Refinance Your Tulsa Rental Into a Long-Term DSCR Loan

In Tulsa the purchase price and rent usually line up well for long-term rentals. On a rate-and-term refinance, the line that most often surprises investors is insurance, because hail and wind risk is priced into every policy.

In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit investment properties in the Tulsa area, replacing hard money, bridge debt or an existing loan with a long-term payment sized on rent. Rate-and-term goes up to 80% LTV on some programs, the standard minimum DSCR is 1.0x, and no W-2s or tax returns are required.

The Tulsa refinance picture

Tulsa has older homes in Kendall-Whittier, Maple Ridge, Brookside and Midtown, large areas of 1950s and 1960s ranch homes across east and north Tulsa, and newer subdivisions in Broken Arrow, Owasso, Jenks, Bixby and Sand Springs.

Energy, aerospace, healthcare and a growing remote workforce support long-term rental demand. Investors buy and renovate with hard money and refinance once leased, often building portfolios of single-family homes.

Rate-and-term vs cash-out, in plain terms

With cash-out, you borrow more than you owe and keep the difference, up to 75% LTV. With rate-and-term, the new loan pays off what you owe and the closing costs, and the purpose is better terms rather than cash. That is why some programs allow up to 80% LTV on rate-and-term.

Both qualify the same way, on the DSCR: rent divided by principal, interest, taxes, insurance and HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for properties where the rent falls a little short.

Insurance and Tulsa County taxes

Hail and tornado risk make insurance a large line in Tulsa. Many policies carry a percentage-based wind and hail deductible. Get a current quote and ask about roof age and impact-resistant shingles before you apply.

Tulsa County property taxes are moderate compared with many states, but rentals do not get the homestead exemption. Use the current assessment and the full rate for the property.

Local rules and flood zones

Tulsa and its suburbs set their own rental and short-term rental rules; check them before leasing. Most Tulsa refinances are underwritten on long-term leases.

Parts of Tulsa near the Arkansas River and creeks such as Mingo Creek are in mapped flood zones. Flood insurance there counts in the DSCR.

Older east Tulsa ranch homes often have original roofs, galvanized plumbing or aging electrical panels. Replacing the roof during the rehab can lower the insurance premium enough to move the DSCR, so get the insurance quote after the new roof goes on, not before.

Tulsa's lower prices mean many investors build portfolios of five, ten or more single-family homes. Once a group of homes is renovated and leased, a blanket portfolio loan can replace several hard money notes with one loan and one payment.

Example: refinancing a Tulsa-area rental

This example is illustrative and not a quote. An investor owns a Kendall-Whittier home renovated with a hard money loan. It appraises at $215,000, the payoff on the existing loan is $152,000, and estimated closing costs of $5,000 are rolled into the new loan, for a balance of $157,000, about 73.0% LTV. Rent is $1,650 a month.

Estimated principal and interest on a 30-year loan comes to about $1,071. Adding taxes of $200 and insurance of $210 gives a total payment of about $1,481, for a DSCR of about 1.11x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $324, and the balance now amortizes.

It helps to know the limits before the appraisal. At the same taxes and insurance, rent of about $1,481 would put the DSCR at 1.0x, and the current $1,650 rent would carry a loan of roughly $182,000 at that level. Anything well inside those numbers is a comfortable file.

Timing the refinance out of short-term debt

The best time to start is when the work is finished, permits are closed and a tenant is signed, ideally with a couple of months left before the short-term loan matures. That leaves room for the appraisal and title work without paying an extension.

How long you must own before the lender uses the new value varies by program. Some go by the appraisal soon after a rehab; some limit the loan to cost plus documented improvements early on. A clean record of the rehab budget helps either way.

Vacancy at the time of refinance does not always stop the loan, since some programs use market rent from the appraisal. Still, a signed lease removes a common question and usually makes the file stronger.

Documents that speed up the file

Having these ready when you apply avoids most delays.

Common questions

Why does insurance hurt my Tulsa DSCR?

Hail and wind risk raise premiums and deductibles in Tulsa. The premium is part of the DSCR payment, so a newer roof can help.

Can I refinance several Tulsa rentals at once?

Yes. With five or more rentals, a blanket portfolio loan can refinance them on one closing with one payment.

Do you refinance rentals in Broken Arrow and Owasso?

Yes. We refinance 1-8 unit rentals across Tulsa, Wagoner and Rogers counties when rent and value support the loan.

How long does a DSCR refinance take?

It depends on the appraisal, title and how complete the file is. Starting with a full document package shortens the timeline.

Is there a maximum loan amount?

DSCR loans start at $150,000 with no stated maximum. Larger balances get more review, and max LTV can vary by program.

Can I refinance a property that is vacant?

Some programs use the appraiser's market rent estimate instead of a signed lease. Terms vary by program.

Can I pay off a hard money loan with a DSCR refinance?

Yes. That is one of the most common uses of a rate-and-term refinance once the rehab is done and the property is leased.

Do you finance homes I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
