DSCR Rate-and-Term Refinance for Wilmington Rentals

Many Wilmington rentals start life on short-term money: a hard money loan for the rehab, a bridge loan for a quick close or a private note from the seller. A rate-and-term refinance replaces that loan with long-term financing sized to the rent.

In short: LendingStreet offers DSCR rate-and-term refinances on 1-8 unit rentals in Wilmington and New Castle County, paying off hard money, bridge or existing loans and replacing them with a loan that qualifies on rent. Rate-and-term goes up to 80% LTV on some programs, 30-year terms are available, and no W-2s or tax returns are required. The goal is a lower, predictable payment and no maturity date hanging over the property.

Why refinance without taking cash out

A rate-and-term refinance pays off the current balance and closing costs, with little or no cash back. It is often the right first move after a rehab, because seasoning rules for cash-out can require longer ownership, while a payoff of short-term debt is usually allowed sooner.

It also fits investors whose bank loan has a balloon coming due, or whose adjustable loan has reset higher.

In Wilmington, the typical candidate is a rowhome or small conversion that was bought with a rehab loan, renovated, licensed and leased. Once that work is done, the short-term loan has served its purpose and its higher monthly cost is pure drag on cash flow.

Worked example: replacing a rehab loan on a triplex

This example is illustrative and not a quote. An investor finished renovating a Wilmington triplex financed with a $285,000 interest-only rehab loan costing about $2,731 a month in interest. The units now lease for $1,300 each, $3,900 in total, and the property appraises at $410,000.

A DSCR refinance of $293,000, which covers the payoff and about $8,000 in closing costs, is about 71% of value. Estimated principal and interest is about $2,049. With taxes of $360 and insurance of $185, the new payment is about $2,594, for a DSCR of about 1.50x, and the loan now pays down principal every month instead of facing a maturity date.

The payment drops even though the balance rises slightly, because the new loan amortizes over up to 30 years at long-term pricing instead of carrying short-term rehab pricing. The DSCR improves enough that the property clears the standard 1.0x minimum with room to spare.

Timing the refinance after a Wilmington rehab

Start the refinance once units are leased and the work is complete, not after the short-term loan is already past due. Appraisers need finished units, and underwriters prefer signed leases. Leave time for the city rental license on each unit, since unlicensed units can be excluded from the rent.

Order the appraisal only after the final punch list is done. Unfinished trim, missing appliances or a unit still being painted can lead an appraiser to value the property as incomplete.

Getting the value right

In older Wilmington blocks, comparable sales can be uneven. A renovated triplex may sit next to rowhomes that sold as-is. Provide your scope of work, photos, permits and recent sales of renovated multi-unit houses to help the appraiser support value. A strong value lowers the LTV and can improve terms.

Condition matters as much as comps. A finished unit with new kitchens, baths and mechanicals reads very differently to an appraiser than one with partial updates, so finish every unit before the inspection.

Refinance closing costs in Delaware

Refinances avoid the realty transfer tax that applies on a sale, so costs are mainly lender fees, appraisal, title insurance, recording and attorney fees. These can be rolled into the new loan if the LTV and DSCR allow. Your Delaware closing attorney will confirm final figures.

Ask your current lender for the payoff figure early, including any per diem interest and release fees, so the closing figures are accurate and the payoff goes through on the first try.

When the numbers are tight

If the rent does not reach 1.0x at the loan size you need, options include bringing cash to reduce the balance, a sub-1.0 DSCR program for strong borrowers, or waiting until rents are raised at lease renewal. We will show you the loan size the property supports.

Another path is a modest cash-in refinance: bring enough cash to reduce the balance so the ratio clears 1.0x. On a property you plan to hold for years, the lower long-term payment can be worth it.

Refinancing a seller-financed or private note

Some Wilmington rowhomes and conversions change hands with seller financing, especially among long-time local owners. Those notes often carry a balloon payment after a few years. A DSCR rate-and-term refinance can pay off the note, replace it with a 30-year loan and remove the balloon risk.

Bring the note, the payment history and the payoff figure from the seller. If the note was never recorded properly or the payment history is informal, your Delaware attorney may need extra time to clear title.

Refinancing several Wilmington rentals

Investors with five or more rentals, each 1-8 units, can refinance them together on a blanket portfolio loan, with one closing and one payment. Release provisions let you sell a property later without refinancing the rest.

A blanket loan also lets you replace several short-term loans at once, which simplifies bookkeeping and removes multiple maturity dates from your calendar.

Common questions

What is a rate-and-term refinance?

A new loan that pays off the existing loan and closing costs with little or no cash to you. It changes the payment and terms, not your equity.

Can I refinance out of hard money right after a rehab?

Often yes, once the work is done and units are leased. Rules vary by program, so ask about timing early.

How high can the LTV go?

Up to 80% LTV on some rate-and-term programs, sometimes lower on 5-8 unit buildings and larger loans.

Is there transfer tax on a Delaware refinance?

Generally no, since the title is not transferred. Confirm with your closing attorney.

What if one unit is vacant?

The appraiser can estimate market rent for a vacant unit, but leased units make the file stronger. Some programs use the lower of lease or market rent.

Can I refinance a property in my LLC?

Yes. LLC borrowers are standard.

Do you refinance rentals outside Wilmington?

Yes, throughout New Castle, Kent and Sussex counties.

Can I refinance out of seller financing?

Yes. A DSCR rate-and-term refinance can pay off a seller-held note, including one with a balloon payment coming due.
