DSCR Loans for 5 to 8 Unit Rental Buildings in Providence

Providence packs a lot of rental housing into a small city: triple-deckers, large Victorians divided into apartments and brick buildings near the colleges and hospitals. For 5-8 unit investors, the city's separate tax treatment of non-owner-occupied property is the first thing to price in.

In short: LendingStreet finances 5 to 8 unit rental buildings in Providence with DSCR loans that qualify on the building's rent, with no W-2s or tax returns and LLC borrowers standard. We treat 1 to 8 units as residential, loans start at $150,000 with no stated maximum and the standard minimum DSCR is 1.0x. In Providence, the investor tax rate, lead certificates and older building systems shape most files.

Providence neighborhoods with 5-8 unit buildings

The West End, Elmwood and Armory district have large Victorian houses that were divided into five or more apartments, along with brick buildings on the main corridors. Federal Hill and Smith Hill mix triple-deckers with small apartment buildings. College Hill and the rest of the East Side rent heavily to students at Brown and RISD, and Mount Pleasant and Elmhurst draw Providence College students and staff.

Renters also include hospital workers at Rhode Island Hospital and the Jewelry District's research and medical buildings, plus commuters who use the train to Boston.

Much of the stock is wood frame and more than a century old, so condition varies widely from building to building.

Underwriting a Providence 5-8 unit building on rent

On a DSCR loan, the building qualifies itself. The rent from all units is divided by the monthly payment, which includes principal, interest, property taxes, insurance and any dues. A ratio of 1.0x is the standard minimum, and some programs go below 1.0x for buildings that are close.

A 5-8 unit building is still a residential loan for us, with an LLC borrower, no W-2s or tax returns and a 620 minimum credit score. Leverage varies by program: up to 80% LTV on purchases on some programs, often less on 5-8 units and bigger balances, and up to 75% on a cash-out refinance. Loans start at $150,000 with no stated maximum and 30-year terms are available. Buildings with nine or more units are financed as commercial multifamily.

Student rentals near the colleges often run on June or September leases. We underwrite the signed leases, so buying with renewals already in place helps.

Investor tax rates and Rhode Island closing costs

Providence taxes owner-occupied homes and non-owner-occupied residential property differently, and investor-owned rentals pay more. If the seller lived in the building, their bill likely reflects owner-occupied treatment that you will not get. Ask the tax assessor how the building will be classified after you buy.

Rhode Island's realty conveyance tax is generally paid by the seller, and an additional conveyance tax applies to the portion of high-value sales above a set threshold. Buyers pay title, recording and attorney costs plus prepaid taxes and insurance. Confirm current rates with your closing attorney.

Rhode Island rent rules and lead certificates

Rhode Island does not have rent control. The state has added tenant protections in recent sessions, including limits on rental application fees and longer notice for some rent increases, so check the current landlord-tenant act before you plan increases.

Rhode Island's lead hazard mitigation rules require owners of most pre-1978 rentals to obtain a lead certificate showing the units meet the standard. For a 5-8 unit building, that means an inspection for each unit. Ask the seller for current certificates and budget for any that are missing.

Providence also expects owners of non-owner-occupied rentals to register with the city. Confirm the current requirement with the city after closing.

Worked example: a six-unit West End Victorian

This example is illustrative and not a quote. An investor buys a 6-unit Victorian in the West End for $1,150,000. The units rent for about $1,900 each, or $11,400 a month. Taxes are budgeted at $1,500 a month at the non-owner-occupied rate and insurance at $600.

At 75% LTV, the loan is $862,500. On a 30-year fixed, principal and interest is about $5,957, the full payment with taxes and insurance is about $8,057, and DSCR is about 1.41x. At 70% LTV, the loan is $805,000, principal and interest is about $5,560, the payment is about $7,660 and DSCR is about 1.49x.

Both loans clear 1.0x. If the seller's owner-occupied tax bill had been used instead, the ratio would look stronger than it really is. The 70% loan needs about $57,500 more at closing.

Common questions

Why will my Providence tax bill be higher than the seller's?

Providence taxes non-owner-occupied residential property at a higher effective rate than owner-occupied homes. If the seller lived in the building, budget on the investor treatment instead of their bill.

Do I need lead certificates to finance a Providence rental?

Rhode Island requires lead certificates on most pre-1978 rentals. They are a compliance item rather than a loan condition in every case, but missing certificates are a cost you should plan for.

Can I finance a Providence building rented to students?

Yes. Student leases count as rent like any other, as long as they are signed leases or supported by a market rent estimate.

Does a Providence building with 6 units count as commercial?

Not with us. Our residential DSCR programs cover 1 to 8 units, so a 6-unit building qualifies on rent like any other rental. Nine units and up is financed as commercial.

What LTV can I get on a five to eight unit building in Providence?

Up to 80% on a purchase on some programs and up to 75% on a cash-out, but 5-8 unit buildings often carry lower maximums. The exact figure varies by program and by how strongly the rent covers the payment.

Can the loan close in my LLC's name?

Yes. Closing in an LLC is standard. The members typically sign for the loan personally, and the operating agreement and formation documents go in the file.

Can I refinance and pull cash from a Providence 5-8 unit rental?

Yes, up to 75% LTV on cash-out, depending on the program, as long as the building's rent covers the new payment at the program minimum. How long you need to own it first varies by program.

Can I finance a building I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property. Every unit should be rented to tenants.
