Newark's flip market runs on two- and three-family frame houses close to New York commuter lines, and selling one means handling New Jersey's resale certificates, lead rules for rentals and the city's rent control ordinance.
In short: LendingStreet finances fix and flip projects in Newark and across Essex County on 1 to 8 unit investor properties, from $150,000 to $5M+. On some programs we cover up to 90% of total cost and up to 100% of the rehab, close in as little as 10 days and keep payments interest-only. In Newark, plan early for resale certificates, lead requirements, rent control and New Jersey's transfer fees.
The Ironbound in the East Ward has dense two- and three-family homes near Newark Penn Station and draws strong buyer and renter demand. The North Ward, including Forest Hill and Roseville, has larger Victorian homes and multi-families, while Vailsburg in the West Ward and Weequahic in the South Ward offer two-families and singles at lower prices.
Nearby, East Orange, Orange, Irvington, Bloomfield and Belleville have similar two- and three-family stock with commuter access, and Elizabeth in Union County is another active market.
| Area | Typical housing | Common rehab scope |
|---|---|---|
| Ironbound (East Ward) | Two- and three-family frame homes | Full renovations, systems, egress |
| Forest Hill, Roseville (North Ward) | Victorians and multi-families | Systems, structure, period updates |
| Vailsburg, Weequahic | Two-families and singles | Kitchens, baths, roofs, heating |
| East Orange, Irvington, Bloomfield | Older two- and three-families | Systems, lead work, cosmetic updates |
Most of Newark's investor housing was built before 1950, so lead paint, old heating systems, aging electrical and outdated plumbing are standard. Multi-family homes need fire separation, smoke and carbon monoxide alarms and safe egress for each unit.
Basements in older homes can take on water, and Newark has worked to replace lead water service lines across the city, so ask about the line serving any property you buy.
LendingStreet fix and flip loans run from $150,000 to $5M+ on 1 to 8 unit investor properties. On some programs the loan covers up to 90% of total cost (LTC) and up to 100% of the rehab budget, and a complete file can close in as little as 10 days.
Payments are interest-only over a short term. The rehab portion is held back at closing and released in draws as work is completed and inspected, so your contractor schedule and your draw requests should line up. Our investor loans are business-purpose loans on non-owner-occupied property.
This example is illustrative and not a quote. An investor buys a vacant two-family in Vailsburg that needs two kitchens, two baths, new heating, electrical updates, lead work and a roof. The purchase price is $380,000, the rehab budget is $95,000 and the after-repair value, based on renovated sales nearby, is $595,000.
At 90% of the purchase price plus 100% of the rehab, the loan is $437,000, about 73% of the after-repair value. The estimated monthly interest-only payment on the full loan is about $3,824, and the plan is a 6-month hold. For simplicity the example assumes the full loan amount accrues interest for the whole hold.
After an estimated 7% in selling costs, the projected profit is about $39,608 on roughly $76,742 of cash invested. If the sale takes three months longer than planned, added interest and carrying costs of about $14,621 would cut the profit to about $24,986, which is why a realistic timeline matters as much as the rehab number.
| Item | Amount |
|---|---|
| Purchase price | $380,000 |
| Rehab budget | $95,000 |
| Loan (90% of price + 100% of rehab) | $437,000 |
| Estimated monthly interest-only payment | $3,824 |
| Interest over 6 months | $22,942 |
| Taxes, insurance and utilities | $6,300 ($1,050 a month) |
| Buy-side closing costs (estimate) | $9,500 |
| Selling costs (about 7%) | $41,650 |
| Sale at after-repair value | $595,000 |
| Estimated profit | $39,608 |
| Cash invested (down payment, closing, carry) | $76,742 |
New Jersey requires a certificate of smoke alarm, carbon monoxide alarm and fire extinguisher compliance before a home is sold, and many municipalities require a resale certificate of occupancy or similar inspection. Check Newark's requirements for the property type early in the project.
Newark has a rent control ordinance, so if you plan to keep a multi-family as a rental, check whether it applies. New Jersey also requires lead-based paint inspections in many pre-1978 rental units, and landlords must register rental properties under state law.
New Jersey charges a realty transfer fee on sales, and higher-priced sales carry an additional fee. Who pays and how much changed in 2025, so confirm the current rules with your title company for both your purchase and your resale.
Property taxes in New Jersey are among the highest in the country. Get the current tax bill and ask the Newark tax assessor about the assessment before you buy, and carry the full amount in your holding costs.
For statewide program details, see our New Jersey fix and flip loan page.
Every flip loan needs a clear exit. Most investors sell the renovated property and repay the loan from the proceeds. The other route is to keep it as a rental and refinance into a long-term DSCR loan, which qualifies on the property's rent instead of your personal income.
Two-families near commuter lines rent well, so many investors refinance into a DSCR loan qualified on both units, after checking rent control and lead rules. See the local DSCR loan page for the details.
A complete file gets a faster, clearer answer. Have these ready when you reach out.
