with 5 units count as commercial?

Not with us. Our residential DSCR programs cover 1 to 8 units, so a 5-unit building qualifies on rent like any other rental. Nine units and up is financed as commercial.

What LTV can I get on a five to eight unit building in Pittsburgh?

Up to 80% on a purchase on some programs and up to 75% on a cash-out, but 5-8 unit buildings often carry lower maximums. The exact figure varies by program and by how strongly the rent covers the payment.

Can the loan close in my LLC's name?

Yes. Closing in an LLC is standard. The members typically sign for the loan personally, and the operating agreement and formation documents go in the file.

Can I refinance and pull cash from a Pittsburgh 5-8 unit rental?

Yes, up to 75% LTV on cash-out, depending on the program, as long as the building's rent covers the new payment at the program minimum. How long you need to own it first varies by program.

Can I finance a building I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. Every unit should be rented to tenants.
