DSCR Loans for Anchorage Rental Properties

Anchorage has a housing market boxed in by mountains, water and a military base. Land is scarce, inventory is thin and rents are steady, but prices are high enough that the property tax bill and your down payment decide whether a rental clears the ratio.

In short: LendingStreet offers DSCR loans on 1-8 unit rentals across the Municipality of Anchorage, Eagle River, Chugiak and the Mat-Su Borough, qualifying on the property's rent instead of tax returns or W-2s. Loans start at $150,000 with no stated maximum, go up to 80% LTV on a purchase and 75% on a cash-out refinance, with a 1.0x standard minimum DSCR, a 620 minimum credit score and LLC borrowers standard.

A rental market with hard edges

The Chugach Mountains, Cook Inlet and Joint Base Elmendorf-Richardson (JBER) wrap around the Anchorage Bowl, which leaves little room for new subdivisions. Most rental stock was built decades ago, much of it during the oil pipeline years of the 1970s and early 1980s, and new supply comes slowly.

That scarcity supports rents, and so does a steady flow of military families, medical staff, airline and cargo workers at Ted Stevens Anchorage International Airport and oil industry employees. The trade-off is price: buying a rental in Anchorage takes more capital than in most mid-sized metros.

Where Anchorage investors buy

Investors in the Bowl focus on a handful of areas, each with its own housing stock and tenant base. Eagle River and Chugiak, north along the Glenn Highway, are part of the Municipality but feel suburban. Wasilla and Palmer in the Mat-Su Borough are a separate local government with different taxes and rules.

Condos are a large share of the Midtown and South Anchorage rental supply. HOA dues there often cover heat, water, snow removal and exterior insurance, so they look high but replace costs you would otherwise pay. They count in the DSCR payment, so read what they include before comparing a condo with a house.

Property tax: the line that moves the ratio

Anchorage has no general sales tax and Alaska has no state income tax, so property tax is the main local revenue source. The Municipality assesses property at market value each year, and the bill on a $400,000 home is a meaningful monthly number.

Mat-Su Borough taxes are often lower, and cities such as Wasilla and Palmer add their own levies. Pull the actual tax record for the address and use it in your DSCR. If the property just sold well above its assessed value, expect the next assessment to rise.

Worked example: an East Anchorage split-level

This example is illustrative and not a quote. An investor buys a four-bedroom split-level near Muldoon for $418,000 and leases it to a military family for $2,800 a month. Property taxes are $465 a month and insurance is $140.

At 80% LTV the loan is $334,400 with estimated principal and interest of about $2,338. The full payment is about $2,943 and the DSCR is about 0.95x, below the 1.0x standard minimum. At 75% LTV the loan is $313,500, the payment about $2,797 and the DSCR about 1.00x. The investor brings about $20,900 more to closing to make the deal work at the standard minimum.

Military tenants and the summer moving season

JBER is one of the largest employers in the region, and military families rent throughout East Anchorage, Eagle River and Chugiak. Many service members receive a housing allowance, and moves cluster in late spring and summer when orders change.

That rhythm matters for vacancy. A lease that ends in January may sit longer than one that ends in June. When you buy, look at when the current lease ends and plan renewals so turnover lands in the busy season. Leases with military clauses are normal here and do not prevent a DSCR loan.

Winter, heat and older building systems

Long winters put real demands on roofs, boilers, furnaces and plumbing. Ice dams, frozen pipes in vacant units and failing heating systems are common inspection findings in older Anchorage homes. Natural gas heats most of the Bowl, and gas costs have been in the news as Cook Inlet supply tightens.

On single-family rentals, tenants usually pay heat. On older fourplexes with one boiler, the owner often does. Owner-paid heat does not enter the DSCR payment, but it comes out of your cash flow every month.

Earthquake and insurance

Southcentral Alaska is seismically active. The November 2018 earthquake damaged homes across the area, especially in Eagle River and Chugiak, and the 1964 earthquake still shapes how the city thinks about ground failure along the bluffs. Earthquake coverage is usually a separate policy or endorsement. Decide whether to carry it and include the cost in your numbers if you do.

Short-term rentals and the room tax

Summer tourism and Girdwood, home to Alyeska Resort and part of the Municipality, support nightly rentals, but demand is seasonal. Operators generally need to register and collect room tax. On some programs an STR can qualify on projected revenue; confirm local rules and any HOA limits first.

Common questions

Can I get a DSCR loan on an Anchorage rental?

Yes. DSCR loans start at $150,000 with no stated maximum and qualify on the rent. Most Anchorage single-family rentals and fourplexes are well above the minimum loan size.

Why doesn't my Anchorage rental reach 1.0x at 80% LTV?

High prices and a meaningful property tax bill can push the payment above the rent. Putting more down, choosing a property with stronger rent or a sub-1.0 program are the usual fixes.

Do you lend in Eagle River, Wasilla and Palmer?

Yes. Eagle River and Chugiak are part of the Municipality of Anchorage, and Wasilla and Palmer are in the Mat-Su Borough. Taxes and local rules differ, so use the actual figures for each address.

Can I rent to a military family with a military clause in the lease?

Yes. Military clauses are common in Anchorage leases and do not prevent a DSCR loan.

Does owner-paid heat count in the DSCR?

No. The DSCR uses principal, interest, taxes, insurance and any HOA dues. Heat still affects your actual cash flow, so budget for it.

Is earthquake insurance required?

Requirements vary. Many investors choose to carry it, and if you do, include the cost in your numbers.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
