Fix and Flip Loans for Worcester Rehabs

A Worcester flip lives or dies on three things you can see from the curb and three you cannot: the roof, the porches and the siding, and then the wiring, the lead paint and the heating plant.

In short: LendingStreet funds Worcester fix and flip projects on 1-8 unit properties from $150,000 to $5M+, with up to 90% of the purchase cost and up to 100% of the rehab budget on some programs. Loans are short-term and interest-only, can close in as little as 10 days, and exit through a sale or a refinance into a DSCR rental loan.

What Worcester flips usually look like

The housing stock is old. Single-families in Tatnuck, Burncoat, Greendale and Quinsigamond Village often date from the 1920s through the 1960s, and many two- and three-families are older still. Flips here tend to be heavy on systems: knob-and-tube or undersized electrical service, oil heat conversions, original windows and tired porches.

The resale buyer is usually a first-time buyer priced out of the Boston suburbs or a local family moving up. That buyer wants updated kitchens and baths, but an inspector will also look hard at the roof, the boiler and the electrical panel, so budget for what the inspection will find.

Budget lines that surprise first-time Worcester flippers

Lead paint is the big one. Any rehab that disturbs paint in a pre-1978 home has to follow lead-safe work practices, and contractors need the right certifications. If the buyer will be a landlord, deleading to a compliance letter can add value at sale.

Permits and contractors in Worcester

Structural, electrical, plumbing and mechanical work needs permits from the city's Inspectional Services, and the final sign-offs need to be in place before the house can sell cleanly. Massachusetts requires a Construction Supervisor License for much structural work, so confirm your general contractor holds one and that subcontractors are licensed in their trades.

Build inspection time into your schedule. Delays in permit sign-offs cost you interest every month the loan stays open.

Worked example: a Burncoat single-family

This example is illustrative and not a quote. An investor buys a dated single-family in Burncoat for $335,000 with a $95,000 rehab budget and an expected after-repair value of $525,000.

The loan covers 90% of the purchase and 100% of the rehab, for a total of $396,500, about 76% of after-repair value. Estimated interest-only payments are about $3,469 a month, or about $20,816 over a 6-month hold.

At sale, assuming selling costs of about $26,250 and the seller-paid Massachusetts deed excise of about $2,394, plus $9,000 in closing costs and the $33,500 down payment, the estimated profit before taxes is about $36,540.

Timing a flip around New England weather

Exterior work like roofing, siding and porch framing is easier from spring through fall. A project bought in November may sit through months of interior-only work before the outside can be finished. Plan the scope so the house can list during a strong season, and size your hold period realistically.

Spring listings tend to draw the most buyers, so many Worcester flippers try to buy in late summer or fall, work through winter on interiors and list once the exterior is done.

When the flip becomes a rental

If the sale market softens, or the numbers work better as a hold, you can refinance into a DSCR rental loan instead of selling. On a two- or three-family, that is often the stronger exit, since the combined rent can carry a long-term loan.

See our Worcester rate-and-term refinance page for how that payoff works.

How draws work on a Worcester rehab

The purchase portion funds at closing. The rehab budget is held back and released in draws as work is completed and inspected. Keep receipts and photos organized, and front the first phase of work from your own funds so you are not waiting on a draw to start.

A typical Worcester schedule might run demolition and rough framing first, then electrical, plumbing and heating rough-ins with their permit inspections, then insulation, drywall, kitchens and baths, and finally exterior and punch list. Line your draw requests up with the city's inspection stages so each release follows naturally from a passed inspection.

Pricing the after-repair value

After-repair value is the number the whole loan is built around, so ground it in closed sales, not list prices. In Worcester, values can change sharply from one street to the next, and a renovated single-family on the West Side will not sell like the same house a mile east. Pull renovated sales from the last six months within the same neighborhood, with similar square footage, bedroom count, parking and lot size.

Be careful with two- and three-family comps. Buyers of those buildings, whether investors or future landlords, price them partly on rent, so a renovated three-decker with separate utilities and new porches can sell well above one that only got cosmetic work. Show the appraiser your scope and finish level so the after-repair value reflects what you are actually building.

Common questions

How much of a Worcester flip can you fund?

Up to 90% of the purchase price and up to 100% of the rehab budget on some programs, subject to after-repair value and your experience.

How fast can you close?

In as little as 10 days with a complete file, which matters when competing for distressed listings.

Do you fund two- and three-family rehabs?

Yes. We fund rehabs on 1-8 unit residential properties, including three-deckers and small brick multis.

What happens if my contractor runs late?

Interest continues while the loan is open, so build cushion into your timeline. Talk to us early if the schedule slips.

Does lead paint stop a deal?

No, but it changes the budget. Use lead-safe contractors and price abatement into your rehab line.

Can I keep the house as a rental instead of selling?

Yes. Many investors refinance into a DSCR loan once the property is leased.

Do you fund flips in towns outside Worcester?

Yes. We fund 1-8 unit investor rehabs across Worcester County, including Shrewsbury, Auburn, Leicester, Millbury and the towns along Route 9. Homes on septic need a Title 5 inspection, which belongs in your budget and timeline.

Do I need flipping experience?

It helps with leverage and terms. First-time flippers should bring a detailed budget, realistic comparable sales and an experienced, licensed contractor who has completed similar Worcester rehabs.
