DSCR Loans for Ogden Rental Properties

Ogden rents are supported by Hill Air Force Base, Weber State University, McKay-Dee Hospital and a growing downtown, but prices have climbed faster than rents. On many Ogden rentals, the deciding numbers are the property tax line, where Utah treats long-term rentals favorably, and the leverage you choose.

In short: LendingStreet finances 1-8 unit rentals in Ogden and the rest of Weber and Davis counties with DSCR loans that qualify on rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, and LLC borrowers are standard. Because Ogden prices are high relative to rents, many files clear the 1.0x standard minimum at 70% to 75% LTV rather than 80%, and sub-1.0 programs are available.

Where Ogden investors buy

Central Ogden has the oldest and most affordable housing: early 1900s brick bungalows, Victorians and small multi-unit buildings in the Jefferson, East Central and Central Bench areas, close to downtown and Historic 25th Street. The East Bench, near Weber State, has postwar homes with views and higher prices.

Roy, Riverdale, South Ogden and Washington Terrace offer 1950s to 1970s ranches and split-levels popular with tenants working at Hill Air Force Base and defense contractors. North Ogden, Pleasant View and Harrisville have newer single-family homes. West Haven, Plain City and Farr West, west of the freeway, are where much of the new construction is.

FrontRunner commuter rail stops in Ogden, connecting tenants to jobs in Davis County and Salt Lake City.

Why Utah's property tax helps long-term rentals

Utah taxes primary residential property at 55% of its market value through the residential exemption. That exemption can apply to a long-term rental that is a tenant's primary residence, not just to an owner's home. Second homes and nightly rentals are generally taxed on full value.

For a DSCR loan, that matters. A long-term Ogden rental often carries a lower tax line than a similar property in many other states, which helps the ratio. Confirm the property's status with the Weber County Assessor, and if you buy a home that was a second home or nightly rental, ask what it takes to qualify for the exemption.

Worked example: an Ogden duplex

This example is illustrative and not a quote. An investor buys a side-by-side duplex in central Ogden for $430,000. The units rent for $1,300 and $1,250, or $2,550 a month. With the residential exemption, taxes are budgeted at $235 a month; insurance is $140.

At 75% LTV, the loan is $322,500 and estimated principal and interest is about $2,200. The payment is about $2,575, for a DSCR of about 0.99x, just under the 1.0x standard minimum. At 70% LTV, the loan is $301,000, the payment about $2,428 and DSCR about 1.05x.

This is a common Utah pattern: the property works, but at a little less leverage than investors from lower-cost states expect. A sub-1.0 program is another option for the 75% case.

Rental licensing in Ogden

Ogden requires owners of residential rentals to hold a city business license and runs a Good Landlord program that reduces fees for owners who complete training and follow its standards, such as written leases and tenant screening. Other Weber and Davis County cities have their own licensing rules.

Confirm current requirements with the city before you close, and budget the license fee as part of your operating costs.

Earthquakes, radon and older brick

The Wasatch Fault runs along the east side of the Ogden area, and many older central Ogden homes are unreinforced brick. Standard homeowners and landlord policies exclude earthquake damage; coverage is sold separately. Decide whether you want it and include the premium in your numbers if you do.

Radon is common in northern Utah soils. A test during inspection is inexpensive, and a mitigation system is a simple fix that tenants appreciate. Homes on the benches can face wildfire exposure, which some insurers price in.

Military and student tenants

Tenants tied to Hill Air Force Base can move on orders, so leases sometimes end early under federal protections for service members. That turnover is part of owning near the base. Weber State students and staff create demand near the East Bench, often on academic-year leases.

Neither affects how the DSCR loan qualifies, but both affect vacancy and turnover costs. Keep reserves for them.

Duplexes, fourplexes and 5-8 units

Central Ogden has a good supply of duplexes, triplexes and fourplexes, many in older brick buildings. These qualify on the combined rent of all legal units. Buildings with five to eight units are still residential DSCR loans, though maximum LTV varies by program; see our Ogden 5-8 unit page.

Lease terms that line up with summer moving season can reduce vacancy for both groups.
