Morgantown Rate-and-Term Refinancing for 1-8 Unit Rentals

Morgantown investors often buy with fast, short-term money to win a student house or fix a tired duplex before leasing season. Once the work is done and the leases are signed, the job of that loan is finished.

In short: LendingStreet refinances 1-8 unit rentals in Morgantown and Monongalia County out of hard money, bridge loans and maturing notes into DSCR loans with 30-year terms available, up to 80% LTV on some programs. You qualify on the property's rent, not your income, and the standard minimum DSCR is 1.0x. A rate-and-term refinance pays off your current loan and closing costs without taking extra cash out.

When Morgantown landlords refinance

Most refinances here follow one of a few patterns.

Worked example: a Star City duplex

This example is illustrative and not a quote. An investor bought and renovated a Star City duplex with a $205,000 short-term loan, paying about $1,666 a month in interest only. The duplex now appraises at $290,000 and the two units rent for $2,250 combined.

A rate-and-term refinance pays off the loan plus about $5,000 in costs, for a new loan of $210,000, about 72% LTV. Estimated principal and interest on a 30-year term is about $1,468. With taxes of $280 and insurance of $150, the payment is about $1,898 and DSCR is about 1.19x.

Notice that the refinance fits comfortably within rate-and-term limits. Leaving some equity in the property keeps the payment manageable and the DSCR well above the minimum, which matters on a rental that turns over tenants every year.

What the refinance really changes

In the example, the monthly loan payment changes only modestly. The bigger change is structural: the balance now goes down every month, there is no maturity date or extension fee looming, and the payment is set for the life of the loan. For a landlord holding a property through many school years, that stability is what matters most.

Because no cash comes out, leverage can go up to 80% LTV on some programs, compared with 75% on cash-out. A smaller loan also leaves more room on the DSCR.

Closing costs can usually be included in the new loan without changing its rate-and-term status.

Timing around the school year

Appraisers need access to every unit, and lenders want leases in place. In student houses, the easiest windows are often early summer, after move-out and repairs, or early fall, once new leases have started. Avoid scheduling the appraisal during move-in week. Start several months before your current loan matures so you are not forced into an extension.

Order the appraisal only when the property looks finished. Missing appliances, open punch-list items or a unit still under renovation can lead to a lower value or a repair condition, which delays the closing and adds interest on the short-term loan.

Leases and registration

Collect every current lease and prepare a rent roll that totals bedroom leases by unit. Keep the property's rental registration current with the city and have recent inspection records ready. If you added bedrooms during the renovation, confirm the legal occupancy matches how the property is leased.

If tenants are on bedroom leases, list each one with its dates and amount. A clear rent roll answers most underwriting questions before they are asked.

Local costs to confirm

West Virginia assesses property at 60% of appraised value. Rentals inside Morgantown are Class IV and those outside city limits Class III, both at higher levies than owner-occupied homes. After a renovation, the assessor may raise the value, so ask for the current figure. Get a fresh insurance quote that reflects the finished property, and check flood maps if the property is near the Monongahela River or Deckers Creek.

Ask the seller's old insurance agent, or your own, whether the policy still reflects the renovated property. An older policy written for a vacant or unfinished house will not match what the lender needs, and updating it late can delay the closing.

Replacing a balloon or private note

Many Monongalia County landlords have financed property through local banks on short terms that end in a balloon, or through private lenders. When that date approaches, a DSCR loan with a 30-year term removes the renewal cycle and qualifies on the property rather than your full financial picture. If several properties are on one note, a blanket portfolio loan may be a cleaner replacement.

Balloon renewals often come with new fees and a fresh review every few years. A long-term loan removes that cost and the uncertainty about what terms the bank will offer next time.

Property types and ownership

We refinance single-family homes, 2-4 unit properties and 5-8 unit residential buildings, including student houses, medical-area rentals and suburban homes in Westover, Granville and Cheat Lake. LLC ownership is standard, and members usually sign for the loan personally. Buildings with 9 or more units are commercial.

Suburban properties outside city limits follow the same process, with taxes figured at Class III rather than Class IV.

Common questions

What is a rate-and-term refinance?

A refinance that pays off your existing loan and closing costs without taking extra cash, usually to get a longer term, a steadier payment or better terms.

Can I refinance out of a bridge loan on a student house?

Yes. Once repairs are finished and leases are signed, a DSCR loan can pay off the bridge.

How much can I borrow?

Up to 80% LTV on some programs for rate-and-term. Cash-out is capped at 75% LTV.

Do you need my tax returns?

No. The loan qualifies on the property's rent.

When is the best time to appraise a student rental?

When leases are in place and units are accessible, often early summer after repairs or early fall after move-in. Avoid move-in week.

Can I refinance a property owned by my LLC?

Yes. LLC borrowers are standard. Members usually sign for the loan personally.

Can I refinance a home I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
