DSCR Loans for Rapid City Rental Property

Rapid City rentals draw from three tenant pools at once: Ellsworth Air Force Base families out toward Box Elder, Monument Health and South Dakota Mines staff and students in town, and the seasonal workers the Black Hills tourism economy needs every summer.

In short: LendingStreet makes DSCR loans on 1-8 unit rentals across the Rapid City area that qualify on the property's rent, with no W-2s or tax returns required. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, with a 1.0x standard minimum DSCR and a 620 minimum credit score. Most investors close in an LLC.

Rapid City rental submarkets

Rapid City is spread out along Rapid Creek and the foothills, and each part of town rents differently. North Rapid and the older blocks around downtown hold smaller, older houses and duplexes at the lowest prices in the metro. Robbinsdale and the south side have mid-century ranches with basements that rent well to families. West of downtown, the West Boulevard Historic District and Canyon Lake area carry older character homes and higher rents, while the Sheridan Lake Road corridor and Red Rocks have newer, pricier housing.

East of town, Rapid Valley and Box Elder are the closest neighborhoods to Ellsworth Air Force Base. North along Interstate 90, Black Hawk, Piedmont and Summerset in Meade County add newer subdivisions with commuter tenants.

Ellsworth and the base effect

Ellsworth Air Force Base has been selected to host the B-21 bomber mission, and planning for that mission has drawn steady attention to housing in Box Elder and the east side of Rapid City. Military households often rent rather than buy, and they tend to look for newer homes with garages close to the base.

Do not underwrite on hope. Use current leases or the appraiser's market rent, and remember that military moves can bring turnover on a set schedule. A property that works on today's rent is the one to buy.

Taxes in Pennington and Meade counties

South Dakota has no state income tax, and local governments lean on property taxes. Owner-occupied homes get a lower school levy, so when you buy a rental from an owner-occupant, expect your tax bill to rise to the non-owner-occupied rate. Rapid City is mostly in Pennington County, but Black Hawk, Piedmont and parts of Box Elder are in Meade County, and each has its own levies.

Pull the parcel record for the exact property, apply the non-owner-occupied levy, and budget on that figure. Confirm current numbers with the county Director of Equalization.

Hail, wildfire and the insurance quote

Western South Dakota gets hard summer hail, and many Rapid City roofs have been replaced more than once. Insurers look closely at roof age and claim history, and many policies carry a separate wind and hail deductible.

Homes on the forested western edge and in the foothills sit in wildfire-prone areas, where some carriers ask about defensible space or limit coverage. Properties along Rapid Creek may sit in mapped flood zones; after the 1972 flood, the city turned much of the floodway into a greenway, but nearby lots can still need flood insurance. Worked example: a North Rapid duplex

This example is illustrative and not a quote. An investor buys an up-and-down duplex in North Rapid for $318,000. Each unit leases for $1,275, so combined rent is $2,550. Taxes at the non-owner-occupied levy are budgeted at $400 a month and insurance at $175.

At 80% LTV the loan is $254,400. Estimated principal and interest is about $1,735, the full payment is about $2,310, and the DSCR is about 1.10x. At 75% LTV the loan is $238,500, the payment is about $2,202 and the ratio is about 1.16x.

How the ratio works

DSCR is the monthly rent divided by the full payment: principal and interest, taxes, insurance and any association dues. At 1.0x the rent covers the payment. Higher ratios earn better pricing, and programs below 1.0x exist when a property falls a little short. For a purchase, we use the lower of the lease or the appraiser's market rent.

Because the loan qualifies on the property, you do not need to show W-2s or tax returns. That suits self-employed investors, retirees and anyone who owns several rentals.

Long-term rentals versus nightly stays

Most Rapid City DSCR loans are written on 12-month leases. Nightly rentals are common in Keystone, Hill City and other tourism towns in the hills, but inside Rapid City they depend on zoning and permits, and South Dakota requires vacation home rentals to hold a state lodging license and collect sales and tourism taxes. If you plan a short-term rental, see our STR program and our Rapid City bridge and cash-out pages, and check the city and county rules first.

Common questions

Do I need tax returns for a Rapid City DSCR loan?

No. The loan qualifies on the property's rent compared with its full payment. We review credit, with a 620 minimum, and confirm funds for closing and reserves.

Can I buy a rental near Ellsworth Air Force Base?

Yes. We lend in Box Elder, Rapid Valley and the rest of the metro. Use current market rents rather than projections tied to future base growth.

Why did my tax estimate go up after I bought?

South Dakota taxes owner-occupied homes at a lower school levy. As a rental, the property moves to the non-owner-occupied rate. Confirm with the county.

Does wildfire risk affect my loan?

Mostly through insurance. Homes near forest edges may face higher premiums or carrier questions, and the full premium goes into the payment.

Is there a loan minimum?

Yes, $150,000. Lower-priced Rapid City houses can fall below that; some investors combine properties or later use a blanket loan.

Can I use a DSCR loan in Black Hawk or Piedmont?

Yes. Those communities are in Meade County, so use that county's parcel record and levies in your numbers.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
