Raleigh's rental market is newer than most. Build-to-rent communities, new townhomes and suburban single-family homes fill Garner, Knightdale and Fuquay-Varina. Many were financed with short-term money, and a DSCR rate-and-term refinance replaces it with a 30-year payment.
In short: LendingStreet can replace the hard money, bridge or bank loan on a Raleigh rental with a DSCR rate-and-term refinance that is underwritten on the property's rent, not W-2s or tax returns. The minimum loan is $150,000, rate-and-term leverage runs up to 80% LTV on some programs (varies by program on 5-8 units), and the standard floor is a 1.0x DSCR with 620 credit. In Raleigh, most refinances are newer single-family homes and townhomes in Wake County, and the latest county revaluation and HOA dues are the local items to check first.
The Raleigh area keeps growing on Research Triangle Park, NC State, state government, WakeMed and a steady flow of new residents. Rental demand is strong for newer homes and townhomes close to job centers.
Investors often buy new builds or renovate older homes with short-term money, then refinance once leased. Others are coming off adjustable or balloon loans. A rate-and-term DSCR refinance moves them to a 30-year payment.
Build-to-rent communities, where an entire subdivision is built for leasing, have become common in Wake and Johnston counties. Individual homes or small groups of homes in these communities can be refinanced with DSCR loans, and five or more can go under a blanket loan.
Wake County rentals are mostly newer, but there is variety in age and price.
| Area | Typical rental stock | Common refinance situation |
|---|---|---|
| Southeast Raleigh | Older single-family homes and infill | Paying off rehab money |
| Garner, Knightdale and Wendell | Newer single-family homes and townhomes | Replacing a bridge loan |
| Wake Forest and Rolesville | Newer suburban homes, many HOAs | Rate-and-term on a newer rental |
| Fuquay-Varina, Holly Springs and Clayton | New construction and build-to-rent | Refinancing a new build |
Rate-and-term is for replacing debt, not extracting it. The new loan pays off what you owe plus closing costs. Because no equity is being pulled, some programs allow up to 80% LTV, while cash-out tops out at 75% LTV. On 5-8 unit buildings and larger balances, the maximum can be lower and varies by program.
It fits Raleigh investors who want to get out of a short-term loan, fix a payment that is about to adjust, or clean up how title is held.
This example is illustrative and not a quote. A new three-bedroom townhome in Garner was bought with a bridge loan and leased for 12 months. It appraises at $360,000 and rents for $2,300 a month. The bridge loan balance is $250,000, with an interest-only payment of about $2,396 a month.
A rate-and-term DSCR refinance of $258,000 covers the payoff plus about $8,000 in estimated closing costs, roughly 72% LTV. Estimated principal and interest on a 30-year fixed loan is about $1,738. With taxes of $250 and insurance of $90 plus $110 in HOA dues, the monthly payment is about $2,188, for a DSCR of about 1.05x.
The new payment is about $658 a month lower than under the bridge loan, and it is fixed for 30 years instead of coming due. The ratio clears the 1.0x standard minimum.
| Item | Before (bridge loan) | After (DSCR refinance) |
|---|---|---|
| Loan balance | $250,000 | $258,000 |
| Monthly loan payment | $2,396 (interest-only) | $1,738 (est. principal and interest) |
| Property taxes | $250 | $250 |
| Insurance and HOA | $200 | $200 |
| Total monthly payment | $2,846 | $2,188 |
| DSCR at $2,300 rent | About 0.81x | About 1.05x |
| Loan term | Short term, comes due | 30-year fixed |
Your new loan size depends on the appraised value, and your ratio depends on the rent the appraiser supports. Lenders generally use the lower of the lease or market rent on many programs, so leases well above market may not count in full. In Wake County, appraisers usually have many recent new-construction sales and leases to compare, especially in build-to-rent communities.
Wake County revalues property on a set cycle, and its most recent revaluation raised many values sharply, with tax rates adjusted afterward. Use the current county value and rate, not the figure from when you bought.
North Carolina has no mortgage recording tax, and the excise tax on deeds applies to sales, not to a refinance.
Wake County towns such as Garner, Knightdale, Wake Forest and Fuquay-Varina each add their own municipal rate on top of the county rate, and homes outside town limits pay only the county and any fire district rate. Use the combined rate for the address.
Hurricane remnants and severe thunderstorms bring wind and flooding to central North Carolina. Homes near Crabtree Creek, Walnut Creek and the Neuse River can be in flood zones. Newer homes usually price better.
North Carolina law generally prevents cities from requiring rental registration or permits except for properties with certain violations. That keeps local paperwork lighter than in many states.
Raleigh adopted rules in 2022 that allow whole-home short-term rentals with registration in many areas; check current requirements. Many HOAs restrict leasing terms, so read the covenants.
Some newer subdivisions have HOAs that limit the number of rentals or require tenant registration with the association. Read the covenants and confirm the rental is allowed before you refinance.
The cleanest refinances begin with a signed lease and 45 to 60 days of runway before the short-term loan matures. Seasoning requirements differ by program, so ask early whether the new loan can use the current appraised value. In Raleigh, that often means a new townhome or single-family home leased shortly after closing.
