Plenty of Fargo rentals are financed with loans that were never meant to last: a bridge loan on a rehab, a builder line on a twin home, or a five-year note from a community bank that is now up for renewal. A rate-and-term DSCR refinance replaces them with a long-term loan based on rent.
In short: LendingStreet refinances 1-8 unit rentals in Fargo and West Fargo with DSCR rate-and-term loans up to 80% LTV on some programs, paying off bridge, hard money or existing bank loans. The loan qualifies on the rent, with a 1.0x standard minimum DSCR and a 620 minimum credit score. Thirty-year terms are available and LLC borrowers are standard.
Many investors in the region have financed rentals with community banks, often on loans with a balloon after a few years or a rate that resets. When that date approaches, a 30-year DSCR loan can remove the renewal risk. Others are finishing a bridge or rehab loan on a duplex or fourplex and need to retire it once the units are leased.
Builder lines and construction loans on twin homes are another common source. Once the units are finished and leased, the builder or investor moves them into long-term financing so the construction line can fund the next project.
A rate-and-term refinance pays off your current loan and closing costs without taking meaningful cash out. Because no cash goes to you, leverage can go up to 80% LTV on some programs instead of the 75% limit on cash-out. The new loan qualifies on the rent, not your tax returns.
Closing costs can usually be rolled into the new loan as long as the total stays inside the program's LTV limit. North Dakota has no state real estate transfer tax, and a refinance would not trigger one anyway, so your costs are mostly appraisal, title or abstract work, recording and lender fees.
This example is illustrative and not a quote. An investor bought and updated a West Fargo side-by-side duplex with a bridge loan that now has a $300,000 balance and interest-only payments of about $2,625 a month. Both units are leased at $1,550, or $3,100 a month, and the property appraises at $410,000.
The new DSCR loan is $308,000, which covers the payoff and about $8,000 of costs, roughly 75% of value. Estimated principal and interest on a 30-year term is about $2,154. With taxes and specials of $520 and insurance of $160, the payment is about $2,834 and DSCR is about 1.09x.
The new payment is higher than the old interest-only payment because it includes principal and a full escrow for taxes, specials and insurance. In exchange, the payment is fixed for the long term and the maturity date disappears.
| Item | Bridge loan | DSCR loan |
|---|---|---|
| Balance | $300,000 | $308,000 |
| Monthly loan payment | $2,625 interest-only | $2,154 amortizing |
| Term | Short, maturing | 30 years |
| Taxes and insurance | Paid separately | $680 in the payment |
| DSCR | Not measured | 1.09x |
Appraisals and inspections can take longer in winter, and a vacant unit is harder to lease in January than in June. Start your refinance at least 60 days before your current loan matures, with leases signed. Some programs can use market rent for a vacant unit, but signed leases are stronger.
Keep your current lender informed of the refinance timeline. Many will provide a payoff letter quickly, but extension fees can apply if closing slips past maturity.
Lease timing affects the appraisal too. An appraiser can see signed leases and rent receipts, which are stronger evidence than a projected rent on a unit that has only just been finished.
For a renovated property, document the work: photos, receipts and permits. In Fargo, appraisers and insurers ask about basement walls, roofs and any hail repairs. A clean record helps support both value and rent.
If you financed the property with a local bank, ask for a copy of the original appraisal and any inspection reports. They can help explain improvements and support the new value.
North Dakota assessors revalue property every year, and a finished renovation usually raises the assessment. Budget the new payment on a realistic tax figure, plus any specials, rather than the pre-renovation bill.
Specials can change after a renovation too, if the city completes street or utility work nearby. Check for pending projects before you finalize your budget.
If you need capital for the next project, a cash-out refinance up to 75% LTV may suit you better. If you want the lowest payment relative to your payoff and the strongest ratio, rate-and-term is usually cleaner. Many owners refinance at rate-and-term now and cash out later once seasoning allows.
If the ratio is tight at your target loan amount, paying down a small amount of the existing balance at closing can bring it above 1.0x. Sub-1.0 DSCR programs exist for some files, and we can show the trade-offs.
Either way, the refinance replaces a short-term loan with a predictable payment, which makes it easier to plan the next purchase and to show future lenders a stable track record.
Owners with five or more rentals can refinance them together into a blanket portfolio loan with one payment and release provisions for future sales. It is a common move for investors who built up twin homes and duplexes across the metro with separate bank loans.
A blanket loan is qualified on the combined cash flow of the portfolio, so a strong property can help carry one that is still leasing up. Release provisions let you sell individual properties later.
