Trenton DSCR Rate-and-Term Refinance on 1-8 Unit Rentals

Trenton rowhomes and twins cost far less than housing elsewhere in central New Jersey, and investors renovate them with short-term money. New Jersey's tax bills and rental rules are the two things to get right before the refinance.

In short: Yes. A DSCR rate-and-term refinance from LendingStreet can pay off a hard money loan, a bridge loan or an existing mortgage on a Trenton-area rental and replace it with a 30-year option qualified on the property's rent. Programs go up to 80% LTV on some rate-and-term loans, start at $150,000 and require a 620 minimum credit score.

Who refinances in the Trenton area

Trenton's housing is mostly attached: brick rowhomes and twins in Chambersburg, Mill Hill, Wilbur and the West Ward, with larger homes in Hiltonia and Glen Afton. Ewing, Hamilton, Lawrence and Bordentown add single-family and two-family homes.

State government, hospitals, nearby universities and commuters along the Northeast Corridor support long-term rental demand. Investors buy rowhomes needing work with hard money and refinance once a tenant is in.

What a rate-and-term DSCR loan does

A DSCR rate-and-term loan takes out the debt already on the property, whether that is a hard money note, a bridge loan or an older mortgage, and replaces it with a long-term loan. You do not take equity out as cash, beyond small amounts some programs allow, so leverage can go up to 80% LTV on some programs.

The new loan is underwritten on the property, not your personal income. The lender divides rent by the full monthly payment, principal, interest, taxes, insurance and HOA dues, and looks for 1.0x or better on standard programs.

New Jersey taxes and closing costs

New Jersey property taxes are among the highest in the country, and Trenton's combined rate is high relative to values. On a low-priced rowhome, taxes can be a large share of the payment. Use the current bill for the exact block and lot.

New Jersey's realty transfer fee applies to deeds, not to a refinance by the same owner. Refinance costs are mostly title, recording, appraisal and lender costs.

Landlord registration, CO inspections and lead

New Jersey requires landlords to register rental properties, and many municipalities, including Trenton and its neighbors, require a certificate of occupancy or inspection when a tenant changes. Keep those current.

New Jersey's lead-safe law requires lead inspections on many pre-1978 rentals, either at tenant turnover or on a set schedule. Have the lead-safe certification in your file before refinancing.

Twins and rowhomes share walls and sometimes roofs with neighbors, so the appraiser and insurer will look closely at roof condition and party walls. Close permits on any structural work. Hamilton and Ewing set their own tax rates, so do not assume a Trenton bill applies a few blocks over the city line.

Mercer County investors often hold several rowhomes on the same blocks. Five or more can be refinanced together under a blanket portfolio loan, with one closing and release provisions if you later sell one.

A sample Trenton refinance, line by line

This example is illustrative and not a quote. An investor owns a Chambersburg rowhome renovated with a hard money loan. It appraises at $175,000, the payoff on the existing loan is $122,000, and estimated closing costs of $5,000 are rolled into the new loan, for a balance of $127,000, about 72.6% LTV. Rent is $1,800 a month.

Estimated principal and interest on a 30-year loan comes to about $866. Adding taxes of $480 and insurance of $120 gives a total payment of about $1,466, for a DSCR of about 1.23x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $254, and the balance now amortizes.

Run the numbers backward too. Rent would have to fall to about $1,466 for the ratio to reach 1.0x, and at $1,800 the property could carry roughly $176,000 before hitting 1.0x. That cushion is what lets you choose a balance with confidence.

How soon you can refinance

Lenders differ on seasoning. On some programs, a renovated property can be refinanced on its new appraised value fairly soon; on others, the loan is limited to what you paid plus documented improvements until a set period passes.

Plan backward from your maturity date. Give yourself time for an appraisal, a rent analysis, title and insurance, and avoid letting a bridge or hard money note run into extension fees.

A unit that is not yet rented can sometimes be underwritten on market rent from the appraisal, depending on the program. A lease in hand at a supportable rent is still the simplest way to show the ratio.

Our investor loans are business-purpose loans on non-owner-occupied property. We look at the rent, the payoff, the value and the local costs, and show what balance the property supports at the 1.0x standard minimum.

When the refinance is one of several, ask about a blanket portfolio loan. Five or more rentals can share one loan, one closing and portfolio pricing.

Common questions

Do I need a lead-safe certificate to refinance a Trenton rental?

Many pre-1978 New Jersey rentals need a lead-safe inspection under state law. Have it done before you apply.

Why is my Trenton DSCR tight even with good rent?

Usually the tax bill. New Jersey taxes are high relative to values, and they are part of the DSCR payment.

Do you refinance rentals in Hamilton and Ewing?

Yes. We refinance 1-8 unit rentals across Mercer County and central New Jersey when rent and value support the loan.

What credit score do I need?

The minimum is 620. Stronger credit and lower leverage can improve terms.

Do you refinance 5-8 unit buildings?

Yes. DSCR loans cover 1-8 units; maximum LTV can be lower on 5-8 unit properties and varies by program.

Does the appraisal use my lease or market rent?

Usually the lower of the signed lease and the appraiser's market rent, though policies vary by program.

Can I refinance out of a bridge loan before it matures?

Yes. Starting early avoids extension fees and gives time for the appraisal and title work.

Do I have to sign personally?

Many programs ask the owners of the borrowing LLC to sign for the loan personally. Your term sheet will spell it out.
