Fix and Flip Line of Credit

Many flippers want a credit line they can draw on for every deal. Here is how often that exists in practice, and how active investors get most of the same speed without one.

In short: True revolving lines of credit for flips are uncommon, and LendingStreet does not offer one. We offer per-deal fix and flip loans: each property gets its own loan covering up to 90% of the purchase and up to 100% of the rehab, with closings in as little as 10 days. For repeat flippers, an established file and track record make each new loan faster, so the experience can feel close to drawing on a line. A line may make sense for some investors, but per-deal loans usually offer higher leverage and fund the rehab too.

Why revolving lines for flips are rare

A revolving line lets you borrow, repay and borrow again up to a limit. For a lender, that means committing capital before seeing the properties it will fund. Flips are short, property-specific projects, so most lenders prefer to underwrite each deal.

When flip lines do exist, they are often secured by other assets, such as equity in rentals you already own, or require a long track record and significant liquidity. Limits may be lower than the combined loans you could get deal by deal.

What LendingStreet offers instead

We finance flips one property at a time. Each loan is secured by the property being renovated and is sized on its purchase price, rehab budget and after-repair value.

That structure lets each loan include rehab funds paid in draws, which most credit lines do not. Loans run from $150K to $5M+, with terms typically 12 to 18 months and rates from 9.99% for qualified borrowers.

How repeat flippers get line-like speed

The slow part of a first loan is usually setting up the borrower: entity documents, track record, credit and bank statements. Once that is on file, later deals focus mainly on the property.

Investors who flip regularly can keep things moving by staying ready between deals.

Running several projects at once

Active flippers often have two or three projects under renovation at the same time. With per-deal loans, each project has its own loan, budget and draw schedule, which keeps one delayed job from tying up money for the others.

Lenders will look at your total exposure and liquidity across open projects, so plan reserves for each one.

Example: three concurrent flips with per-deal loans

This example is illustrative and not a quote. An investor has three flips under contract, each financed at 90% of purchase and 100% of rehab, and each within the ARV limits.

Total loans come to $832,000 across the three properties. The investor brings $73,000 in down payments, plus closing costs and working cash for each project's first draw.

House B$240,000$60,000$276,000$24,000
House C$310,000$75,000$354,000$31,000

When a line of credit makes sense vs. per-deal loans

A line can be useful for small purchases, earnest money or short gaps between deals, especially if it is secured by equity you already have. It may be less useful as the main funding for a full flip.

Per-deal loans usually fit better when you want high leverage, need rehab funds included or are buying properties of $150K and up.

What to have ready

Send your entity documents, track record with settlement statements, current bank statements and estimated credit score so your file is ready before the next contract. For each deal, add the purchase contract, rehab budget and ARV estimate.

Our financing team reviews each scenario and comes back with 2–3 options. Once you are set up, new deals can move quickly.

Common questions

Does LendingStreet offer a fix and flip line of credit?

No. We offer per-deal fix and flip loans. Each property gets its own loan, and repeat borrowers benefit from a faster process on later deals.

Can I get pre-approved for multiple flips?

You can get pre-qualified based on your experience, credit and liquidity, so you know your likely leverage before making offers. Each property is still approved on its own.

Can I have more than one fix and flip loan at a time?

Yes, many investors do. We look at your experience and reserves across all open projects.

Is a HELOC a good way to fund flips?

Some investors use one for down payments or small costs. It depends on your situation. A HELOC on your home is a consumer product we do not offer.

How fast can a repeat borrower close?

We can close in as little as 10 days. Repeat borrowers with documents on file are often in the best position to close quickly.

Can I put several flips into one loan?

Flips are usually financed one property at a time. For rentals, a blanket portfolio loan can combine five or more properties.
