DSCR Rental Loans for Bridgeport Two- and Three-Families

Bridgeport offers something rare in Fairfield County: multi-family rentals at prices that still leave room for cash flow. The number that decides whether a deal works is usually not the purchase price. It is the tax bill.

In short: LendingStreet finances Bridgeport rentals with DSCR loans that qualify on the property's rent, not your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Because Bridgeport has historically had one of the higher mill rates in Connecticut, the property tax line deserves more attention here than almost anywhere else in the county.

Bridgeport's rental stock

Connecticut's largest city was built on manufacturing, and its neighborhoods still reflect that: rows of wood-frame two- and three-family houses in the East Side, East End, West End, Hollow and Brooklawn areas, larger colonials and two-families in the North End, and older homes near the water in Black Rock. Small brick apartment buildings with 5 to 8 units are scattered through the older sections of the city.

Tenants include hospital and healthcare workers at Bridgeport Hospital and St. Vincent's, students and staff at the University of Bridgeport, and commuters who ride the Metro-North New Haven Line or drive I-95 to jobs in Stamford, Norwalk and New Haven.

Mill rates, the 70% assessment ratio and your ratio

Connecticut towns tax real estate at a mill rate applied to the assessed value, and assessments are set at a 70% assessment ratio of fair market value. Towns revalue at least every five years, and a revaluation can move a bill noticeably in either direction.

Bridgeport's mill rate has historically been well above many of its suburban neighbors, so the same two-family can carry a much larger tax bill inside the city line than in Stratford or Trumbull. Always pull the current assessment and mill rate from the city's assessor and tax collector rather than using the seller's numbers or a county average.

Worked example: a North End two-family

This example is illustrative and not a quote. An investor buys a North End two-family for $485,000 through an LLC. The units lease for $2,300 and $2,150, or $4,450 a month combined.

At 80% LTV the loan is $388,000, and estimated principal and interest on a 30-year term is about $2,647. Taxes are budgeted at $1,150 a month and insurance at $260, so the full payment is about $4,057 and the DSCR is about 1.10x.

At 75% LTV, the payment drops to about $3,891 and the DSCR improves to about 1.14x. In this example taxes are close to half of principal and interest, which is why the tax figure must be right before you make an offer.

Coastal flood zones and insurance

Bridgeport sits on Long Island Sound, and parts of Black Rock, the South End and other low-lying areas near the harbor and the Pequonnock River fall in FEMA flood zones. Where flood insurance is required, the premium can be substantial and it counts in the ratio. Some homeowners policies along the coast also carry hurricane or named-storm deductibles.

Check the flood map and get both a homeowners and a flood quote during your inspection period. On older wood-frame multis, insurers also ask about roof age, wiring and heating systems.

Insurers also ask about the heating system. Many older Bridgeport multis still run on oil, and a buried or aging oil tank can raise questions or limit coverage. A tank inspection or removal record helps.

Connecticut rules landlords should know

Connecticut requires larger municipalities to have a fair rent commission that can hear tenant complaints about rent increases and conditions. Security deposits are capped and must be held in escrow with interest paid to tenants. Older homes raise lead paint obligations when young children live there. Confirm current requirements with a Connecticut attorney and the city before you lease.

Sellers generally pay the state and municipal real estate conveyance taxes at closing, and Connecticut closings are handled by attorneys.

Who uses a DSCR loan in Bridgeport

DSCR loans suit investors whose tax returns do not show the income a bank wants: self-employed owners, investors with several rentals, and buyers from New York and lower Fairfield County who want to hold rentals in an LLC. The building's rent carries the loan, and you sign for the loan personally.

Many Bridgeport buyers also come from the city's own landlord community: owners who started with one two-family, then added a three-family and a small building over time. As a portfolio grows, qualifying each new purchase on personal income gets harder, while qualifying on each building's rent stays straightforward.

Refinancing a Bridgeport rental

DSCR loans also refinance. Cash-out goes up to 75% LTV and rate-and-term goes up to 80% LTV on some programs, with seasoning that varies by program. Our Bridgeport cash-out and rate-and-term pages explain how each works locally.

Two-, three- and 5-8 unit buildings

Two- to four-unit buildings qualify on the combined rent of all units, and 5-8 unit buildings are still residential DSCR loans, though maximum LTV on 5-8 units can be lower and varies by program. See our Bridgeport 5-8 unit page for those buildings.

Common questions

Can I buy a Bridgeport two-family with a DSCR loan?

Yes. Two-families qualify on the combined rent of both units. The loan is sized on the property's income, not yours.

Why do Bridgeport deals look weaker than Stratford deals?

Often because of taxes. Bridgeport's mill rate has historically been higher than many neighboring towns, so the tax line takes more of the rent.

Does a revaluation affect my loan?

Not after closing, but it affects your cash flow. Underwrite on the current bill and leave room for change at the next revaluation.

Do I need flood insurance?

If the property is in a FEMA flood zone with a federally related loan, flood insurance is generally required, and it counts in the ratio.

What credit score is required?

The minimum is 620. Stronger credit can help with leverage, which varies by program. Reserves and the property's rent also matter.

Can I close in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.

Can I live in one of the units?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented.

Do you lend in nearby towns?

Yes. We finance 1-8 unit rentals throughout Fairfield County, including Stratford, Fairfield, Trumbull and Milford. Each town has its own mill rate, so the same rent can produce a very different ratio a few miles away.
