Rate-and-Term DSCR Refinance for Daytona Beach Rentals

A lot of Volusia County rentals were bought with short-term money: storm-damaged homes after 2022, houses with roofs too old to insure, and fixer-uppers bought with hard money. Once the work is done and a tenant is in, a rate-and-term refinance replaces that loan with a long-term payment based on rent.

In short: LendingStreet refinances 1-8 unit rentals in Daytona Beach and Volusia County with DSCR rate-and-term loans that pay off hard money, bridge loans or an existing mortgage, qualifying on rent with no W-2s or tax returns. Rate-and-term goes up to 80% LTV on some programs, 30-year terms are available and the standard minimum DSCR is 1.0x. In Daytona, the timing of the refinance relative to your new roof, wind mitigation report and insurance quote can make the difference.

What gets refinanced in Volusia County

These are the most common payoffs we see on Daytona-area rental refinances.

What they share is that the original loan was meant to get the property bought and fixed, not to hold it. A DSCR loan qualifies on the property's rent rather than personal income, which suits investors who own several rentals through LLCs.

Worked example: a Holly Hill home after a post-storm rehab

This example is illustrative and not a quote. An investor bought a flood-damaged block home in Holly Hill, rebuilt the interior, replaced the roof and installed impact windows, then leased it for $2,100 a month. The home now appraises at $285,000. The remaining rehab loan is $205,000, costing about $1,965 a month in interest only.

A rate-and-term refinance of $210,000 pays off the rehab loan and covers some closing costs, about 74% LTV. Estimated principal and interest is about $1,447. Because taxes were reset at purchase, the investor budgets $380 a month, and the new roof and windows bring insurance to $210. The total payment is about $2,037 and DSCR is about 1.03x.

The new payment includes principal, taxes and insurance, so it can look higher than the interest-only rehab payment at first. In exchange, the investor builds equity monthly and no longer faces a maturity date, extension fees or a forced sale in a slow market.

Sequence the refinance after the insurance improvements

In this market, insurance is often the line that tips a refinance over or under 1.0x. If you have just replaced a roof or added impact windows or shutters, get the final inspection signed off, order a wind mitigation inspection and get a new landlord policy quote before applying. A premium based on the old roof can make a good property look like it does not qualify.

The same applies to flood. If you elevated equipment or made flood-resistant improvements, an updated elevation certificate may help the flood premium.

Keep copies of every roofing and window permit, the product approval numbers for impact windows or shutters and the final inspections. Insurers and appraisers both use them, and missing paperwork can mean losing credits you paid for.

Taxes on a recently bought rental

When you buy, the assessed value resets toward market value as of the next January 1. If you bought mid-year, your first tax bill may still reflect the old assessment, and the next one will be higher. A lender will use a realistic figure, so run your ratio on a post-reset estimate from the Volusia County Property Appraiser's values and your city's millage.

Millage rates differ between Daytona Beach, Holly Hill, Port Orange, Ormond Beach and the unincorporated county, so use the rate for the property's location rather than a countywide average.

Leases, vacancy and the appraiser

Appraisers rely on signed leases and nearby comparable rents. Refinancing a vacant home means the appraiser assigns market rent and the lender may treat it more conservatively, so finish lease-up first if your maturity date allows. If your rehab loan is close to maturing, ask your current lender about a short extension, and talk to us early.

Seasonality matters for leasing in Daytona. Winter brings seasonal visitors and some short-term demand, while long-term family leases often start in summer around the school calendar. Plan your rehab completion with that rhythm in mind.

Rate-and-term or cash-out?

Rate-and-term pays off existing debt and closing costs, with leverage up to 80% LTV on some programs. Cash-out goes up to 75% LTV and returns cash to you. If the rehab created a lot of value, compare both. In a market where insurance pressure is real, the extra leverage of rate-and-term only helps if the rent still covers the payment.

If the rehab created substantial value, a cash-out may let you recover some of the money you put in. Seasoning rules vary by program, so ask before you decide which route to take.

These items keep the file moving.

If the property is in a flood zone, include the flood determination and the flood policy or quote. Lenders require flood coverage in special flood hazard areas, and the premium counts in the payment used for the ratio.

Start your refinance

Our investor loans are business-purpose loans on non-owner-occupied property. Florida documentary stamp tax and intangible tax apply to new loan amounts, so include them in your closing estimate. Send your payoff amount, lease, insurance quote and maturity date. See also DSCR rate-and-term refinance in Florida, or use the form below.

If the numbers are close, we can show the ratio at two or three loan amounts so you can decide whether to bring a small amount of cash to closing for a stronger, more comfortable loan. Call (877) 298-1001 to talk it through.

Common questions

Can I refinance out of hard money in Daytona Beach with a DSCR loan?

Yes. Once the home is finished and leased, a DSCR loan can pay off the hard money loan if the rent clears the program's ratio.

Should I refinance before or after replacing the roof?

After. A new roof and wind mitigation credits usually lower the premium, which improves the ratio.

What LTV is available on a rate-and-term refinance?

Up to 80% on some programs.

Will my taxes go up after I bought the property?

Usually, as the assessment resets toward market value after a sale. Budget on a post-reset estimate.

Do Florida closing taxes apply to a refinance?

Generally yes on new loan amounts: note stamps and intangible tax.

Is a 30-year term available?

Yes. 30-year terms are available.

Do I need tax returns?

No. The loan qualifies on rent.

Do you refinance rentals across Volusia County?

Yes, including Daytona Beach, Holly Hill, Port Orange, Ormond Beach, DeLand and Deltona.
