DSCR Loans for Kansas City, Kansas Rental Property

Kansas City, Kansas is the side of the state line where purchase prices still leave room for rent to cover the payment. The catch is a Wyandotte County tax bill that is heavier than most Johnson County investors expect, and a rental license the Unified Government wants to see.

In short: LendingStreet makes DSCR loans on 1-8 unit rentals in Kansas City, Kansas that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out up to 75% LTV, and the standard minimum DSCR is 1.0x with a 620 minimum credit score. LLC borrowers are standard, and 30-year terms are available.

Where investors buy in KCK and the Kansas side of the metro

Most KCK rental demand clusters around jobs. Rosedale sits next to the University of Kansas Health System and KU Medical Center, so small homes and duplexes there lease to hospital staff and students. Strawberry Hill and the blocks around downtown hold older frame homes on hillside lots with views of the river bottoms. Argentine and Armourdale, south of the Kansas River, offer lower entry prices and a mix of bungalows and small multi-unit buildings.

Farther west, Turner and the Piper area have post-war ranches and newer subdivisions, and the Village West district near Children's Mercy Park and the Kansas Speedway has added newer rental product. The GM Fairfax plant and the industrial districts along the rivers keep blue-collar rental demand steady. Investors who want suburban stock on the same side of the line often look at Bonner Springs, Edwardsville, Shawnee, Merriam and Roeland Park.

How a DSCR loan qualifies a KCK rental

DSCR stands for debt service coverage ratio. We divide the monthly rent by the full monthly payment: principal, interest, property taxes, insurance and any HOA dues. A result of 1.0x means the rent covers the payment; most programs want at least that, and sub-1.0 programs exist for files that come up a little short.

Because the property qualifies the loan, self-employed investors and people with several rentals do not have to document personal income. On a purchase we use the lease if there is one, or the appraiser's market rent estimate if the home is vacant. On a duplex, triplex or fourplex we add the rents of all units together.

Wyandotte County taxes and the 11.5% assessment ratio

Kansas assesses residential property at an assessment ratio of 11.5% of appraised value, and the county appraiser resets values every year, with notices mailed in the spring. The combined levy in Wyandotte County has historically run higher than in much of Johnson County, so a $200,000 KCK house can carry a tax bill that surprises investors who are used to Overland Park numbers.

Pull the current tax statement from the county treasurer before you write an offer, and look at the trend in appraised value, not just last year's bill. If the home was bought cheaply and fixed up, expect the appraised value to catch up within a cycle or two. Appeals are possible within a short window after the notice arrives.

Worked example: a Rosedale single-family rental

This example is illustrative and not a quote. An investor buys a three-bedroom house in Rosedale for $215,000 and leases it to a hospital employee for $1,750 a month. Taxes are budgeted at $330 a month and insurance, with a wind and hail deductible, at $120.

At 80% LTV the loan is $172,000. Estimated principal and interest on a 30-year term is about $1,173, so the full payment is about $1,623 and the DSCR is about 1.08x. At 75% LTV the loan drops to $161,250, the payment to about $1,550 and the ratio rises to about 1.13x.

Comps in a non-disclosure state

Kansas does not require sale prices to be made public, so appraisers rely on MLS records and their own files rather than county deed data. In KCK, where plenty of homes trade off-market between investors, that can leave the appraiser with fewer clean comparable sales than you expect.

If you bought below market or plan to refinance after a rehab, help the appraiser: provide the scope of work, receipts, before and after photos and any MLS sales you know about on similar blocks. Thin comps are not a deal killer, but they can trim the value used for LTV.

UG rental licensing and local rules

The Unified Government of Wyandotte County and Kansas City, Kansas runs a rental licensing program that requires landlords to register rental units and can include inspections. Confirm the current fee, renewal cycle and inspection schedule with the UG before closing, and budget time for any repairs an inspector flags.

Kansas landlord-tenant law sets deposit limits and notice periods statewide. Short-term rental rules differ between the UG and each Johnson County city, so check the specific address before counting on nightly income.

Kansas side or Missouri side?

Many metro investors own on both sides of State Line Road. The Missouri side has its own tax system, rental rules and city earnings tax questions, so the numbers do not transfer one for one. If your next purchase is east of the line, see our Kansas City, Missouri page; for the rest of the state, see the Kansas DSCR page. Five or more rentals across both states can sometimes be combined in one blanket portfolio loan.

Common questions

What is the minimum DSCR loan in Kansas City, Kansas?

Loans start at $150,000. Some KCK homes sell below that, so investors often finance a duplex or fourplex, or combine several rentals into a blanket portfolio loan.

Do I need tax returns for a KCK rental loan?

No. DSCR loans qualify on the property's rent compared with the full payment. We check credit (620 minimum), assets for the down payment and reserves, and the LLC documents if you close in an entity.

Why are my Wyandotte County taxes higher than in Johnson County?

Each taxing district sets its own levy, and Wyandotte County's combined levy has historically been higher than much of Johnson County. Use the current statement and assume the appraised value will be reset each spring.

Does the UG rental license affect my loan?

We underwrite the property and the rent. The license is your obligation as the landlord, but an inspection that finds major repairs can affect rent and value, so handle it early.

Can a vacant KCK house qualify?

Yes. On a purchase we can use the appraiser's market rent estimate instead of a signed lease, depending on the program.

What about homes in the Kansas River flood zone?

They can be financed, but flood insurance is generally required in a mapped zone and the premium counts in the payment, which lowers the ratio.

Can I finance a KCK rental in my LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.
