Refinance Your Roanoke Rental Into a Long-Term DSCR Loan

Roanoke investors tend to buy older homes at prices that still work on rent, fix them up, then need long-term debt. A DSCR rate-and-term refinance replaces the short-term loan with a 30-year payment set by what the property rents for.

In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit investment properties in the Roanoke Valley, replacing hard money, bridge debt or an existing loan with a long-term payment sized on rent. Rate-and-term goes up to 80% LTV on some programs, the standard minimum DSCR is 1.0x, and no W-2s or tax returns are required.

The Roanoke refinance picture

The Roanoke Valley's rental stock is heavy on early and mid-1900s houses: foursquares and bungalows in Grandin Village, Raleigh Court and Wasena, Victorians in Old Southwest, and smaller post-war homes along Williamson Road and in Northwest Roanoke. Prices are modest by Virginia standards, which makes the value-add model common.

Carilion Clinic and the Virginia Tech Carilion medical school anchor a steady base of healthcare tenants, and Salem, Vinton and Roanoke County suburbs add family renters. Once a property is renovated and leased, investors usually want out of a high-cost bridge or hard money loan quickly.

Rate-and-term vs cash-out, in plain terms

With cash-out, you borrow more than you owe and keep the difference, up to 75% LTV. With rate-and-term, the new loan pays off what you owe and the closing costs, and the purpose is better terms rather than cash. That is why some programs allow up to 80% LTV on rate-and-term.

Both qualify the same way, on the DSCR: rent divided by principal, interest, taxes, insurance and HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for properties where the rent falls a little short.

Separate localities, separate tax bills

Roanoke is an independent city, separate from Roanoke County, and Salem is its own independent city too. Each sets its own real estate tax and assessment, so two houses a mile apart can carry different tax lines. Pull the current assessment for the exact address.

As elsewhere in Virginia, a refinance deed of trust is subject to recordation tax, and the amount can depend on the lender and the new balance. Your settlement agent can estimate it before closing.

Older homes, permits and the appraisal

Many Roanoke rehabs involve knob-and-tube wiring, old heating systems or converted attics and basements. If the work needed a permit, make sure it is closed. Appraisers count legal living space, and unpermitted units or bedrooms can lower the value the refinance is sized on.

Some properties along the Roanoke River and its creeks sit in mapped flood zones. If yours does, flood insurance will be required and its cost goes into the DSCR.

Rents in the valley are moderate, so a few hundred dollars of difference between the lease and the appraiser's market rent can move the DSCR noticeably. Bring comparable leases from the same part of the city, such as other renovated homes in Raleigh Court or Wasena, rather than valley-wide averages.

Example: refinancing a Roanoke-area rental

This example is illustrative and not a quote. An investor owns a single-family foursquare near Grandin Village bought with a bridge loan and renovated. It appraises at $235,000, the payoff on the existing loan is $168,000, and estimated closing costs of $5,500 are rolled into the new loan, for a balance of $173,500, about 73.8% LTV. Rent is $1,750 a month.

Estimated principal and interest on a 30-year loan comes to about $1,184. Adding taxes of $240 and insurance of $95 gives a total payment of about $1,519, for a DSCR of about 1.15x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $356, and the balance now amortizes.

It helps to know the limits before the appraisal. At the same taxes and insurance, rent of about $1,519 would put the DSCR at 1.0x, and the current $1,750 rent would carry a loan of roughly $207,000 at that level. Anything well inside those numbers is a comfortable file.

Timing the refinance out of short-term debt

The best time to start is when the work is finished, permits are closed and a tenant is signed, ideally with a couple of months left before the short-term loan matures. That leaves room for the appraisal and title work without paying an extension.

How long you must own before the lender uses the new value varies by program. Some go by the appraisal soon after a rehab; some limit the loan to cost plus documented improvements early on. A clean record of the rehab budget helps either way.

Vacancy at the time of refinance does not always stop the loan, since some programs use market rent from the appraisal. Still, a signed lease removes a common question and usually makes the file stronger.

Documents that speed up the file

Having these ready when you apply avoids most delays.

Common questions

Does LendingStreet refinance rentals in Salem and Roanoke County?

Yes. We refinance 1-8 unit rentals across the City of Roanoke, Salem, Vinton and Roanoke County, as long as the rent and appraised value support the new loan.

My Old Southwest house has three units. Does that matter?

Yes. The appraisal and the loan are based on the legal unit count. Confirm with the city that all three units are permitted before you apply.

Is a $150,000 refinance possible in Roanoke?

Yes. DSCR loans start at $150,000, which fits many Roanoke single-family and duplex rentals.

How long does a DSCR refinance take?

It depends on the appraisal, title and how complete the file is. Starting with a full document package shortens the timeline.

Is there a maximum loan amount?

DSCR loans start at $150,000 with no stated maximum. Larger balances get more review, and max LTV can vary by program.

Can I refinance a property that is vacant?

Some programs use the appraiser's market rent estimate instead of a signed lease. Terms vary by program.

Can I pay off a hard money loan with a DSCR refinance?

Yes. That is one of the most common uses of a rate-and-term refinance once the rehab is done and the property is leased.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
