In Daytona Beach, the rent is usually not the hard part. Tenants come for the colleges, the hospitals, the beach and the steady growth west of I-95. What decides a DSCR loan here is the rest of the payment: a property tax bill that resets when you buy, and an insurance premium shaped by wind, flood and the age of the roof.
In short: LendingStreet finances Daytona Beach and Volusia County rentals of 1 to 8 units with DSCR loans that qualify on the property's rent, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. In this market, the insurance quote and a realistic post-purchase tax bill usually decide how much leverage a rental can carry.
The Daytona Beach area is really a string of cities along the Halifax River and the Atlantic, plus a fast-growing inland side. Each has its own rental profile, rules and costs, so look at the exact city and zoning, not just the metro name.
On the mainland, Holly Hill, South Daytona, Port Orange and the older Daytona neighborhoods near Midtown and downtown offer single-family homes, many of them concrete block houses from the 1950s to the 1980s, at prices below the beachside. West of I-95, the LPGA Boulevard corridor and newer subdivisions toward DeLand and Deltona add newer homes that lease to families. Beachside, the Seabreeze area, Daytona Beach Shores, Ormond Beach and New Smyrna Beach carry higher prices, more condos and more short-term rental questions.
| Area | Typical rental stock | Main DSCR question |
|---|---|---|
| Holly Hill, South Daytona, Midtown | Older block homes, duplexes, small buildings | Roof age, insurance and condition |
| Port Orange, Ormond Beach (mainland) | 1970s-2000s single-family | Insurance and tax reset after purchase |
| LPGA corridor, Deltona, DeLand | Newer single-family subdivisions | HOA leasing rules; newer homes insure better |
| Beachside and Daytona Beach Shores | Condos, older beach cottages, small buildings | Flood zone, condo association health, STR zoning |
Daytona's rental demand rests on a few anchors: Embry-Riddle Aeronautical University, Bethune-Cookman University and Daytona State College; AdventHealth and Halifax Health; the speedway and tourism economy; and a growing number of logistics and distribution jobs along the I-4 and I-95 corridors. Retirees and remote workers add demand for single-family homes in Port Orange, Ormond Beach and the western suburbs.
Long-term tenants tend to prefer the mainland and the newer inland subdivisions, where rents are steady and the lease is a twelve-month product. Beachside rentals swing more with tourism and the event calendar.
Florida homeowners with a homestead exemption benefit from the Save Our Homes cap, which limits how much their assessed value can rise each year. Investors cannot claim a homestead on a rental, and when a property sells, its assessed value resets toward market value. Non-homestead property has its own cap of 10% a year on increases for non-school taxes, but only after the reset.
So the seller's tax bill is often far below what you will pay. Estimate your bill from the Volusia County Property Appraiser's values and the current millage for the property's city, applied to roughly what you are paying, and use that in your ratio.
This example is illustrative and not a quote. An investor buys a three-bedroom block home in Port Orange for $330,000 that leases for $2,300 a month. Taxes after the purchase reset are budgeted at $430 a month.
At 75% LTV the loan is $247,500, with estimated principal and interest of about $1,705. With an insurance quote of $340 a month on the older roof, the total payment is about $2,475 and DSCR is about 0.93x, below the 1.0x minimum. With a newer roof and wind mitigation credits bringing insurance to $240, DSCR rises to about 0.97x. At 70% LTV with the lower premium, the loan is $231,000 and DSCR is about 1.02x.
| Item | 75% LTV, older roof | 75% LTV, mitigated | 70% LTV, mitigated |
|---|---|---|---|
| Loan amount | $247,500 | $247,500 | $231,000 |
| Estimated principal and interest | $1,705 | $1,705 | $1,592 |
| Taxes | $430 | $430 | $430 |
| Insurance | $340 | $240 | $240 |
| Total monthly payment | $2,475 | $2,375 | $2,262 |
| DSCR at $2,300 rent | About 0.93x | About 0.97x | About 1.02x |
Florida insurers price wind risk heavily, and many policies carry a separate hurricane deductible set as a percentage of the dwelling coverage. For older homes, carriers commonly ask for an insurance inspection of the roof, electrical, plumbing and HVAC systems, plus a wind mitigation inspection, which can earn credits for roof-to-wall connections, roof shape and opening protection. Citizens Property Insurance is the state-backed insurer of last resort and writes many Volusia policies.
Get a binding quote during your inspection period, not after. A roof near the end of its life can make a home hard to insure at a reasonable price, which changes the whole deal.
Hurricane Ian in 2022 brought serious inland flooding to parts of Volusia County, including neighborhoods away from the beach, and Hurricane Nicole weeks later caused severe beach erosion and seawall damage along the coast. Flood maps do not capture every risk, but they do decide when flood insurance is required on a loan. Check the zone for every address, ask the seller about prior flood claims and include flood premiums in the ratio when they apply.
Florida law generally bars local governments from banning vacation rentals or regulating how long or how often they are rented, but rules adopted before June 1, 2011 were allowed to stand. Daytona Beach, Volusia County and several nearby cities had such rules, so short stays are allowed in some zones and restricted in many residential areas. Confirm the zoning, any HOA or condo covenants, the state vacation rental license and local tax registration before counting nightly income. Some programs qualify STRs on projected revenue where they are legal.
Condos face their own issues after Florida's post-Surfside reforms, which require milestone structural inspections and reserve studies for many older coastal buildings. Large special assessments have followed in some associations, so review the association's budget, reserves and inspection reports before buying a condo rental.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, price, lease or expected rent, a tax estimate and an insurance quote. The financing team will run the ratio at a few loan amounts and explain what would change the answer, including sub-1.0 DSCR programs where they fit. For statewide details see DSCR loans in Florida, or call (877) 298-1001 or use the form below.
Usually because of insurance and the tax reset at purchase. Use your own insurance quote and a tax estimate based on your price, not the seller's bill.
No. Homestead exemptions apply only to a primary residence, so investors pay non-homestead taxes.
Yes. We finance 1-8 unit rentals across Volusia County, including DeLand and Deltona.
On some programs, if the property's zoning and association rules allow rentals of that length and it is licensed where required.
It can lower the premium through credits for roof and opening features, which helps the ratio.
If the property is in a FEMA special flood hazard area, flood insurance is generally required. Even outside one, it is worth pricing.
The minimum is 620. Stronger credit can open more program options.
