DSCR Loans for Coeur d'Alene, Post Falls and Hayden Rentals

Kootenai County grew fast in the early 2020s, and home prices rose faster than rents. That makes Coeur d'Alene a market where the property you choose, and how you budget its taxes, matters more than the loan program.

In short: LendingStreet finances 1-8 unit rentals in Coeur d'Alene, Post Falls, Hayden, Rathdrum and the rest of Kootenai County with DSCR loans that qualify on the property's rent, not your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. In this market, duplexes and small multi-unit properties often clear the ratio more easily than single-family homes.

Kootenai County rental submarkets

Inside Coeur d'Alene, older neighborhoods such as the Fort Grounds, Sanders Beach, the Garden District and Midtown have early 1900s bungalows and craftsman homes close to downtown and Sherman Avenue. Farther north, Coeur d'Alene Place, Northshire and the Ramsey Road corridor have newer subdivision homes, and Riverstone mixes condos and townhomes near the Spokane River.

Post Falls, about halfway to Spokane along I-90, has large numbers of 1990s to 2020s homes and duplexes and draws tenants who commute either direction. Hayden and Dalton Gardens sit just north of the city, and Rathdrum and Spirit Lake offer lower prices with longer drives.

How DSCR qualification works

DSCR divides the property's monthly rent by its monthly housing payment: principal and interest, property taxes, insurance and any HOA dues. At 1.0x, rent covers the payment. Because the loan qualifies on the property, you do not submit personal income documents, and LLC borrowers are standard.

Our DSCR loans offer 30-year terms for purchases and refinances. If a property runs just under 1.0x, sub-1.0 DSCR programs exist for some borrowers.

For a purchase, the lender uses either a signed lease or the appraiser's market rent estimate. In Kootenai County, where many rentals turn over each summer as new residents arrive, a market rent estimate is common on vacant homes. Use realistic rents for the specific neighborhood: a Garden District bungalow, a Post Falls duplex and a Rathdrum subdivision home all rent to different tenants at different levels.

The Idaho homeowner's exemption trap

Idaho gives owner-occupants a homeowner's exemption that removes part of the home's value from taxation. Investors do not get it. When you buy from someone who lived in the home, the exemption comes off and the next bill is based on the full assessed value.

That means the seller's tax bill understates your future cost. Look up the property on the Kootenai County Assessor's site, apply the levy rate to the full value and use that number in your ratio. Idaho also reassesses property annually to market value, so watch the assessment notice each spring.

Worked example: a Post Falls duplex

This example is illustrative and not a quote. An investor buys a Post Falls duplex for $565,000. Each side leases for $1,775, for $3,550 a month. At 75% LTV the loan is $423,750.

Estimated principal and interest on a 30-year term is about $2,891. Property taxes, budgeted without the homeowner's exemption, are $245 a month and insurance is $145. The total payment is about $3,281 and DSCR is about 1.08x.

For comparison, a $540,000 single-family home nearby renting for $2,550 would carry a payment of about $3,123 at the same leverage, for a DSCR of about 0.82x. That gap is why many Kootenai County investors favor duplexes.

No transfer tax, but other closing items

Idaho does not charge a real estate transfer tax, which keeps closing costs lower than in many states. You will still pay title insurance, escrow fees, recording fees and prepaid items such as insurance and property tax reserves.

Some newer Post Falls, Hayden and Rathdrum subdivisions have HOAs with leasing rules, and a few have rental caps or minimum lease terms. Read the covenants before you rely on a rent.

Closing timelines in Kootenai County are usually driven by the appraisal and the insurance quote, not by title. In busy summer months, appraisers can be booked out, so order early if you are on a tight contract deadline.

Winter, wildfire and insurance

North Idaho winters bring heavy snow and freezing temperatures. Insurers ask about roof condition and age, and frozen pipes are a common claim on vacant rentals. Homes along the forested edges of town, such as near Canfield Mountain or Fernan, may carry wildfire risk that affects the premium.

Properties near the Spokane River or the lake can fall in mapped flood zones, which adds flood insurance to the payment. Get quotes early.

Short-term rentals around the lake

Coeur d'Alene's summer lake season, Silverwood Theme Park near Athol and nearby ski areas draw visitors, and short-term rentals are common. Idaho law limits a city's ability to ban short-term rentals outright, but cities can require registration and safety standards, and HOAs can restrict them. Check with the City of Coeur d'Alene or Kootenai County and your HOA before buying.

Our STR programs can qualify on projected short-term rental revenue on some programs. See /str.html and our Idaho short-term rental page.

Landlord basics in Idaho

Idaho's landlord-tenant law is generally considered straightforward for owners, with defined notice periods and court procedures. Follow it carefully, use written leases and keep records. Good tenant screening matters in a market where many renters are new arrivals.

Many investors who live out of state hire a local property manager. Budget the fee in your own cash flow even though it is not part of the DSCR payment. A manager who knows the Coeur d'Alene, Post Falls and Hayden rental markets can also help set rents that the appraiser will support, and can handle snow removal, winterizing and the spring turnover season that tends to follow school calendars and seasonal jobs at the resorts.

Common questions

Why is my DSCR lower than expected on a Coeur d'Alene rental?

Often because the seller's tax bill included Idaho's homeowner's exemption. Budget taxes on the full assessed value.

What is the minimum DSCR loan in Kootenai County?

Loans start at $150,000 with no stated maximum.

Do I need tax returns?

No. The loan qualifies on the property's rent, your credit and reserves.

Are duplexes easier to qualify than single-family homes here?

Often, because two rents on one property usually produce a stronger ratio relative to price.

Can I finance a short-term rental near the lake?

Yes, on STR programs, if the property can legally operate as a short-term rental under city, county and HOA rules.

Does Idaho have a transfer tax?

No. Idaho does not charge a real estate transfer tax, though other closing costs apply.

Can I close in an LLC?

Yes. LLC borrowers are standard on DSCR loans.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
