San Antonio investors can still buy and renovate single-family homes at prices that work on rent. The refinance is where many deals get tight, because a Texas tax bill without a homestead exemption can be a large part of the payment.
In short: Yes. A DSCR rate-and-term refinance from LendingStreet can pay off a hard money loan, a bridge loan or an existing mortgage on a San Antonio-area rental and replace it with a 30-year option qualified on the property's rent. Programs go up to 80% LTV on some rate-and-term loans, start at $150,000 and require a 620 minimum credit score.
Greater San Antonio has older homes close to downtown in Dignowity Hill, Beacon Hill, Tobin Hill and around Southtown, and large areas of 1950s to 1980s single-family homes across the northeast, northwest and south sides. Converse, Live Oak, Schertz, Helotes and New Braunfels add newer suburban stock.
Joint Base San Antonio, which includes Fort Sam Houston, Lackland and Randolph, plus a large healthcare sector in the South Texas Medical Center keep long-term rental demand steady. Investors who renovate with hard money often refinance into a DSCR loan as soon as a military or medical tenant signs a lease.
Here is how the main areas tend to look for a refinance.
| Area | Typical rental stock | Refinance angle |
|---|---|---|
| Dignowity Hill, Beacon Hill, Tobin Hill | Older bungalows and cottages | Full rehabs; refinance out of hard money after lease-up |
| Northeast San Antonio, Converse, Live Oak | 1970s to 1990s single-family | Military tenants near Randolph and Fort Sam Houston |
| South and southwest side | Smaller post-war homes | Lower prices; taxes are a large share of the payment |
| Schertz, New Braunfels, Helotes | Newer subdivisions | MUD or PID lines on some tax bills |
A DSCR rate-and-term loan takes out the debt already on the property, whether that is a hard money note, a bridge loan or an older mortgage, and replaces it with a long-term loan. You do not take equity out as cash, beyond small amounts some programs allow, so leverage can go up to 80% LTV on some programs.
The new loan is underwritten on the property, not your personal income. The lender divides rent by the full monthly payment, principal, interest, taxes, insurance and HOA dues, and looks for 1.0x or better on standard programs.
Investors do not get the homestead exemption, so a San Antonio rental is taxed on its full appraised value by the county, city, school district and other taxing units. Use the Bexar Appraisal District record and budget on the full combined rate, not the seller's homestead bill.
Texas sets title insurance premiums by state rule, so that part of closing is predictable. The special Texas rules for cash-out on a homestead do not apply to non-owner-occupied investment property.
San Antonio requires a permit for short-term rentals and treats non-owner-occupied properties differently, with limits on how many can operate on a block in residential areas. If a property cannot get a permit, plan to refinance it on a long-term lease.

Many San Antonio investors buy in clusters of similar 1970s and 1980s homes on the northeast side. Once you have five or more refinanced or ready to refinance, it is worth comparing individual loans with a single blanket loan.
This example is illustrative and not a quote. An investor owns a northeast-side single-family rental renovated with a hard money loan. It appraises at $265,000, the payoff on the existing loan is $190,000, and estimated closing costs of $6,000 are rolled into the new loan, for a balance of $196,000, about 74.0% LTV. Rent is $2,050 a month.
Estimated principal and interest on a 30-year loan comes to about $1,337. Adding taxes of $485 and insurance of $175 gives a total payment of about $1,997, for a DSCR of about 1.03x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $403, and the balance now amortizes.
Run the numbers backward too. Rent would have to fall to about $1,997 for the ratio to reach 1.0x, and at $2,050 the property could carry roughly $204,000 before hitting 1.0x. That cushion is what lets you choose a balance with confidence.
| Item | Hard money loan (interest-only) | New DSCR loan |
|---|---|---|
| Appraised value | $265,000 | $265,000 |
| Loan balance | $190,000 | $196,000 |
| LTV | 71.7% | 74.0% |
| Principal and interest (or interest-only) | $1,740 | $1,337 |
| Taxes, insurance and HOA | $660 | $660 |
| Total monthly payment | $2,400 | $1,997 |
| DSCR at $2,050 rent | About 0.85x | About 1.03x |
Lenders differ on seasoning. On some programs, a renovated property can be refinanced on its new appraised value fairly soon; on others, the loan is limited to what you paid plus documented improvements until a set period passes.
Plan backward from your maturity date. Give yourself time for an appraisal, a rent analysis, title and insurance, and avoid letting a bridge or hard money note run into extension fees.
A unit that is not yet rented can sometimes be underwritten on market rent from the appraisal, depending on the program. A lease in hand at a supportable rent is still the simplest way to show the ratio.
Gather these before you request a quote.
Our investor loans are business-purpose loans on non-owner-occupied property. We look at the rent, the payoff, the value and the local costs, and show what balance the property supports at the 1.0x standard minimum.
When the refinance is one of several, ask about a blanket portfolio loan. Five or more rentals can share one loan, one closing and portfolio pricing.
