Fix and Flip Loans for Kansas City, Kansas Rehabs

A KCK flip is usually a hundred-year-old frame house bought for well under the metro median, with a scope that starts at the foundation and ends with paint. The financing has to fund both the purchase and the work, and it has to close before the next investor does.

In short: LendingStreet funds fix and flip loans on 1-8 unit investor properties in Kansas City, Kansas from $150,000 to $5M+. Programs lend up to 90% of total cost and up to 100% of the rehab budget on some programs, can close in as little as 10 days, and are short-term and interest-only. You exit by selling the home or refinancing into a DSCR rental loan.

What KCK flips look like

The flip inventory in Kansas City, Kansas is dominated by early twentieth century houses: two-story frame homes in Strawberry Hill and the blocks near downtown, bungalows in Argentine and Rosedale, and some brick homes in Westheight Manor and the older parts of the Wyandotte neighborhood. In Turner and parts of western KCK, post-war ranches offer a simpler, cosmetic scope.

Buyers for finished homes include first-time purchasers priced out of Johnson County, KU Medical Center staff and workers at the Fairfax industrial district. That buyer pool is price-sensitive, so the after-repair value has to be grounded in real sales, not hopes.

Scopes that come up again and again

Older KCK houses tend to need the same short list of big-ticket items. Build them into the budget from day one rather than finding them after closing.

Worked example: an Argentine bungalow

This example is illustrative and not a quote. An investor buys a two-bedroom Argentine bungalow for $120,000 with a $60,000 scope covering a new roof, electrical update, kitchen, bath and foundation drainage. Comparable renovated sales support an after-repair value of $255,000.

Total cost is $180,000. At 90% of cost the loan is $162,000, with the full rehab funded through draws and the investor bringing $18,000 plus closing costs. Six months of estimated interest-only payments come to about $8,505. After about $15,300 in selling costs and $3,000 in purchase closing costs, the estimated profit is about $48,195.

How draws work on a KCK rehab

Rehab money is not handed over at closing. You submit a line-item budget, complete a phase of work, and request a draw; an inspector confirms the work and funds are released. Front-load the jobs that unlock the rest of the house, such as foundation, roof and rough electrical, so your early draws match your biggest bills.

A realistic schedule matters in this market. Permit reviews, a busy roofer in hail season or a surprise at the sewer lateral can add weeks, and every month adds interest. Pad the timeline and the budget.

Permits, the UG and resale

Structural, electrical, plumbing and mechanical work in Kansas City, Kansas generally needs permits through the Unified Government. Buyers' inspectors and appraisers notice unpermitted work, and it can stall a sale. If the home will be rented rather than sold, the UG rental licensing program may also require an inspection, so build to that standard.

Kansas does not charge a state real estate transfer tax, which helps on both ends of a flip. Title, recording and commission costs still apply; get a figure from your title company.

Resale or refinance: picking your exit

If the numbers on a sale are thin, many KCK investors keep the house as a rental. A finished three-bedroom in Rosedale or Turner can rent for enough to support a DSCR refinance, which pays off the flip loan and gives you a 30-year loan qualified on rent. Know which exit you want before closing; it changes how you finish the house and how long you can carry it.

Kansas is a non-disclosure state, so the appraiser for either exit will lean on MLS sales. List your comps and keep receipts to support the value.

Pricing the after-repair value in Wyandotte County

The biggest mistake on KCK flips is borrowing a Johnson County price for a Wyandotte County house. A renovated bungalow in Argentine and one in Roeland Park may look alike in photos, but they sell to different buyers at different prices, and the school district and tax bill travel with the address. Build your ARV from renovated sales inside the same neighborhood, ideally within the last six months, and adjust for lot, garage and basement differences.

Watch the price band that buyers in each area can afford. Many KCK buyers use FHA or other low down payment financing, and their appraisers and inspectors will flag peeling paint, missing handrails and roof wear. Finishing to that standard protects the sale. If the comps are thin, plan a rental exit as a backup before you close.
