Refinance Your Seattle Rental Into a Long-Term DSCR Loan

Seattle lets owners add an attached and a detached accessory unit on many single-family lots, and investors use that to turn one rent into two or three. A DSCR rate-and-term refinance replaces the bridge or construction money once the units are leased.

In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit investment properties in the Seattle area, replacing hard money, bridge debt or an existing loan with a long-term payment sized on rent. Rate-and-term goes up to 80% LTV on some programs, the standard minimum DSCR is 1.0x, and no W-2s or tax returns are required.

The Seattle refinance picture

Seattle's neighborhoods, including Beacon Hill, Columbia City, Rainier Valley, West Seattle, Ballard, Greenwood and Capitol Hill, have older homes on lots that can take an ADU or DADU, plus townhomes and small multi-unit buildings. Tacoma, Everett, Renton, Kent, Shoreline and Lynnwood offer lower prices.

Technology, aerospace, healthcare and university employers drive long-term demand. The typical value-add plan is a renovation or a new backyard unit funded with short-term money, followed by a long-term loan once the combined rent is in place.

Rate-and-term vs cash-out, in plain terms

With cash-out, you borrow more than you owe and keep the difference, up to 75% LTV. With rate-and-term, the new loan pays off what you owe and the closing costs, and the purpose is better terms rather than cash. That is why some programs allow up to 80% LTV on rate-and-term.

Both qualify the same way, on the DSCR: rent divided by principal, interest, taxes, insurance and HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for properties where the rent falls a little short.

King County taxes and refinance costs

King County assesses property annually, and new construction like a DADU is added once it is complete. Use the assessment that includes the new unit. Washington's real estate excise tax applies to sales, not to a refinance by the same owner.

Earthquake coverage is optional but common. If you carry it, include its premium in the DSCR payment. Townhomes and condos may also carry HOA dues.

RRIO, tenant rules and short-term rentals

Seattle requires rental properties to register under its Rental Registration and Inspection Ordinance, and the city has detailed tenant rules on notice, rent increases and relocation help. Make sure registration is current and leases follow the rules.

Seattle limits short-term rental operators to their primary residence plus one more unit, so most investor refinances in the city are based on long-term rent.

Townhomes built under Seattle's past lot subdivisions often have shared driveways and maintenance agreements rather than full HOAs. Bring the agreement so the appraiser and underwriter can see any shared costs, and include regular dues in the payment.

Example: refinancing a Seattle-area rental

This example is illustrative and not a quote. An investor owns a Beacon Hill house with a new DADU, financed with a bridge loan. It appraises at $1,050,000, the payoff on the existing loan is $760,000, and estimated closing costs of $13,000 are rolled into the new loan, for a balance of $773,000, about 73.6% LTV. Rent is $6,400 a month.

Estimated principal and interest on a 30-year loan comes to about $5,273. Adding taxes of $790 and insurance of $150 gives a total payment of about $6,213, for a DSCR of about 1.03x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $1,697, and the balance now amortizes.

It helps to know the limits before the appraisal. At the same taxes and insurance, rent of about $6,213 would put the DSCR at 1.0x, and the current $6,400 rent would carry a loan of roughly $800,000 at that level. Anything well inside those numbers is a comfortable file.

Timing the refinance out of short-term debt

The best time to start is when the work is finished, permits are closed and a tenant is signed, ideally with a couple of months left before the short-term loan matures. That leaves room for the appraisal and title work without paying an extension.

How long you must own before the lender uses the new value varies by program. Some go by the appraisal soon after a rehab; some limit the loan to cost plus documented improvements early on. A clean record of the rehab budget helps either way.

Vacancy at the time of refinance does not always stop the loan, since some programs use market rent from the appraisal. Still, a signed lease removes a common question and usually makes the file stronger.

Documents that speed up the file

Having these ready when you apply avoids most delays.

Common questions

Does a DADU count as a separate unit for a Seattle DSCR loan?

Yes, if it is permitted and finaled. A house with an ADU and a DADU is a three-unit property for rent purposes.

Do I need RRIO registration before refinancing a Seattle rental?

The city requires it for rentals. Having it current shows the property is operating legally and avoids questions during closing.

Do you refinance rentals in Tacoma and Everett?

Yes. We refinance 1-8 unit rentals across King, Pierce and Snohomish counties when rent and value support the loan.

How long does a DSCR refinance take?

It depends on the appraisal, title and how complete the file is. Starting with a full document package shortens the timeline.

Is there a maximum loan amount?

DSCR loans start at $150,000 with no stated maximum. Larger balances get more review, and max LTV can vary by program.

Can I refinance a property that is vacant?

Some programs use the appraiser's market rent estimate instead of a signed lease. Terms vary by program.

Can I pay off a hard money loan with a DSCR refinance?

Yes. That is one of the most common uses of a rate-and-term refinance once the rehab is done and the property is leased.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
