Durham rents well. Duke University, Duke Health and Research Triangle Park keep a steady stream of renters looking for homes, and the old mill-town core has turned into some of the most sought-after rental housing in the Triangle. The catch is price: Durham homes have risen faster than rents in many neighborhoods, so the ratio decides more files than the credit score does.
In short: LendingStreet finances Durham rentals with DSCR loans that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. In Durham, many single-family purchases need a larger down payment than the program maximum to clear 1.0x, so run the ratio before you write an offer.
Close to Duke's East and West campuses, Trinity Park, Walltown, Old West Durham and Watts-Hillandale have early 1900s bungalows and foursquares that lease to graduate students, medical residents and hospital staff. North of downtown, Old North Durham, Northgate Park and Duke Park offer mid-century homes on larger lots. East of downtown, East Durham, Golden Belt and Cleveland-Holloway mix restored mill houses with properties that still need work.
South Durham, along the NC 54 and I-40 corridors toward RTP, is mostly newer townhomes and suburban single-family subdivisions that lease to tech and life-science employees. Investors also look at Hillsborough and Mebane to the west and at Creedmoor and Butner to the north, where prices are lower but the tenant pool is smaller.
| Submarket | Typical rental stock | Who rents | What to watch |
|---|---|---|---|
| Trinity Park, Walltown, Old West Durham | 1910s to 1930s bungalows, some duplex conversions | Duke students, residents, staff | Local historic district rules in some blocks |
| Northgate Park, Duke Park, Old North Durham | Mid-century ranches and cottages | Hospital and downtown workers | Older systems; Ellerbe Creek flood areas |
| East Durham, Golden Belt | Mill houses, small duplexes | Downtown and service workers | Wide range of condition; check comps block by block |
| South Durham near RTP | Townhomes, 1990s to 2020s subdivisions | RTP and tech employees | HOA leasing rules and dues |
A DSCR loan compares the rent to the full monthly payment: principal, interest, property taxes, insurance and any HOA dues. When purchase prices outrun rents, the ratio falls, and in many close-in Durham neighborhoods prices have climbed faster than what tenants will pay.
That does not make Durham a bad DSCR market. It means the loan-to-value often settles below the 80% program maximum on single-family homes, while properties bought below market, renovated homes with strong rents and some small multi-unit buildings can still carry high leverage. Some investors also use our sub-1.0 DSCR programs where they fit.
This example is illustrative and not a quote. An investor buys a three-bedroom Northgate Park house for $430,000 with a market rent of $2,550 a month. Property taxes are budgeted at $330 a month using the combined Durham County and City of Durham bill, and landlord insurance at $125. There is no HOA.
At 80% LTV the loan is $344,000, estimated principal and interest is about $2,347, and the total payment is about $2,802, a DSCR of about 0.91x. At 70% LTV the DSCR is about 1.02x. At 65% LTV the loan is $279,500, the total payment is about $2,362 and the DSCR is about 1.08x, above the 1.0x standard minimum.
| Item | 80% LTV | 70% LTV | 65% LTV |
|---|---|---|---|
| Loan amount | $344,000 | $301,000 | $279,500 |
| Estimated principal and interest | $2,347 | $2,053 | $1,907 |
| Taxes and insurance | $455 | $455 | $455 |
| Total monthly payment | $2,802 | $2,508 | $2,362 |
| DSCR at $2,550 rent | About 0.91x | About 1.02x | About 1.08x |
Durham properties pay a county tax and, inside city limits, a City of Durham tax, both applied to the assessed value. Durham County reappraises on a multi-year cycle, and the most recent countywide revaluation raised many assessed values substantially. A seller's bill from before the revaluation can understate what you will owe.
Pull the current record from the Durham County Tax Administration website, use the current combined rate for the property's district, and budget on that figure. Properties outside city limits pay a lower combined rate but may rely on well and septic or county services, which matters to some tenants.
North Carolina law prohibits local rent control, and state law limits when cities can require rental registration or permits, so Durham landlords generally do not register every rental with the city. Landlords still follow the state Residential Rental Agreements Act and local housing code. In a designated local historic district, exterior changes can need a Certificate of Appropriateness before work starts.
Closings in North Carolina are handled by an attorney. The state excise tax on deeds is $1 per $500 of price and is customarily paid by the seller, so it rarely affects a buyer's cash to close.
Rentals within biking distance of Duke and the hospital often lease by the bedroom or to groups of graduate students, and many turn over on an academic calendar. For a DSCR loan, the rent we use is generally based on the lease or a market rent estimate for the whole property, not on optimistic per-room pricing. Keep leases clean and documented.
Short-term rentals for visiting patients and families are another use some investors explore. Durham regulates short-term rentals through its zoning rules, so confirm what the property's zoning allows before relying on nightly income. Our STR program can qualify on projected revenue on some programs where the use is allowed.
Duplexes, triplexes and fourplexes qualify on the combined rent of all units. Durham's housing rules now allow more two-unit and small multi-unit housing on many residential lots, and newer infill duplexes are showing up in older neighborhoods. For 5 to 8 unit buildings, see our Durham 5-8 unit page; leverage on those can vary by program.
If you already own five or more Triangle rentals, a blanket portfolio loan can combine them under one loan with one payment, qualified on the portfolio's combined cash flow.
Our investor loans are business-purpose loans on non-owner-occupied property, closed in an LLC or in your own name. Have these ready and use the form below, or call (877) 298-1001.
Yes. A DSCR loan qualifies on the rental income of the property, so we do not ask for W-2s, pay stubs or tax returns. You need a 620 minimum credit score and reserves.
Our standard minimum is 1.0x, meaning the rent covers the full monthly payment. Sub-1.0 programs exist for some files, usually with more down payment or reserves.
Prices in many Durham neighborhoods have risen faster than rents. A larger down payment, a stronger rent, or a property bought below market usually fixes the ratio.
North Carolina law limits when cities can require rental registration or permits. Landlords still need to meet housing code. Check with the city if a property has had code violations.
Yes, if it is a 1-8 unit non-owner-occupied rental. We generally use the lease or a market rent estimate for the property as a whole.
Timing depends mostly on the appraisal and the closing attorney. A complete file with leases, insurance and entity documents moves fastest.
