Fix and Flip Loans for Topeka Rehab Projects

Flipping in Topeka is a margin game. Purchase prices are low, but so are many resale values, and in some east and central neighborhoods a finished house sells for little more than the cost of buying and renovating it. The flips that work tend to be in areas where renovated homes command a real premium, and they are run on tight budgets and short timelines.

In short: LendingStreet funds Topeka fix and flip projects on 1-8 unit investment properties from $150,000 to $5M+. On some programs we lend up to 90% of total cost and up to 100% of the rehab budget, and we can close in as little as 10 days. Loans are interest-only for a short term, and you exit by selling or refinancing into a DSCR rental loan.

Where Topeka flips pencil out

Renovated homes in southwest Topeka, Westboro, College Hill and the newer parts of the Wanamaker corridor sell to buyers who work for the state, Stormont Vail, the University of Kansas Health System's St. Francis campus, Washburn University and the area's manufacturers. Those buyers will pay for updated kitchens, baths and mechanicals, and resale values there support a meaningful rehab budget.

In parts of central and east Topeka, finished values may not leave much room after purchase, rehab, interest and selling costs. Investors in those areas often renovate to rent instead of to sell. The outlying towns, including Auburn, Silver Lake and Rossville, can work well for flips because their school districts draw families.

Know your buyer before you set the scope. A first-time buyer in central Topeka is focused on the monthly payment and a clean inspection, while a move-up buyer in southwest Topeka expects finishes that compete with newer homes. Over-improving for the neighborhood is one of the most common ways Topeka flips lose money.

Sizing a Topeka flip loan

We look at purchase price, rehab budget and after-repair value together. Some programs lend up to 90% of total cost and fund up to 100% of the rehab through draws, paid after each phase is inspected. Experienced flippers usually get the higher leverage, and first-time flippers may need more cash in.

Because Topeka purchase prices are low, the $150,000 loan minimum matters. A flip with a modest purchase price and a solid rehab budget often clears it, while a very cheap house with a light cosmetic scope may not.

Write the scope so an inspector can verify each item. Specific lines such as 'replace roof with impact-resistant shingles' or 'install new 3-ton condenser and coil' make draws faster than vague entries.

Worked example: a southwest Topeka split-level

This example is illustrative and not a quote. An investor buys a dated three-bedroom split-level in southwest Topeka for $150,000. The $50,000 rehab covers a new roof, kitchen, two bathrooms, flooring, paint and a new air conditioner. Renovated sales nearby support an after-repair value of $258,000.

The loan covers 85% of the purchase ($127,500) and 100% of the rehab, for $177,500, about 89% of the $200,000 total cost. Five months of interest runs about $7,766. With purchase closing costs of about $3,000, holding costs of about $1,375 and selling costs of about $18,060, the projected profit is about $27,799 on about $34,641 of the investor's cash.

Roofs, foundations and other Topeka surprises

Hail is a constant in northeast Kansas, and many houses have roofs that were patched rather than replaced after storms. Buyers' inspectors and insurers will flag an old or damaged roof, so budget for it. Expansive clay soils in parts of the region can crack foundations and slabs, and basements in older central Topeka homes can leak.

Older houses may also have outdated wiring, galvanized plumbing and clay sewer lines. Lead paint is likely in anything built before 1978, and federal rules require certified contractors for work that disturbs it. A sewer scope and a foundation check before closing are inexpensive insurance against a blown budget.

Permits and inspections

The City of Topeka requires permits for structural, electrical, plumbing and mechanical work, and inspections follow. Smaller towns and unincorporated Shawnee County have their own processes. Draws usually line up with completed, inspected work, so schedule inspections promptly to keep money flowing.

Budget time as carefully as money. Permit review, contractor schedules after a big hailstorm, when roofers are booked for weeks, and material delays can stretch a four-month flip to six, and each extra month adds interest and holding costs.

Timing the sale

Buyer traffic in Topeka rises in spring and summer, when families want to move between school years. Many flippers buy in fall or winter, renovate indoors and list in spring. State government hiring cycles and the legislative session also bring some movement into the market early in the year.

Price the finished house against renovated sales in the same school district, not the citywide average. A house in the Washburn Rural district and a house in a Topeka Public Schools neighborhood can sell for very different amounts.

Refinancing instead of selling

If the resale margin shrinks, holding may be the better plan. Topeka rents are strong relative to prices, and a renovated house can refinance into a DSCR loan once it is leased. Renovate to a standard that will pass any city code inspection and lease quickly. Cash-out seasoning varies by program, so plan the timing.
