Virginia Beach DSCR Rate-and-Term Refinance on 1-8 Unit Rentals

Hampton Roads has one of the largest military populations in the country, and many Virginia Beach rentals lease to service members. A DSCR rate-and-term refinance qualifies on that rent, with flood zones and insurance as the main local checks.

In short: Yes. A DSCR rate-and-term refinance from LendingStreet can pay off a hard money loan, a bridge loan or an existing mortgage on a Virginia Beach-area rental and replace it with a 30-year option qualified on the property's rent. Programs go up to 80% LTV on some rate-and-term loans, start at $150,000 and require a 620 minimum credit score.

Who refinances in Hampton Roads

Virginia Beach rentals range from 1970s and 1980s single-family homes and townhomes in Kempsville, Green Run and Lynnhaven to older homes in Bayside and Great Neck and beach homes near the Oceanfront and Sandbridge. Norfolk, Chesapeake, Portsmouth and Suffolk add more stock.

NAS Oceana, Naval Station Norfolk, Joint Expeditionary Base Little Creek-Fort Story and shipbuilding employers keep long-term demand steady. Investors buy, renovate with short-term money and refinance once a military or civilian tenant signs a lease.

What a rate-and-term DSCR loan does

A DSCR rate-and-term loan takes out the debt already on the property, whether that is a hard money note, a bridge loan or an older mortgage, and replaces it with a long-term loan. You do not take equity out as cash, beyond small amounts some programs allow, so leverage can go up to 80% LTV on some programs.

The new loan is underwritten on the property, not your personal income. The lender divides rent by the full monthly payment, principal, interest, taxes, insurance and HOA dues, and looks for 1.0x or better on standard programs.

City assessments and Virginia recordation tax

Virginia Beach is an independent city that reassesses annually, as do Norfolk and Chesapeake. Use the current assessment and rate for the exact property.

Virginia charges recordation tax on deeds of trust, so a refinance carries state and local recording charges. The amount can depend on the lender and the new balance; ask the settlement agent.

Flooding, insurance and STR overlays

Recurrent flooding is a known issue in parts of Hampton Roads, and many low-lying properties are in mapped flood zones. Flood insurance there is generally required and counts in the DSCR.

Virginia Beach allows short-term rentals mainly in designated overlay areas such as the Oceanfront resort area and Sandbridge, with permits. Outside them, plan to refinance on long-term leases.

Military tenants sometimes move on orders before a lease ends. Most leases include a military clause for that reason. For the refinance, a signed lease at market rent and the appraiser's rent analysis are what count, and steady demand near the bases helps homes re-lease quickly.

Townhome communities in Kempsville and Green Run often have HOA dues and leasing rules, and some low-lying neighborhoods near the Lynnhaven River and Back Bay carry flood insurance requirements. Both costs belong in the DSCR payment, so gather them before you apply.

A sample Virginia Beach refinance, line by line

This example is illustrative and not a quote. An investor owns a Kempsville single-family home renovated with a hard money loan. It appraises at $390,000, the payoff on the existing loan is $280,000, and estimated closing costs of $8,000 are rolled into the new loan, for a balance of $288,000, about 73.8% LTV. Rent is $2,750 a month.

Estimated principal and interest on a 30-year loan comes to about $1,965. Adding taxes of $320 and insurance of $120 gives a total payment of about $2,405, for a DSCR of about 1.14x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $605, and the balance now amortizes.

Run the numbers backward too. Rent would have to fall to about $2,405 for the ratio to reach 1.0x, and at $2,750 the property could carry roughly $339,000 before hitting 1.0x. That cushion is what lets you choose a balance with confidence.

How soon you can refinance

Lenders differ on seasoning. On some programs, a renovated property can be refinanced on its new appraised value fairly soon; on others, the loan is limited to what you paid plus documented improvements until a set period passes.

Plan backward from your maturity date. Give yourself time for an appraisal, a rent analysis, title and insurance, and avoid letting a bridge or hard money note run into extension fees.

A unit that is not yet rented can sometimes be underwritten on market rent from the appraisal, depending on the program. A lease in hand at a supportable rent is still the simplest way to show the ratio.

Our investor loans are business-purpose loans on non-owner-occupied property. We look at the rent, the payoff, the value and the local costs, and show what balance the property supports at the 1.0x standard minimum.

When the refinance is one of several, ask about a blanket portfolio loan. Five or more rentals can share one loan, one closing and portfolio pricing.

Common questions

Can I refinance a Virginia Beach rental leased to a service member?

Yes. A long-term military lease counts like any other lease, and the appraiser confirms market rent.

Can I refinance a Sandbridge rental on short-term income?

Only if it holds the required short-term rental permits and the program allows it. Otherwise refinance on long-term rent.

Do you refinance rentals in Chesapeake and Norfolk?

Yes. We refinance 1-8 unit rentals across Hampton Roads when rent and value support the loan.

What credit score do I need?

The minimum is 620. Stronger credit and lower leverage can improve terms.

Do you refinance 5-8 unit buildings?

Yes. DSCR loans cover 1-8 units; maximum LTV can be lower on 5-8 unit properties and varies by program.

Does the appraisal use my lease or market rent?

Usually the lower of the signed lease and the appraiser's market rent, though policies vary by program.

Can I refinance out of a bridge loan before it matures?

Yes. Starting early avoids extension fees and gives time for the appraisal and title work.

Do I have to sign personally?

Many programs ask the owners of the borrowing LLC to sign for the loan personally. Your term sheet will spell it out.
