The most common reason a Missoula investor calls about a rate-and-term refinance is a deadline: a hard money loan maturing after a rehab, a bridge loan coming due, or a seller note with a balloon on a fixed date.
In short: LendingStreet refinances 1-8 unit Missoula rentals with DSCR rate-and-term loans that pay off an existing loan without taking cash out, up to 80% LTV on some programs. The loan qualifies on the property's rent, with no W-2s or tax returns, a 620 minimum credit score and 30-year terms available. The goal is to replace short-term or expensive debt with a long-term payment the rent can carry at the 1.0x standard minimum.
A rate-and-term refinance replaces your current loan with a new one, usually to change the payment, the term or the type of loan. You can roll in normal closing costs, but you do not take meaningful cash out. Because it is not a cash-out, LTV limits are often higher than on a cash-out refinance, up to 80% on some programs.
In Missoula, investors use it most to leave interest-only short-term debt behind once a property is fixed and leased.
The loans we see paid off most often in the valley fall into a few groups.
| Existing debt | Why refinance | What to have ready |
|---|---|---|
| Hard money after a rehab | High interest-only payment, short maturity | Completed work, new leases |
| Bridge loan | Maturity date approaching | Leases or market rent, payoff letter |
| Seller note or contract for deed | Balloon payment due | Contract, payment history, payoff |
| Bank loan with a rate reset | Payment change or short term | Note terms, current statement |
Seller financing is a familiar tool in Montana, and many investors bought Missoula rentals on a contract for deed with a balloon a few years out. When the balloon comes due, a DSCR refinance can pay the seller and give you a deed and a long-term loan.
Bring the recorded contract or notice of purchaser's interest, the payment history and the seller's payoff figure. Title will need to confirm the contract is being fully satisfied at closing.
This example is illustrative and not a quote. An investor bought and renovated a Westside triplex with a short-term rehab loan that now has a balance of $410,000 and an interest-only payment of about $4,100 a month. The work is done and the units lease for $1,400, $1,350 and $1,300, or $4,050 a month. The triplex appraises at $600,000.
A rate-and-term DSCR loan of $420,000, about 70% of value, pays off the rehab loan and covers closing costs. Estimated principal and interest is about $2,865, and with taxes of $450 and insurance of $210 the payment is about $3,525, for a DSCR of about 1.15x. The monthly payment falls by roughly $575 even after adding taxes and insurance, and the loan now amortizes over 30 years.
| Item | Before | After |
|---|---|---|
| Loan balance | $410,000 | $420,000 |
| Monthly payment | $4,100 interest-only | $3,525 with taxes and insurance |
| Term | Short-term, maturing | 30 years |
| DSCR at $4,050 rent | Not used | 1.15x |
Lenders want to see completed work and, ideally, signed leases before refinancing. If your property is near the university, finishing the rehab before the summer leasing season makes the refinance easier, since the leases will be in place when the appraiser visits.
Programs differ on how soon after purchase they will use the new appraised value. If the appraisal comes in lower than expected, a rate-and-term refinance at a lower LTV may still pay off the old loan.
Montana does not disclose sale prices on recorded deeds, so appraisers rely on MLS and their own data. For a renovated older home, the appraiser may have only a few comparable sales. Share your rehab budget, before and after photos and any recent nearby sales you know about.
Rent comparables matter just as much, because the rent decides whether the loan clears 1.0x.
Rents on renovated Missoula triplexes near downtown hold up well because renters want updated units close to the Hip Strip, the hospitals and the university, which helps the appraiser support the rents in the ratio.
Not every rate-and-term refinance is about leaving hard money. Some Missoula owners refinance to move from a loan with a short balloon to a 30-year term, or to move a property into an LLC with a business-purpose loan. If your current payment works, compare the full cost of refinancing against what you gain.
Some Missoula investors buy a vacant or underperforming rental with a bridge loan, lease it up, then refinance. The handoff from bridge to DSCR is a rate-and-term refinance as long as the new loan only pays off the bridge balance and closing costs.
The timing that matters is the lease. Near campus, units leased in spring for a fall start may not show rent collected yet when the appraiser visits. Signed leases with deposits are usually enough to support the rent, but confirm what your program needs. If the bridge loan matures before the leases start, ask about an extension early rather than in the final weeks.

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, payoff letter, leases, tax bill and insurance, and we will size the refinance and show the new payment, including whether the rent clears 1.0x at the loan you need. If your maturity date is close, tell us the date on your first call so we can plan the appraisal and title work around it. Call (877) 298-1001 or get a quote below. Up to 80% on some programs. Larger balances and 5-8 unit buildings may have lower limits.
Often yes, once work is complete and the property is leased or has a supportable market rent. Seasoning rules vary by program.
Yes, if the property is a 1-8 unit rental and the loan pays the contract in full at closing.
No. The loan qualifies on the property's rent, not your W-2s or tax returns.
A lower loan amount may work, or a sub-1.0 DSCR program on some files. We can run the numbers at several sizes.
Yes, normal closing costs can usually be included in a rate-and-term refinance, within the LTV limit.
It depends mostly on the appraisal and title. Having leases, the payoff letter and insurance ready helps.
If the new loan only pays off the bridge balance and normal closing costs, it is generally treated as rate-and-term. Taking extra cash makes it a cash-out with a lower LTV limit.
