Omaha is one of the places where rental math still works on modest prices. The catch is that Nebraska property taxes and hail-season insurance take a bigger share of the rent than investors from lower-tax states expect.
In short: LendingStreet finances Omaha-area rentals with DSCR loans that qualify on the property's rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, cash-out goes up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. LLC borrowers are standard, and 30-year terms are available on single-family homes, duplexes and buildings up to 8 units.
East of 72nd Street, the city's older neighborhoods are full of brick bungalows, foursquares and Tudor-style homes built in the early and middle 1900s, along with side-by-side duplexes and small brick apartment buildings. Benson, Dundee, Field Club, Hanscom Park, Blackstone and the Florence area all draw rental buyers, each with its own price level and tenant base.
West Omaha, Millard and Elkhorn, along with Sarpy County suburbs like Papillion, La Vista, Bellevue and Gretna, have newer ranch and two-story homes that lease to families on longer terms. Bellevue sits next to Offutt Air Force Base, so military households are a steady part of the tenant pool there.
| Area | Typical rental | Tenant base |
|---|---|---|
| Benson and Blackstone | Older single-families, duplexes | Young professionals, service workers |
| Dundee and Field Club | Brick homes, small apartment buildings | UNMC staff, Creighton and UNO-area renters |
| Florence and North Omaha | Older single-families | Working households, longer-term tenants |
| Millard and Elkhorn | Newer single-families | Families tied to schools and suburban jobs |
| Bellevue and Papillion | Ranches, split-levels, newer homes | Offutt personnel, Sarpy County commuters |
The debt service coverage ratio is monthly rent divided by the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent exactly covers the payment, which is LendingStreet's standard minimum. Sub-1.0 programs exist for properties that come up a little short.
Because the loan qualifies on the property instead of your income, it suits investors who are self-employed, own several rentals or show low taxable income because of depreciation. You close in an LLC or your own name and sign for the loan personally.
Nebraska relies heavily on property taxes to fund schools and local government, and the combined levy in Douglas and Sarpy counties can be meaningful compared with neighboring states. The county assessor sets values each year, and owners who disagree can file a valuation protest with the county board of equalization within the annual window.
In newer subdivisions outside the city limits, a Sanitary and Improvement District (SID) often adds its own levy to pay for streets, sewers and water lines. Two similar homes a few miles apart can carry very different tax bills for that reason. Always check the actual tax statement on the county treasurer's site instead of estimating.
This example is illustrative and not a quote. An investor buys a side-by-side duplex in Benson for $289,000 through an LLC. The two units lease for $1,275 and $1,225, or $2,500 a month combined.
At 80% LTV the loan is $231,200, which clears the $150,000 minimum. Estimated principal and interest on a 30-year term is about $1,577. Taxes are budgeted at $505 a month and insurance at $170, for a full payment of about $2,252. The DSCR is about 1.11x.
Notice how much of the payment is taxes. On a lower-priced Omaha property, the tax and insurance lines can approach half of the principal and interest, so getting them right matters more here than the purchase price itself.
| Item | Monthly |
|---|---|
| Combined rent | $2,500 |
| Estimated principal and interest | $1,577 |
| Property taxes | $505 |
| Insurance | $170 |
| Total payment | $2,252 |
| DSCR | 1.11x |
Eastern Nebraska sees severe spring and summer storms, including hail and high winds, and roofs and siding take the brunt. Insurers price that in, and many policies carry separate wind and hail deductibles. A newer roof can make a real difference in the quote.
Properties near the Missouri River, Papillion Creek and other waterways can fall in mapped flood zones, where flood insurance is usually required. Check the FEMA map before you make an offer, not after.
The City of Omaha requires residential rental properties to be registered, and rentals can be inspected under the city's program. Register promptly after you buy and keep the property in good repair, since code issues can follow the building from owner to owner. Confirm the current registration process and fees with the city before closing.
Smaller towns in Douglas and Sarpy counties set their own rules, so check with Bellevue, Papillion, La Vista or Ralston if you buy there.
DSCR loans refinance as well as purchase. A cash-out refinance goes up to 75% LTV, and rate-and-term goes up to 80% LTV on some programs, with seasoning that varies by program. Omaha investors who bought a decade ago often have equity to put toward the next property. See our Omaha cash-out and rate-and-term pages for detail.
Two- to four-unit buildings qualify on the combined rent of all units, and 5-8 unit buildings are residential DSCR loans too, though maximum LTV on 5-8 units can be lower depending on the program. Midtown and Hanscom Park have a number of older brick six- and eight-unit buildings; our Omaha 5-8 unit page covers them in depth.
Send the address, price, rent and target loan amount through the form below, or call (877) 298-1001. We will run the ratio with realistic Nebraska taxes and insurance and show you a couple of loan amounts. Our investor loans are business-purpose loans on non-owner-occupied property.
DSCR loans start at $150,000 with no stated maximum. On lower-priced Omaha homes, that minimum sometimes matters, so a duplex or a higher-priced single-family is often the better fit.
No. The loan qualifies on the property's rent. We look at leases or market rent, your credit, reserves and the property. Self-employed investors and those with several properties often find this simpler than income-based loans.
Usually taxes. Nebraska levies are meaningful, and newer subdivisions can add an SID levy. Use the actual tax statement, not a rough estimate.
Yes. Bellevue and nearby Sarpy County homes are common rental purchases. The loan qualifies on the lease or market rent like any other rental.
Yes. Duplexes qualify on the combined rent of both units, and they are one of the most common rental types in the city's older neighborhoods. Many Omaha duplexes are side-by-side, which tenants often prefer because each unit has its own entrance.
Owners can file a valuation protest with the county board of equalization during the annual window. A lower value helps your cash flow, but underwrite on the current bill.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so both units must be rented.
The minimum is 620. Stronger credit and reserves can help with leverage, which varies by program.
