Fix and Flip Loans for Baton Rouge Rehabs

A Baton Rouge flip is usually won or lost on what is under the floor and behind the walls: slab moisture in a 1970s ranch, termite damage in a pier-and-beam cottage, or a flood-zone rule that caps how much you can spend before the house has to be elevated.

In short: LendingStreet finances Baton Rouge fix and flip projects on 1-8 unit investment properties from $150,000 to $5M+. Depending on the program, loans cover up to 90% of total cost and up to 100% of the rehab budget, close in as little as 10 days and are short-term and interest-only. You exit by selling or by refinancing into a long-term DSCR rental loan.

The houses Baton Rouge flippers buy

The bread-and-butter flip is a three-bedroom brick ranch from the 1960s to 1980s in Broadmoor, Sherwood Forest, Westminster or Villa del Rey. These homes have good bones, but often need roofs, HVAC, cast iron drain lines, kitchens and baths, and sometimes foundation work.

In Mid City, the Garden District and Bernard Terrace, older wood-frame cottages on piers sell well once restored, but they carry more surprises: knob-and-tube wiring, sagging sills, termite damage and additions built without permits. In Denham Springs and parts of Central, many homes were gutted after 2016, and the quality of that rebuild varies a lot.

The flood-zone 50% rule

In a mapped special flood hazard area, local floodplain rules based on the National Flood Insurance Program generally treat work costing 50% or more of the structure's market value as a substantial improvement. When that threshold is crossed, the building usually has to be brought up to current flood standards, which can mean elevation.

For a flipper, that means your scope can trigger a much bigger project than you priced. Before you bid, check the flood zone, ask the permit office how they measure the 50%, and keep the scope and the structure value documented. This one rule kills more Baton Rouge flip budgets than any finish selection.

Budget lines that run over here

Plan for the items that are common in south Louisiana housing and often missing from a quick walk-through estimate.

Get bids from contractors who work in the parish regularly. They know what the inspectors flag, which subcontractors show up, and how long materials take to arrive after a storm season.

Worked example: a Broadmoor brick ranch flip

This example is illustrative and not a quote. An investor buys a Broadmoor ranch for $150,000 with a $65,000 rehab budget, for a total cost of $215,000. Recent sales of renovated comparable homes support an after-repair value of $265,000.

At 90% of cost, the loan is $193,500, covering all $65,000 of rehab through draws and $128,500 of the purchase. The investor brings $21,500 plus closing costs of about $4,500. Estimated interest carry over 6 months, assuming the full balance is drawn, is about $10,642. After selling costs of about $18,550, the projected profit is about $16,308.

How rehab draws work

Rehab funds are not handed over at closing. You pay for a phase of work, an inspector confirms it, and that portion of the budget is released. Lining up your scope with how your contractor bills keeps cash flowing.

In East Baton Rouge Parish, permits run through the city-parish permit office, and Ascension and Livingston parishes have their own. A permit that is open or flagged for floodplain review can hold up a final inspection and the last draw, so start that conversation early.

Selling or keeping it

Baton Rouge has a strong rental base, so many flips become rentals when the resale numbers soften. If you hold, refinance into a DSCR loan that qualifies on the lease, not your income. Our Baton Rouge rate-and-term refinance page walks through paying off the rehab loan.

If you sell, Louisiana closings are completed by an act of sale before a notary. Have your title company check for unreleased liens, succession issues on inherited homes and any open permits well ahead of the sale.

Experience and what we look at

First-time flippers can qualify, but leverage usually improves with a record of completed projects. We look at your scope of work, contractor, timeline, comparable sales and your plan B if the house does not sell quickly. Never assume the 90% figure applies to every deal; the final number depends on the program and the file.

Supporting the after-repair value

Leverage on a flip is tied to cost, but the deal only works if the after-repair value holds up. In Baton Rouge that means choosing comparable sales carefully. A renovated ranch in Broadmoor should be compared with renovated ranch homes nearby, not with a newer house across Airline Highway or a flooded home sold as-is.

Flood history also affects buyers. Homes that took water in 2016 and were fully rebuilt can sell well, but some buyers and their lenders ask for elevation certificates and insurance quotes first. Have those ready for the listing, and price the house with that conversation in mind.

Common questions

How much of a Baton Rouge flip can you finance?

Up to 90% of total cost and up to 100% of rehab on some programs. The final leverage depends on your experience, the property and the after-repair value.

What is the substantial improvement rule?

In mapped flood zones, work costing 50% or more of the structure's value generally requires bringing the building up to current flood standards, which can mean elevating it. Check before you set your scope.

How fast can you close?

In as little as 10 days when the title work, insurance and documents are ready.

Do you finance flips in Denham Springs and Prairieville?

Yes. We lend across East Baton Rouge, Livingston, Ascension and West Baton Rouge parishes.

Can I flip a home that flooded in 2016?

Yes, if the scope and value make sense. Expect closer review of the prior repairs, mold, elevation and insurance availability.

Can I keep the house as a rental instead of selling?

Yes. You can refinance into a DSCR loan that qualifies on the property's rent.

Do you lend on 2-4 unit flips?

Yes. Fix and flip loans cover 1-8 unit residential investment properties.

Do you finance the purchase and the rehab together?

Yes. On most flips, part of the purchase is funded at closing and the rehab budget is held back and released in draws as work is completed and inspected.
