Manchester was built for mill workers, and much of its rental stock still reflects that: two- and three-family wood-frame houses on the West Side and around downtown, brick blocks near the Millyard, and single-family capes and colonials farther out. For a rental investor, that means more rents per lot than most New England cities offer.
In short: LendingStreet offers DSCR loans on 1-8 unit rentals in Manchester and the surrounding towns that qualify on the property's rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out up to 75% LTV, and the standard minimum DSCR is 1.0x with a 620 minimum credit score. Because Manchester multi-families combine several rents with moderate prices, many files clear the ratio at higher leverage than in pricier markets, as long as the property tax and heating costs are budgeted correctly.
The West Side, across the Merrimack from downtown, is the heart of Manchester's two- and three-family stock, including Rimmon Heights, the Notre Dame area and the streets around Granite Square. Center City and the blocks near the Millyard have larger brick and wood-frame buildings. Hallsville, Bakersville and the South End mix multi-families with single-family homes, and the North End has larger, more expensive single-family houses.
Bedford, Goffstown, Hooksett, Auburn and Londonderry ring the city with mostly single-family homes. Many investors own a few city multi-families and a suburban single-family or two.
Renters come from the hospitals, Southern New Hampshire University, the Millyard's tech and office employers and the airport, as well as commuters who work across the Massachusetts line and want lower rents than they would find closer to Boston.
| Area | Typical rental | Things to check |
|---|---|---|
| West Side, Rimmon Heights | Two- and three-family houses | Heat system, porches, lead paint |
| Center City, near the Millyard | Brick and wood-frame multi-unit buildings | Fire code, separate meters, parking |
| Hallsville, Bakersville, South End | Mix of multi-families and singles | Condition, flood zones near brooks |
| North End, Bedford, Goffstown | Single-family homes | Tax bill, rent compared with price |
Older Manchester multi-families heat with oil, gas or steam, and some have a single boiler for all units. When the owner pays the heat, a long, cold winter comes straight out of your cash flow. Most DSCR programs look at principal, interest, taxes, insurance and HOA dues, not heating fuel, but you still have to pay it.
Separately heated units, with tenants paying their own utilities, are easier to own and usually easier to sell. If you buy a building with owner-paid heat, budget for it and consider converting units over time.
This example is illustrative and not a quote. An investor buys a three-family on the West Side for $600,000. The units lease for $1,700, $1,750 and $1,850, or $5,300 a month, with tenants paying their own heat. Taxes are budgeted at $700 a month and insurance at $250.
At 80% LTV the loan is $480,000, estimated principal and interest is about $3,274 and the total payment is about $4,224, a DSCR of about 1.25x. At 75% LTV the loan is $450,000, the payment is about $4,020 and the DSCR is about 1.32x. At closing, the buyer's half of the New Hampshire transfer tax on this price would be about $4,500.
| Item | 80% LTV | 75% LTV |
|---|---|---|
| Loan amount | $480,000 | $450,000 |
| Estimated principal and interest | $3,274 | $3,070 |
| Taxes and insurance | $950 | $950 |
| Total monthly payment | $4,224 | $4,020 |
| DSCR at $5,300 rent | 1.25x | 1.32x |
New Hampshire has no general sales tax and no broad income tax on wages, so cities and towns rely heavily on property taxes. Bills are high compared with many states, and they are often the largest expense after the mortgage. State law requires municipalities to revalue property at least every five years, so a bill can jump after a revaluation.
Look up the current assessment and tax bill with the city assessor, and ask when the next revaluation is expected. Underwriting uses the actual tax figure, so a higher bill lowers the ratio.
New Hampshire charges a real estate transfer tax of $0.75 per $100 of the price on both the buyer and the seller. On a purchase, your half is a closing cost to plan for. It does not apply to a refinance of a property you already own, which is one reason long-term holders here refinance rather than sell and rebuy.
Moving a property between yourself and an LLC can raise transfer tax questions, so ask your attorney before recording a new deed.
Most of Manchester's multi-family stock was built long before 1978, so lead paint is likely. Federal lead-safe renovation rules apply to work on these buildings, New Hampshire has its own lead poisoning prevention law, and the city has run lead hazard programs for years. A lead problem in a unit with young children can require abatement.
Ask for any lead inspection or abatement records, and budget for lead-safe work if you plan repairs.
New Hampshire has no statewide rent control. For most rental housing, state law generally requires a legal reason to end a tenancy, and the eviction process runs through the circuit court. Review leases, deposits and any pending court matters before you buy an occupied building, and talk with a local attorney if a tenant situation is unclear.
If the seller is passing along leases that run below market, the DSCR loan will usually count the lease rent until it renews. Factor that into the leverage you choose.

Purchases go up to 80% LTV on our DSCR programs, and many Manchester two- and three-families clear 1.0x at that level. Max LTV can be lower on 5-8 unit buildings and varies by program.
Most programs focus on principal, interest, taxes, insurance and HOA dues. Heat still reduces your cash flow, so budget for it.
