Little Rock is one of the few state capitals where an ordinary three-bedroom rental can still cover its own payment at full leverage. Low purchase prices, steady government and medical employment and a landlord-friendly legal system have made central Arkansas a quiet favorite of out-of-state investors.
In short: LendingStreet makes DSCR loans on 1-8 unit rentals in Little Rock, North Little Rock and the rest of central Arkansas that qualify on the property's rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out up to 75% LTV, the minimum credit score is 620 and LLC borrowers are standard. Because many Little Rock homes sell below $200,000, the $150,000 loan minimum matters here, and storm-driven insurance costs are the line most likely to move the ratio.
Central Arkansas has a stable employment base: state government, UAMS and Arkansas Children's, Baptist Health, the University of Arkansas at Little Rock, the Little Rock Air Force Base in Jacksonville and a corporate presence in banking, telecom and logistics. Rents are modest by national standards, but so are prices, and the ratio of rent to price is stronger than in most larger metros.
The trade-off is loan size. Many of the cheapest rentals in Little Rock would need a loan below our $150,000 minimum. Investors who buy in the city's lower-priced areas often finance a duplex or fourplex, a higher-priced single-family home in West Little Rock or the suburbs, or several properties together.
Out-of-state investors are a big part of the Little Rock rental market, and many use local property managers. A manager's rent opinion, along with recent leases in the same neighborhood, is often the best support for the rent used in the ratio.
Prices, tenant pools and maintenance profiles differ widely across the metro.
| Area | Typical rentals | Common tenants | Watch for |
|---|---|---|---|
| Hillcrest, the Heights | 1920s-1940s bungalows, duplexes | Medical staff, young professionals | Older systems; higher prices |
| Midtown, Capitol View, Stifft Station | Older homes, small multifamily | UAMS and downtown workers | Deferred maintenance |
| West Little Rock, Chenal Valley | 1980s-2010s single-family | Families, relocating professionals | HOA leasing rules in Chenal |
| Southwest Little Rock, Baseline area | 1960s-1970s brick ranches | Working households | Loan minimum; turnover budget |
| North Little Rock, Sherwood, Maumelle | Mixed older and newer homes | Families, Air Force Base | City-specific rental rules |
| Benton, Bryant, Conway, Cabot | Newer suburban homes | Commuters, families | Storm insurance; HOA |
Arkansas assesses real property at a 20% assessment ratio of market value, then applies local millage. The Pulaski County Assessor reappraises on a regular cycle, and Arkansas's Amendment 79 limits how fast assessed values can rise each year, with a tighter cap on homesteads than on rental property. The homestead property tax credit applies only to a primary residence.
For a rental buyer, that means the seller's bill may include a homestead credit you will not get. Budget on your own assessment with no homestead credit, and check the millage for your school district, which varies across Pulaski, Saline and Faulkner counties.
Millage differs between the Little Rock, North Little Rock, Pulaski County Special, Bryant and Conway school districts, so two similar homes a few miles apart can carry noticeably different tax bills. That difference flows straight into the DSCR.
This example is illustrative and not a quote. An investor buys a 1990s three-bedroom in West Little Rock for $245,000 that leases for $1,875 a month. Taxes are budgeted at about $276 a month without a homestead credit and landlord insurance at $175.
At 80% LTV the loan is $196,000, just above the $150,000 minimum. Estimated principal and interest on a 30-year fixed is about $1,350, so the full payment is about $1,801. DSCR is about 1.04x, above the 1.0x standard minimum. A similar house in Southwest Little Rock might rent well relative to price but need a loan below the minimum, which is why many investors there buy duplexes or several homes at once.
Central Arkansas sees frequent severe storms. The March 2023 tornado that tore through west Little Rock and North Little Rock is a recent reminder, and hail damage to roofs is common. Many policies now carry separate wind and hail deductibles. Get a landlord policy quote and ask for the deductible before your inspection period ends.
Low-lying areas along the Arkansas River, Fourche Creek and other creeks can fall in mapped flood zones, where flood insurance is required on financed property. Check the FEMA flood map for the parcel.
Arkansas has long been considered one of the most landlord-favorable states. In 2021 the state adopted basic minimum habitability standards, requiring landlords to provide working essentials such as heat, plumbing and electricity. Evictions move relatively quickly through the courts compared with many states.
Little Rock and North Little Rock also enforce local property maintenance codes. Check with each city's code enforcement office about any rental requirements before you buy.
A Little Rock DSCR loan can buy a rental, refinance an existing loan for a better payment, or pull cash out up to 75% LTV. 2-4 unit properties qualify on the combined rent of all units, and 5-8 unit buildings are also residential under our programs, though maximum LTV can be lower. 30-year terms are available, and sub-1.0 DSCR programs exist for properties just under the line.
Short-term rentals can qualify on projected income on some programs. Little Rock requires short-term rental permits and limits them in some zones, so confirm current rules with the city.
