Fix and Flip Loans for Portland, Maine Investors

Flipping in Portland means working on old houses in a short building season. The best margins tend to come from capes, bungalows and two-families off the peninsula that need heat, wiring and kitchens, and the biggest risk is a winter that stretches your timeline.

In short: LendingStreet makes fix and flip loans on 1-8 unit investment properties in greater Portland, Maine from $150,000 to $5M+. Programs go up to 90% of total cost and up to 100% of rehab on some programs, with interest-only short terms and closings in as little as 10 days. You exit by selling or refinancing into a DSCR loan.

Where Portland flips tend to work

Peninsula buildings rarely trade cheaply enough to flip, so most rehab activity happens in Deering, East Deering, Rosemont, Libbytown and Riverton, and in Westbrook, South Portland, Gorham and Windham. Biddeford and Saco offer older homes at lower entry prices with a growing buyer pool.

Typical projects are 1940s-1960s capes that need a full refresh, older two-families that sell well to buyers who want rental income, and dated ranches in the suburbs.

Margins in greater Portland usually come from the gap between a tired, oil-heated house and a fully updated one with heat pumps, new windows and a modern kitchen. Buyers here pay up for energy efficiency because heating seasons are long, so efficiency work often shows up directly in the resale price.

How the loan is sized

A flip loan is sized on loan-to-cost: purchase price plus rehab budget. On some programs we fund up to 90% of total cost and up to 100% of the rehab budget, released in draws after inspections. The after-repair value (ARV) from the appraisal also caps the loan, so your scope and comparable sales need to support the resale price.

Payments are interest-only on the amount drawn, which keeps carrying costs lower while the house is torn up.

Your experience matters to leverage. An investor with several completed flips usually gets closer to program maximums than a first-time flipper, who may be asked for more cash in the deal or for a contractor with a documented track record. Either way, a line-item scope of work and a realistic budget make the review faster.

Worked example: an East Deering cape

This example is illustrative and not a quote. An investor buys a cape for $385,000 with a $95,000 rehab budget covering a new heating system, electrical updates, a kitchen, a bath and lead-safe paint work. Total cost is $480,000 and the ARV is $560,000.

The loan covers 85% of the purchase ($327,250) plus the full rehab, for $422,250, or about 88% of cost. The investor brings about $57,750 plus closing costs. Fully drawn, estimated interest-only payments are about $3,695 a month. Over a 7-month project, interest is about $25,863.

ItemAmount
Purchase plus rehab$480,000
Loan amount$422,250
Cash from investor (before closing costs)$57,750

Selling costs at about 7% of ARV$39,200
Estimated profit before closing costs$10,387

Old-house surprises to budget for

Portland-area housing is old, and the budget items that blow up most often are predictable.

Add a contingency of 10% to 15% of the rehab budget for an older Maine house. Contingency is not wasted money; it keeps a surprise in the basement from stalling the project while you wait on more cash, and it makes the draw schedule easier to follow.

Timing around Maine winters

Exterior work, roofing, foundation repair and site drainage are much harder from December through March, and the spring market is usually when listings sell fastest. Many investors buy in late summer or fall, finish interior work over the winter and list in spring. Build at least a month of weather cushion into your schedule and loan term.

Permits and city inspections

Portland, South Portland and Westbrook each run their own permitting offices. Electrical, plumbing and structural work need permits, and changes to unit count, egress or parking can trigger zoning review. Pull permits before the first draw request so inspections line up with your draw schedule.

Lead-safe work rules apply to renovation in pre-1978 housing, and contractors doing that work generally need the right certification. Hiring certified trades protects your schedule as much as your buyers, because a stop-work order in the middle of a project is expensive.

Exit plans: sell or keep as a rental

Most Portland flips sell to owner-occupant buyers. Two-families can go either way: sell to a buyer who wants rental income or keep the property and refinance into a DSCR loan once it is leased. If you plan to keep it, check whether Portland rent stabilization covers the units before you set rents.

Either way, decide before you finalize the scope, since rental-grade and resale-grade finishes differ.

Comparable sales and the ARV

Your after-repair value has to be backed by sales of similar renovated homes nearby. In Portland, a renovated cape in Deering is compared with other renovated capes in Deering and Back Cove, not with a peninsula condo. In Westbrook, Gorham and Windham, the comparable pool is often newer construction, which can make an old house look worse on paper unless your finishes and systems truly compete.

Pull three to five recent sales of finished homes within a mile when you can, note their square footage, bedroom count and condition, and share them with your loan request. Strong comparables shorten review and support the loan amount.

Common questions

How much of a Portland flip can you finance?

Up to 90% of total cost and up to 100% of rehab on some programs, subject to the after-repair value and your experience.

How fast can a flip loan close?

In as little as 10 days with a complete file, clear title and a scheduled valuation.

Do I need flipping experience?

Experience helps leverage and pricing. Newer investors can still qualify, often with a lower loan-to-cost and a contractor with a track record.

How are rehab funds released?

Through draws. You complete work, request a draw, an inspector confirms the progress and funds are released for completed items.

Can I flip a two-family in Portland?

Yes. Our fix and flip programs cover 1-8 unit residential investment property.

What if winter delays my project?

Ask about extension options at the start, and build weather time into your schedule so the term fits the real timeline.

Can I refinance instead of selling?

Yes. Once the property is finished and leased, you can refinance into a 30-year DSCR loan that qualifies on rent.

Can I put heat pumps and insulation into the rehab budget?

Yes. Energy work is a normal rehab line item, and it often supports a higher resale price in a cold-climate market like Portland.
